It was Hook, line and got YA sucker is how I felt after the work was completed. Here is a contractor who took over the business from his father and his fathers old partners and in turn kept the name of the firm. As many homeowners like myself whom need work completed on their home would do I sought out a contractor through recommendations and GTFM was on the top. However, that was from over 5 years ago before the current owner took control of the company. Initially we were sold to their services by Gary whom was a former owner but now just a sales man. When we finally sat down to sign the 12 page contractual agreement the owner Rick finally showed up, met with us (saying very little) and we signed with the belief Gary would be involved which was not the case. The only thing out of Rick mouth was, "Gary, are we done here? And nice to meet you. I'll be texting you soon as to the beginning of the work." TEXTING!!! This man would only respond to me through texting. His individual professionalism was the worst I'd ever partake in. I only saw him show up at my house once and that was to dump garbage from another job he was working on into the 10-yard dumpster I had in my driveway. When I commented about this he said he would give me a credit which never did happen. I had few problems with his SUB-Contractor when they would show up. Never early and always done by 1 or 2 or whenever but never a full day of work. When the insurance company came for final inspection so as to make the final payment GTFM or Rick showed up with 3 electricians, 3 carpenters and himself. He got them to make payment and then came after me with a final bill far above our original agreement. When I insisted we meet at his office he made my wife & I wait for over 2 hours before he showed up and then began to verbally abuse my wife with slander and insults of her intelligence. With his office manager in the room as a witness he began to verbally attack me which did not last long. He threatened to have lawyers and such come after us if we did not agree to his final bill. Finally I agreed to pay one overcharge and got out of the GTFM office ASAP with my wife and our integrity. Now would you believe the final electrical inspection did not occur until after final payment to GTFM which they did not attend, I personally had to meet with the inspector. Tell me that is not a breech of contract.

1. ADDITIONAL COSTS a. Owner requested that GTFM upgrade the porch rails from a PVC material to a Composite material. GTFM foreman and homeowner discussed style and pricing and when verbally agreed the GTFM foreman ordered and installed Composite rails per homeowner request. At final payment owner refused to pay for additional work reneged. b. Entry contract called for the re-install of existing gate. Homeowner requested a Work Order Change to upgrade to a new gate. Home Owner paid for this Work Order Change. c. Permit Fees: GTFM contracts do not include cost for municipal building permits due to the various municipalities costing methods and uncertainty of exact pricing. Building permit applications and pre-payment of building permits on homeowner’s behalf are courtesy of GTFM. Contracts are clear regarding this and an authorization acknowledgment signature area is signed by homeowners in every contract. 2. Every customer is asked to sign off on a “GTFM completion and satisfaction” form at the end of the project. This form ensures that the customer is 100% satisfied with work completed. Final inspections and completion and satisfaction forms were signed by homeowner 12/19/13.. 3. Project Manager not on site until project start: GTFM Consultative Department performs the design and consult function of the design and build process…once building permits are approved GTFM conducts a ‘pre-construction meeting’ with the homeowner, consultant, and project manager present. Prior to this meeting there is no need for a project manager to be present because the project has not started. 4. Electric inspection: this comment refers to CO issuance. GTFM had passed all inspections and final inspection, in fact the law states that it is unlawful for a contractor to be paid the final payment until final inspections are passed. Final inspections were approved and passed on 12/19/2013 and the homeowner signed the GTFM completion and satisfaction form on 12/19/13. GTFM was due the final payment per terms of contract and law…homeowner refused to pay until CO was issued by municipality. This issuance of CO can take months for municipalities to send to homeowners and it is not legally required for the contractor to wait until this time for final payment. 5. Dumpsters: This is not company policy as all FTFM projects have dumpsters from start to completion and there is no need to use other project dumpsters 6. Subcontractor Problems: Consultation with subcontractors did not lead to any credibility that there were problems 7. This project was completed in 5 working Days 8. Three Electricians showing up: This comment is not true as the contract called for only 3 new outlets in total. No need for three electricians.

Shoddy workmanship on decking and pot lights (no insulation). Poor floor tiling and they tried to convince me to accept it when I complained and the GC in charge had an attitude. The addition had a roof which still leaks after he "fixed" it.

