If there was a 0 (zero) star/rating or below zero, I would give this company less than 0. This company and their subcontractors ruined my house. Began project (cut out trusses, removed sheathing, shingles, etc.) without obtaining permits and engineer's letter which was required to perform the job...not only that, workers were about to replace the damaged sheathing with sheathing not approved/coded for roofing. City Inspector shows up and catches the workers trying to install trusses and asks for the permit...they DO NOT have one and are working without a permit. He tells them to Stop All Work and they cannot put up any more trusses or do any more work until they have the proper permits. He also notices the sheathing they had purchased to place on my house...inferior sheathing not coded for roofing and tells them they cannot put the inferior sheathing on the roof. In addition, Inspector tells them they must STOP all work and place a tarp on the house until proper permits are obtained as well as the correct sheathing...sheathing approved/coded for roofs. Project manager promises he will be in their/Inspector's office by 9:00 am the following day to get proper permits. Two days later City Inspector comes by to check my property because the company/project manager who had promised to get the required permits did NOT get them. A "Stop Work Order" was placed on the door of my home! Subsequently, heavy thunder and rainstorms came and blew tarp off the house. Guess what? Rain poured in the house...down the walls, on the carpets; had to cover personal belongings, move furniture, etc. Not only once, but twice the rains came and blew off the tarp. Wait! That's not all...there's more. The tarp had holes! The storm again filled my house with water. Summer time and no roof on the house means no air conditioning. Instead of repairs, I got MOLD! They have the nerve to say they have finished the job although they have not replaced insulation back in the roof, replaced soffits, and more...I would never, ever, hire this firm nor their subcontractors to do anything...not even clean the gutters and did I tell you...the damaged gutters are still hanging.
Description of Work: The HOA hired CTI Property Services to repair damaged roof. CTI Property Services then got a subcontractor, who then hired workers/subcontractors. No permit and engineer's letter was gotten prior to starting work.

Description of Work: I had a leak during rains, coming from a difficult to access place on roof where there's a junction of roof slopes. They didn't find any cause for the leak but cleared out a few bags of debris. $60/hr/person seemed steep for this but oh well.
Work done was top notch. CTI was very up front with me and kept me up-to-date on the progress of the work. The estimated cost was very close to the actual cost of the work done. They estimate they gave me was slightly higher than the other contractors I had received estimates from, but it was very clear that they had the expertise needed to do the job. It was also clear that they cared about being up front with me about distinguishing between what work actually needed to be done to the property and what work was unnecessary.
Description of Work: CTI inspected the roof, cleaned the gutters, replaced parts of the vinyl siding, cleaned the vinyl siding, and installed a gate at the entrance to our property.

I can't say enough good things about CTI. In the 3 jobs they have done for me, they have been excellent. First, they are always exceptionally responsive -- for example, today they reworked their plumber's busy schedule so he could come quickly to get my water pipe fixed and water turned back on. In the past, they have called prior to the dates of scheduled jobs to say they could come a few days earlier if I wanted to. Second, and most important in my mind, they do really good work. Every job has been completed on time, but they take the time to make sure the job is done correctly and that I've been satisfied with their work. In one example, their plumber completely rebuilt my shower faucet with higher-quality parts, rather than installing a lower-quality one that I purchased at a home improvement store -- but he also took the time to explain the pros/cons of each approach. I had had two previous plumbers look at the problem and neither of them had suggested this approach. In another case, the worker who repaired my floor tile was very careful to remove the old tile intact, so that he could reinstall it after fixing the subfloor, and I wouldn't have to get the entire floor re-done (old tile color was no longer available so using new tile on part of the floor would have looked bad.) They also clean up completely after finishing a job, and are unfailingly polite. Third, I think the costs they charge are reasonable, based upon what I've paid repairmen in the past. In some cases they have quoted me a price in advance, and in others I've paid for time and materials when they weren't sure how long the job would take. Given the high quality of their work, I feel like I got a good deal. Also, CTI is the service that my very cost-conscious HOA contracts with. (Full disclosure, CTI hasn't yet billed me for the work they did today, so the cost I listed above is just a rough estimate on my part.) Lastly, I've hired various independent repairmen and repair services in the past, but I really like that CTI has various contractors on staff, so I only need to make one phone call no matter how complicated the job is. I'll be calling CTI first for any home repair jobs in the future.
Description of Work: I have had CTI do several jobs for me in the past year -- today they fixed a broken pipe near my water meter. Previously they rebuilt a shower fixture and repaired water damage from a leak to a bathroom subfloor and tile, and also installed a door to my outside utility closet.

The painting went excellent. I was very impressed by their subcontracter - they worked hard, met their timeline and were very easy to work with. The team leader was prompt in responding to my questions and items that I had pointed out to him. The work for due dilligence didn't go so well. I had asked for guidance on a project that I wanted done and they did it but very minimally. I had to ask them to come out several times to wrap it up. The work done on the home met my expectations but one particular item took MONTHS. Work begain in November and was finalized in March. They had to reorder a window sash at least 4 times becuse they could not get the measurements correct. I had to continually reach out to find out when to expect completion. It felt like they had forgotten about me.
Description of Work: I used CTI for work during due dilligence when buying my home. Work included replacing window sashes, frames, rotted wood replacement, some minor plumbing and electrical work. I also used them to paint the entire interrior of my home.

