With all the talk lately about stucco homes and the problems they present we decided to see if we had something to worry about. We plan to downsize in the near future and our home is a huge junk of our retirement plan. We got a recommendation from a neighbor who had used this company. We called their office and the gentleman who answered the phone (on a Saturday) spent at least thirty minutes on the phone explaining the process. We made an appointment and Craig and his techs showed up on time. While some of the guys started working outside, Craig went over a lot of articles and diagrams of how stucco should be applied inside with us. They spent a considerable amount of time getting moisture readings behind the stucco. The infr red camera that Craig has actually looked inside the walls for moisture. Unfortunately, they did find problems. At least 25% of what they inspected has problems. They went into the basement and found wood that was not only wet, but was black and there was mold.
We received a very detailed report with all the information they had collected.

The owner of the company, Craig came out during the process and gave us a lot of tips on how to prevent mold and some really good ideas as to how to rebuild the basement. He pointed some things that they found that indicated we had some ground water coming into the basement. Certainly not something we wanted to hear, but the visible evidence was compelling. He's going to put together a quote to do the waterproofing work and to remodel the basement. I've always wanted another bathroom and I may get it.

Dennis came out and looked at what happened and gave us a price to remove the mold. We settled on a day to start and then had to cancel as my dad got sick. The girl in the office was very nice and Garey was very accommodating and even scheduled the crew to start on a Saturday to make it easier on us.
The crew that came out were very professional. The foreman Kevin introduced himself, went over the job with us and made sure he had a clear understanding of what we expected and what they planned to do. They took great care with a couple of antique pieces of furniture that my grandmother had given us. Everything that was damaged was removed and the place was spotless when they got done.

I do appreciate the fact that you returned my call today so that we could discuss where we failed you, if indeed we did. In your initial call to my office, you had expressed to my staff that you were interested in sampling for mold. While performing the assessment with a $20,000. thermal imager backed up with moisture meters I documented that the area was dry. When mold spores are deprived of moisture they no longer have the ability to produce toxic by-products, although they’re still allergenic. We determined that the areas with visible water damage and mold growth were so obvious, that sampling would have been a blatant waste of your money. This logic is based upon EPA recommendations that if there is visible mold growth there is no need to sample. I gave you instructions on how to open the wall up while protecting your contractor in an effort to Save you money. I told you that you could take digital photos of the areas opened up and I would stay with you through this process. We are renovating an historic 8,000 sf carriage house in Haverford, PA. When the property is completed we will put the house up for sale for $3.3 million. It is a Tudor style architecture with the typical stucco and board construction. We want to be certain that when we sell the house the stucco is okay. When it comes to stucco, you have to know how good your stucco is because buyers and their agents want to know and will often require a stucco inspection. If you've already had one done, the buyer may very well insist on using someone else. So we wanted our inspector to be good. He was early for the appointment, nicely dressed, well spoken and took a good 45 minutes to explain our stucco situation to us. We were lucky, there was nothing at all wrong with our stucco. Because he was able to determine that relatively quickly, he said there was no charge.

"I'm always a bit sad when we have the occasional dissatisfied customer, especially when we have a satisfaction guarantee that we will re-perform any assessment without additional charge if a client isn't satisfied. I do recall the situation with the cathedral ceiling in your bedroom. There are three ways that I would check to see if what was on your ceiling was dust or mold. First, we would use a thermal imager to see if has a temperature anomaly that would indicate moisture, we couldn't because the heat from the track lighting obstructed any readings. Second, we would utilize a moisture meter to see if the area was wet and third, we would visually look at it up close and consider taking a sample. Two and three were prohibitive because this area was about 12' high. All my consultants including myself carry, 4', 6' and 9' ladders for indoor air quality assessments and obviously these wouldn't work. With all that being said, I should have done a better job.In hindsight I could have come back when the lights were off for a couple of hours and used a thermal imager to see if it was wet. I believe we talked about bringing in a 24' ladder, but I was concerned about banging walls bringing it in. I'm not sure what happened when you called in, our ACT database doesn't have any record of calls other then your initial, but that doesn't mean you didn't. We hired them to do a whole house evaluation and give an after-the-fact
second opinion. They freely spoke about what they felt the other company did
right and what Advanced Mold might have done differently without a suggestion
of ripping the competition. These guys
are more than mold people. They look at
themselves as more like building scientists.
They have an impressive client listand gave us a good information
packet. They used some of the latest
technology to find air leaks, moisture behind walls etc. These are the people that teach other mold
removal services. The president
answered my questions by phone even though he had quite the busy schedule. Some of the questions involved
rebuilding?building codes vs the latest theories in the very fluid mold