1) Project was actually completed on 1/13/09 – not 2010 as comment states on Angies List 2) Every customer is asked to sign off on a “GTFM completion and satisfaction” form at the end of the project. This form ensures that the customer is 100% satisfied with work completed. All final inspections were approved and passed. This customer’s post is from 12/25/13. It is currently 7/22/15. 3) Roof leak: GTFM has a 5 year warranty and there is no record of this customer requesting any service calls in the past 6 years. 4) Foreman personality: the project manager on this account is a mild mannered gentleman and GTFM cannot verify reviewer comment 5) ‘Pot light’: the customer is referring to recessed lighting locations and at the time of renovating this house insulation was not to touch recessed lighting housing by code.

A terrible experience. While appearing to be a nice, local company interested in the best remodeling job for you, once you sign the contract, they only care about getting the minimal job done. The company promised design services they could never deliver, they refuse to discuss design changes - it's either their way or the highway - and are utterly unprofessional in their behavior. Small issues, which will always crop up, are magnified into disasters. Their construction manager is totally unsuited for his role and repeatedly tries to bully the customer. Even neighbors complained about his profane yelling at his own subcontractors on our front lawn! When done, you are explicitly told not to contact the owner or manager, but to route all issues through their "general office" - showing again complete disinterest in the quality of their work. Among the problems we had: a botched backsplace installation, re-done floors that don't meet the walls, overloaded electric circuits needing extra visits to fix. For small project, they're probably ok. If you want a larger renovation (we had our kitchen gutted and a new master bath and sitting room built out), you can't rely on them for design expertise, perhaps only for demo and framing.

1) Refusal to change designs: GTFM is a design and build firm, design and consultation services are the initial services and numerous meetings and design options, layouts, and discussions were conducted on behalf of this customer as is the case with all GTFM customers. Prior to the project start GTFM conducts a pre- construction meeting with the homeowner, consultant, and project manager and there were additional design revisions discussed at this meeting, 2) Project Manager Profanity on front lawn: This is apparently ‘hear say’ per the review and GTFM cannot verify this. The project manager for this project and all crews for this project have been working together for well over 15 years and attend personal and family events outside the workday and GTFM is not aware of any animosity among these entities. 3) Do not call owner or project manager after completion: GTFM has a 5 year warranty in contracts and the warranty section explains the 5 year warranty and how to request service if the need arises after project completion. This is clearly stated in GTFM contracts which are reviewed and authorized by homeowners prior to project start. 4) Backsplash: Tile could have been installed with some error initially but was apparently remedied during construction and prior to project completion. Every customer is asked to sign off on a “GTFM completion and satisfaction” form at the end of the project. This form ensures that the customer is 100% satisfied with work completed. GTFM records indicate that the only post completion service requests for this project are as follows: a. 11/18/13: reset circuit breaker b. 1/24/14: washing machine on 2nd floor leaking-owners washing machine was faulty 5) Floor not meeting wall: This was the existing floor in the existing house and was not contracted with GTFM. 6) Customer signed off on GTFM Project Completion and Satisfaction form which confirms that homeowner is 100% satisfied with all work and all municipal final inspections were approved and passed. Customer paid final payment.

Overall, excellent work that was done well. The foreman was very responsive to any problem or question. The clean up was good, and the quality of the materials was excellent.
Description of Work: Added a laundry room between the garage and deck. Front entry was redone with roof and pillars. Updated the front of the house.

What they did they did well -- the design process worked very well -- Dan and Paul, our foremen, were excellent -- the issue is that this company is neither beast nor fowl -- it only does the "gross" work, leaving the details to the owner -- so we had to arrange for flooring, buy the fixtures, arrange for painting, etc. The quality of the work they did do was great, but it really required a lot of work from us that I had been hoping to avoid. While they were up front about this, they minimized the impact saying that it would not be a huge burden .. for us it was. For people who like to do this sort of thing, maybe they would be fine but we were looking for something a bit more "turnkey."
Description of Work: We had the core stairwell redesigned and replaced, two bathrooms completely updated, and the kitchen refurbished.

