As a renter: They were good unless you needed something fixed. When we had issues like the dyer needing to be worked on or the dishwasher making loud noises, they were good about coming over within a few days, but if they weren't able to fix it the first trip it was a pain to get them back. I always asked if they wanted to set a time to come back but the guy always said "No, I'll call you". Weeks went by and I had to submit a request through their online management website to get him back over since they never seem to answer the office phone. After moving out: They were easy to work with in regards to the move out and had no issues with submitting notice. Don't expect them to follow the rental laws in regards to how they return your deposit. In Oregon they are required to account for anything withheld (tell you what it went towards), but they are also supposed to justify the reason anything was withheld. They must do those 2 things in addition to return whatever is left of the deposit within 31 days after possession of the property is handed over to the property manager (Refer to ORS 90.300 (12), it's actually pretty plain english). For example, if you didn't clean the floors or vacuum the carpet, they can charge for cleaning, but only for what's required. They can't say they had to repaint the entire place because the carpets were dirty. In my case they charged near $200 for a cleaning company to come in and re-clean the apartment (which btw I called up and found out that they mis-charged for carpet cleaning when they only did general cleaning), but they wouldn't justify why they felt it was needed. I eventually got them to provide some kind of explanation a month and a week after we moved out. They tried to say it was needed because the window tracks were dusty. No other explanations. That's ridiculous. I told them that was ridiculous but they wouldn't budge and told me to take them to small claims court. I want to purely on principal, but I'd lose more than $200 in the day I'd waste in court.
