We dealt with Mike Vanderpool (MV) exclusivelly at Premium Construction (PC). Below is a list of my main complaints. 1. MV told us that he could re-stain the kitchen island and that it would be done before the floors were refinished. He also tore of gables that we did not want and left holes because they were not taken off carefully but said he would be able to patch/sand those so they would not be seen when refinished. Ultimately it turned out that the material that the cabinets were made from could not be re-stained. By the time we learned that, we had already installed a new quartz countertop on the island. Had I known in advance, I could have replaced the island cabinets while the counter-top was off. Instead, because of the cost and risk of breaking the new counter-top if it were removed, we had to tent and vent the kitchen (after all the other work was done) and have someone else come in and spray the cabinets. 2. When they were tearing boards off our deck, PC did not cover the pool and allowed nails to fall into and remain in the pool and hot tub which caused rust spots that we had to pay to remove. 3. PC Repaired a shower drain and floor that probably did not need repaired. There were water stains in the garage ceiling. Before tearing out the drywall we guessed that it was the shower above that area that was leaking. Ultimately, it turned out to be the toilet that was leaking. After cutting out the dry wall, PC never confirmed the source of the leak . I discovered that the leak still existed (after the shower work had been completed) during a trip down to check on the house. If I hadn't come down and tested the toilet, PC would have closed the ceiling without having fixed the leak. Further I spent about $2,000 fixing a shower floor that probably did not need to be repaired. 4. PC Did not install shampoo/soap niches in a new shower that was installed even though those items were specifically called for in the written contract. Now there is no way to install them without removing the newly installed tile, which is too expensive a project to undertake, so we will have to install surface mounted shelves which will look cheap and is not what we wanted. 5. PC did not measure carefully before installation of new vanity which resulted in a gap in the wood planking in front of the cabinet. He and his floor subcontractor claimed it was difficult to fix so I told him not to do it. Since I don't have the tools there to fix it myself, I found a retired electrician who fixed it perfectly in about an hour. 6. PC installed a back-splash on right hand wall in the laundry room where we did not ask for it to be installed. Compounding the mistake, the tile that we did not ask for or want was installed poorly because it extended beyond counter top rather than lining up with it. 7. We had wanted and discussed with MV having all the painting/carpentry/plumbing/electrical work done before the floors were refinished. Because it took so long to do the other work, we had to move forward with refinishing the floors even though much of the other work was not done. 8. Even though we had sent him a written list of the colors for all the rooms, the 2nd floor bedrooms and powder rooms were painted the wrong color. He did fix this at his expense but caused wasted time. 9. PC's time estimates kept moving. First we were told Thanksgiving, then Christmas then in early January I met with MV and was told he would have a crew in the next week and knock everything out. In late January when we came back down, there was very little progress. That is when I gave him a hard date and said whatever was done by then I would pay for and whatever was not done, he was not doing. 10. Clean up while work was going on was terrible. PC did virtually nothing to try and keep the dirt and dust levels down. They failed to cover things that should have been covered like new counter-tops in kitchen, new refrigerator, paper on floor etc. No real effort to contain/limit dust. When they pained the exterior of the house, they did not cover the pool equipment (which is close to one exterior wall) and so it is now all covered with over-spray from the painting. 11. Various of his subcontractors or vendors complained to us that MV was slow or did not respond to them.. 12. PC improperly installed a faucet in one of the bathrooms which eventually caused the faucet neck to blow off spraying water everywhere. 12. MV generally blamed his subcontractors or others as if he had no responsibility to oversee their work and make sure they were doing it correctly. There are other issues I could raise, but the above highlight some of the most frustrating issues.
