We are a Certified Residential Management Company with a Master Property Manager on staff. Although at one timewe managed our property ourselves , and could do it now, we find that professional management is more cost effective for us. Getting a fair rent, locating and screening tenants reduces lost rent for us. And to have avoided a costly mistake we made one time, when acting in good faith but not being familiar with the rental laws, would have saved us well over a year's worth of property management fees. Description of Work: Sue Shimada, Property Manager has managed our rental house for fifteen years. Her services include recommending rents based on her thorough knowledge of the rental market, finding and screening tenants, arranging leases, collecting and remitting rents, taking care of repairs and maintenance, providing regular inspections, and advising us on rental laws.

They wanted too much control over my property and were unable to answer many "normal" questions during the interview. Didn't seem up to date on rules and regulations regarding rental properties.

We looked at several apartment complexes in the Bethany area. Some were out of our price range while others weren't maintained as well as we would like. We finally found the ad for the condo unit in Bethany Village. We contacted Mainlander to view the unit. It was a nice unit, and Mainlander cleaned up (new paint too) the place before we moved in. However, it does have its issues. Mainlander was upfront with the information regarding the litigation between the HOA and the builder. They asked us if we still wanted to rent the unit. The issue was mostly exterior, and we knew we would only stay for 12 - 18 months. The whole process went quite smoothly with the usual background check and paperwork. The maintenance crew was responsive and fixed the balcony screen door and dishwasher. Mainlander also replaced the microwave with a new one because the magnetron died. I wished our unit had a washer/dryer set. It wasn't really Mainlander's fault since it was a foreclosed unit, and I'm sure the bank said no.
Description of Work: Mainlander managed the condo unit that we rented for one year.

They inspected the property for $200.00 a year. When I sold it in April, the new buyer had an inspection person come out and he found many things that any reasonable person would have seen which Mainlander hadn't noticed. Mainlander didn't live up to verbal agreements that they had with me. They did not monitor expenses. The costs of landscape maintenance doubled on my small lawn. When I brought it to their attention they said the price of fuel has gone up, which shouldn't have doubled the price of getting my lawn mowed.
Description of Work: They managed my property for about ten years.

Mainlander took $930. in advertising and fees from October 2010 thru January 2011. Only took 2 applications, one they denied the other they cancelled. We still have a vacant house and Mainlander has decided to give us 30 days notice.
Description of Work: Placed a lock box on the house and a for rent sign in the yard. Showed the to prospective renters. Advertised on web. Setup automated statement.