The appointment for the estimate was postponed by CTI. After it took place, I never received the written estimate/proposal for the requested work. I selected a different company that was more responsive.
Description of Work: November 2011 CTI, using subcontractors, replaced my roof including building up the roof deck to current code, made soffit and fascia repairs, replaced the cement chimney cap and flashing and made other mortar repairs. In March 2012 I used a HAVC contractor recommended by CTI to replace my AC. Repeated visits were necessary to get the system up and running and to pass inspection. In June 2012 I contacted the CTI project manager to get an estimate for exterior painting, replacing the entry door surround and adding a storm door.

We connected with CTI through our realtors. We discovered our newly purchased home had been having leaking issues at the foundation for years which the inspector did not catch which came to a head when we had 8-inches of flooding in our basement level bedroom in May 2011. Cozy Felton of CTI is a very busy contractor working on large and small jobs. While our project was much smaller than many he was working on we always felt we were a priority. He's a very good communicator giving us an outline of work to be done and budget and working with us on a complicated tile process in addition to all else we had going on. All work was completed on time and within budget. He has top subcontractors for waterproofing, plumbing, carpeting and tiling. We were less thrilled with gutter replacement crew which did not properly install downspouts and placed gutters too close to house causing more overlap with shingles than we had before. Cozy did attempt to rectify the issue but in the end the gutter project remains the least satisfying. The rest we are thrilled with. His staff at CTI are also very responsive and helpful making what started out as a painful discovery as painless as possible with an end product we are very pleased with. We had initially been working with another contractor on the bathroom remodel who worked fast, was cheaper but was not as detail oriented so we opted for CTI on such an important project as waterproofing. CTI's prices are higher than some contractors might bid - but as the saying goes, you get what you pay for.
Description of Work: Served as contractor hiring several subcontractors to perform following: Exterior excavation of second floor driveway and garden to foundation level 16ft down and waterproofing of exterior wall and new drainage due to interior flooding at foundation level; new seamless gutters and downspouts; drywall repair and room paint; tiling of bedroom in handmade terracotta tile; partial bathroom remodel including new marble wall tile, new tub and fixtures; new carpet in another bedroom.

It went very well. They contract out different parts of the work and some parts worke better than others. The siding guys were outstanding; they worked 12 hour days, 6-days a week. This was so nice because they got the work done quickly. The roofers were very good as well. The gutter guys were good too. All the workers along with the general manager were responsive and came back out to check and make sure things were taken care of. One thing that was frusterating was that sometimes they wouldn't take caution to our plants that we have in our yard; I marked these plants with flags so they'd be careful but sometimes they'd put their equpiment on them anyway. However, overall, I'm satisfied with their service and I would use them again.
Description of Work: They installed a new roof, siding, and gutters in my home.

They were good and they were cheap. The guy who came out was self pitchy, but I didn?t even care and wanted him to just clean the gutters. I asked them to give me a quote on my rental property, but they didn?t get back to me. So we used somebody else for it. I probably would not use him again in future.

It went very well. Michael Thompson was the supervisor, he showed up everyday and let me know what was going on. They worked efficiently and cleaned up well afterwords. They kept me updated throughout the process. With only a couple of exceptions, they always showed up on time. When they didn't show up on time, they made sure to let me know in advance. Throughout the process they were highly responsive to any questions I had.

CTI Property services did a *phenomenal* job. We called them to repair our wood porch after a shoddy painting company poorly applied the improper wood product over dirt and debris. Although the shoddy company was supposed to pressure wash prior to painting, they did not. Our porch was a MESS. However, CTI fixed everything beautifully. The deck was so clean that it looked as if we had installed new planks. The stain was evenly applied. Our porch is tongue-and-groove, so they sprayed the stain onto the porch, used a brush to thoroughly coat it and prevent smears, and then dry-rolled it for an even finish. They were also *very* punctual. They arrived exactly when they said they would arrive and did exactly what they said they would do, unlike the shoddy painting company. The previous company canceled and rescheduled without any notice several times. CTI did not. They were amazing! CTI will also repair the rest of our exterior painting. The shoddy painting company applied white exterior paint over rust, dirt, and un-primed wood which needed some sanding and minor repair. CTI told us we will have to wait at least 6 months before they can start because the paint is still too soft. However, I'm confident they will do a fantastic job when the time is right!

Our two-story home has gutters that fill with pine straw and debris from nearby trees. Downspouts become clogged and rainwater spills over. CTI representative gives price over the phone. They use electronic images (photographs) of your home to give an exact cost. A two person crew comes on schedule and does an excellent job of cleaning gutters, roof, decks, and sidewalk. Crew members are courteous and fast workers. Job is very professionally done.