Because of the extent of the problem, the remediation lasted about 2 weeks. I saw Craig on a daily basis as he checked in on the progress of the work. He kept a close eye on all the activity. His staff were wonderful, polite and respectful of my home and understanding of the disruption the work caused and doing their utmost to be as unobtrusive as possible. Craig also took the time to explain the process in detail and answer my many questions. The remediation was not a pleasant experience by any means but Craig and his employees made it as smooth as possible. Honestly, I have never worked with a contractor that was so good.
I am grateful that I used AMD for my mold remediation and I want to thank Craig and his staff for the wonderful service that I received on my home. The care that they took with my personal belongings, regardless of their value, as well as the knowledge and expertise that they were able to provide throughout the process truly made me feel confident and at ease with the work being done on my home. Not only did they do a fantastic job of getting rid of the mold in my home, but Craig provided me with tons of advice on how to prevent a recurrence of the problem. Professionals get to the job at hand and then issue a detailed report without a lot of stories and narrative including negative judgements of other inspectors/remediators. This provider did not work in this manner.
I think the stucco remediation business is booming and is being fed by such inspectors who will almost always recommend complete stripping and replacement of your stucco. If you have stucco and live in the NE, its almost a forgone conclusion that an inspector will find problems - the only real solution to which is complete removal and replacement of your stucco.
They will cite the various construction flaws. Does anyone really believe that their house will pass all building codes? Come on. I am an engineer and know that construction of anything ALWAYS involves compromise. Stucco is just a bad technique due to the ease with which water can get trapped behind the stucco, even if all steps are followed properly. If you're building a house, do not use stucco. If you have a stucco house, well, hope for the best but sooner or later you're going to have water intrusion and you're going to need to get it fixed.
Save yourself the $200/hr that these guys charge and do the following:
Buy a moisture meter and check the moisture level of the wood in your basement, where the plywood or particle board (pressboard?) meets the foundation. If the moisture levels are high (above 15%) or you see mold, you have water intrusion and will need to fix the problem, which in many cases will be water leakage near a window.
IMHO, do not spend the additional $2500 for the "thorough" inspection that involves drilling holes in your stucco to look for signs of water intrusion. If water is trapped behind your stucco, it will seep into the wood cladding and eventually reach the lowest point - the basement, or it may seep into your home through the drywall.

The story begins last year. After witnessing my neighbors trying to address issues with water penetration into their homes, I started to become concerned about what might be happening behind our stucco.
My due diligence in finding a company suited to deal with my specific issues lead me to Advanced Stucco Inspections. I telephoned them and arranged for an inspection. Craig Camel came out and cited numerous deficiencies in how our stucco was applied. He was able to test some wood under our stucco, from the basement. Our test showed that we had moisture. The tested wood was wet. That test along with Craig's comprehensive assessment was enough of an indication to me that my stucco had failed and was in need of removal. I must say that I was impressed with Craig's knowledge of stucco and stucco homes. It was obvious very early in the process that he is passionate about what he does and that he empathizes with homeowners like me who are left holding the proverbial "short end of the stick".
After several months of wrestling with the decision of whether or not to spend a lot of money to fix what the builder did wrong, we pulled the trigger. We went with Craig despite obtaining other estimates that were less money. It was always apparent that Craig felt we shouldn't have to go through this process on a 13 year old home.
We were shocked at the amount of damage that was present once they removed the stucco. Craig did an excellent job keeping us informed every step of the way. There were many obstacles that presented themselves throughout this process and Craig had a solution for every one of them.
As I write this, I am watching the shutters go back on, the flower beds being cleaned and the final touches being put on our brand new home that is sure to be the envy of our neighbors.