Comment is correct in the fact that the transaction called for certain products and or items either to be purchased outside of GTFM or for decisions to be postponed until during construction. Don't be fooled by the promise of a personal project manager. Ours told us he had eight other project to oversee, which left him very little time to give attention to our remodel. SECURITY ISSUES: Our home was left unlocked at least six times, once with the back door swinging wide open and the key in the lock of the front door. MISMEASUREMENTS: The kitchen design that Gary submitted was unusable because the peninsula overlapped our existing fireplace. His solution? "Don't have a hearth." The 16x16 addition ended up being less than 15'. POOR QUALITY: Our cedar shakes on our addition are stained, warped and splitting because the wrong nails were used. FAILURE TO ADDRESS CONCERNS/COMPLAINTS: More than 1 month ago we faxed a 5-page letter to Rick, one of the owners, who never bothered to respond to it. NOT LIVING UP TO THE SALESMAN'S CLAIMS: We were assured that GTFM had the crews to keep this project moving forward. Our foreman told us that we could expect to see workers daily. The time estimate for our project was 8-10 weeks. We are now into the 13th week and are nowhere near finished.
Description of Work: Remodel existing 16x19 kitchen/dining area: Remove wall between the two spaces. Remove 16' wall on front of house and add on a 16x16 family room, creating one open floor plan. Kitchen work involved relocating back door, moving sink and stove, capping off a couple of baseboard heaters. Floor needed leveling. Remove old masonry stairs and concrete pad, and finish off deck area that adjoined the old stairs. Price above did not include cabinets, counter tops, backsplash, flooring, appliances, etc. We were charged additional money (included in above price) for structural issues that were suspected before project began.

1) Structural issues: comment is correct that there were suspected structural issues prior to project start but such issues could not be verified until interior walls and floor s were opened during construction. GTFM projects are built per professional architect signed and sealed plans. It is typical that certain structural or other issues can only best be left for field verification. Apparently per the review these suspected issues were addressed with the customer prior to the project start. 2) Did not see project manager much: This is most likely correct as homeowner work and lifestyle schedules and project manager schedules oftentimes do not coincide…unless specific on site meetings are arranged between both parties for certain parts of the project. Furthermore GTFM project managers manage at least 2 but no more than 4 projects at any given time. Project managers are present daily as is necessary to perform their function except for down time between municipal inspections. GTFM cannot control weather or inspection delays. 3) Cedar shakes: nails areas always bleed in cedar shakes and continue to do so over time unless cedar is stained or treated right away. Cedar also gets dark and discolored over even a short time if not stained or treated. There is no warping on the siding. Some splits in cedar shake siding does occur. 4) Security: Existing home doors and windows are always locked and secure after the workday is complete…however when an addition is built those windows and or doors may not be locked and may not have locks installed yet…but the existing original doors and windows are the secure ones. If existing doors or windows need to be removed and the addition is not secure, GTFM secures the existing doors and or window openings with professionally installed plywood for security. GTFM has no knowledge of keys being left in doors. 5) Addition being smaller than planned: This could only occur if customer requests this kind of change or if on site conditions coerce such modification. In any case such revised scope of work always requires customer approval, architectural revised plans, and re applications to municipality for permit updates. Architectural plans must be followed. Some municipalities require ‘as built’ surveys prepared by licensed engineers to ensure structures were built according to permit approved architect plans etc. final municipal inspections were approved and passed. 6) During the design and consultative phase of a design and build transaction numerous options are discussed as to what to include in base contracts and what not to include. I'm so glad that GTFM guarantees their work. They were easy to contact and came immediately to do the spackling. They are great to respond so quickly. The quality of their work is very high. I was impressed with this company when they did the addition and I still am impressed with them. There was no charge for this repair.
Description of Work: I had GTFM Inc put an addition on my home a couple of years ago. I'm not sure of the dimensions but it was a large master bedroom. Since then they have come back to spackle some areas which cracked due to the house settling.

For the most part, we were very pleased with them. The only thing that was a little negative was that the salesman had promised that some things would be done that weren't. I do blame myself a little bit for that because I didn't check it out in time. We did agree to split the cost of having the extra things done.
Description of Work: Gtfm Incorporated remodeled our kitchen by adding an additional 180 square feet of space. They did the design, construction, electricity, and piping.

They were able to finish the project pretty quickly in my opinion; working day and night to do so. I was very happy the way the foreman responded to all the questions that I had. I think they are great and recommend them to others.
Description of Work: They did a complete remodeling of our second story 6 bedroom and 2 and a half bath home. They also enlarged our recording studio. They did everything from demolition to the finish work in about a month.
