D&J Does it all

31 Dec 17 D & J Do it all service was called by my tenant to assist with a backed up sewer at the time. He or his team arrived the next morning on 1 Jan 18 to the property I own in Black River NY. It was reported the sewer was frozen and had a crack and needed to be replaced, and stated the insulation was soaked. I explained where he could find the different access points. I asked him his hourly rate and he stated it would be determined on what he found. In an emergency call, I can understand that statement and based off of what is needed could need more man power… He stated he could call JET O ROOTER and save time in thawing but could be expensive. I stated I understand and asked him to make the call to limit time on site. I use to do sewers my self and I know how long it takes to do an honest job. Use of a hot jet would make it much easier and shorter time. He came back the morning of the 2nd and claims he cleaned out the garage, what he claimed was 3-4 inches of ice and nasty stuff out of the garage and spent "hours" cleaning up the large mess. NOTE: the Dry wall in the garage wasn't soaked, but it was slightly wet, nor torn down or so wet it was falling. Except where the tubs in the apt are at, and he put a wood access point there. He stated I owed a total of 675 dollars for day one services, which I provided my credit card information and he made is collection. Being he was the Lead and calling in an assistant, this bill should have included and he projected that it was an inclusive bill for 675 dollars for that day. It took 1 hr to use the Jet O Rooter service (See receipt). And 2-3 hrs on site work at would make sense. He reported he cleaned up and was completed on day 2, stated he purchased a sheet of plywood, insulation screw box, water hose fuel for 136.00. The final bill would be 642.00 with parts labor. So 2 days work parts labor was 1317. 6 Jan 18 Tenant called again and stated it was froze again. D&J was called back to assist. He called in the JET o ROOTER guy right off the bat. The call went out that night, but he D&J documented it as an emergency call, he showed up at 8 am according to the tenant. D&J Sent me another bill for an additional 788 dollars for 6 hrs of labor and documented it as building a box on the 4th of Jan 18 See receipt. 7 Jan 18 Jet O Rooter called me and stated he hadn’t made a request for payment for either job, I told him my understanding was that D&J Called him in and I was being billed for his service inclusively. He stated his billing goes out independently and he is not paid by a contractor when called in. I then realized that D&J was over billing me for labor and time on site as the JET o ROOTER receipt shows on site for a total of 2.5 hrs. D&J billed me a total of 15 hrs on site at 125 dollars an hour, and 136 dollars in parts. From the pictures I obtained, there was no ice left behind as he claimed, (It was car slush according to my daughter who was my eyes and ears on ground) just a little wet dry wall in the provided pictures. He claimed he removed everything, but left behind a few wet pieces of insulation for the tenant to clean up (Nasty insulation) a half sheet of plywood 31 inches by 8 ft the rest was used as an access panel in the ceiling, He used 1 sheet of R19 insulation to replace the insulation he removed, he left the rest behind,( a whole vat). I asked for the correct replacement of R30 which is what is in the ceiling of the garage. He didn’t do that nor did he double up the R19 which is what he should have done. He called me and stated I owed another 788 dollars. On the receipt you can see he claims on 4 Jan he spent 6 hrs at 125.00 for an emergency call and built a box. It is all it states. For 788.00 This was call 2. It was actually 7 Jan 18 He called in the JET guy right away. In text messages he claimed he built a box and insulated the base of the clean out with left over materials. I asked my daughter to provide a few pictures of his work. She provided me the different pictures: First she sent pics of insulation and shingles covering the access clean out. When I questioned Dave, he stated he was sorry and would correct his assistant did the work and reported what he did. Dave stated he let the worker go. I got some additional pictures 2 days later after he claimed he built a box. It is showing a little box he claims he built, which he claimed was 2ft by 2 ft by 2 ft but was actually a 2x10 by 2x10 by 2x10 3 piece cover over the access point which remained exposed as you can see in the pictures. When I questioned him about his product and building skills, he stated it was better to built is small. He wasn’t honest on his assistants work, and he isn’t honest about his own work, and when questioned he states he thought it was better to go smaller then larger. I believe he wasn’t honest on his on site hours and over billed me for the product I drove 10 hrs to NY to personally see his work. His product was unprofessional. With the material he left behind and 1 hr of personal labor a box was built, It included a tape heater and temp sensor to turn on and off at 38 degrees. I spent 65 dollars on that, and 3 14 in by 31 in cut plywood and cut a top to go around the base. I paid less to drive 20 hrs round trip out to NY and purchase parts then I gave D&J to fix the leak, thaw the froze sewer pipe and fix the issue one time.
