Work began quickly when they came to deconstruct the railing to allow to add posts for new roof. Then one of the workers quit and that left one guy who was working on the project along with the owner Mark on and off. For several weeks they moved forward with lapses for other jobs and or emergencies. The project was eventually completed more or less with a punch list that did not get done completely. The quote for the job included extensive job site work that might have to be done , re-dig footers to proper depth. This did not have to be done at all but no price reduction was made. Made several attempts to get the owner to come out and complete the the job and fix the issues which he said he would do...he did not. We paid in full and did not get a complete job. Issues never resolved: We had to touch up the paint on the railing our selves because no one ever came back to do it. leaking gutter, gutter leaks behind it during heaving rain. Stain on wood never touched up. The stain on the wood was done right after install, wood shrunk and now we have exposed unstained wood. We were told they would come back out and touch this up. Arches "warped" within the first couple of months and are not straight, never addressed. It's one thing to never come back and complete issues but to tell us multiple times he will fix it and it will be done and then not do it is very frustrating. The roof is a great addition but with many remindes that the contractor did not hold up his end of the bargin. He was paid in full and we are left with constant reminders we over paid.

Despite great expectations at the outset our experience with this contractor was both disappointing and upsetting. An example of concerns are listed below individually for clarity. 1. Initial start up delayed by engagement with other projects, then proceeded much slower than per verbal agreement. 2. Trios supervision of subcontractors was cursory. On multiple occasions owners required to intervene directly on both quality and technical issues. 3. Trio frequently made errors in estimates and billing, which almost universally favored Trio. For example, had work been completed and estimates billed, owners would have been charged thousands of dollars above both bid and estimate for plumbing work then was to be paid to the plumber. 4. Trio produced estimates for work that included labor charges which were not identified properly (obfuscating accounting practices) such that they could be easily identified as such, in several cases for labor already covered elsewhere, including under subcontractor bids. 6. Per one subcontractor Trio failed to fully compensate them as guaranteed under our termination agreement leaving owners to pay the difference in order to complete work. 7. Finally, Trio made active efforts ( including intervening with third parties) to prevent owners from obtaining costs to Trio of materials despite the basic agreement that compensation to Trio was based on a percentage commission on cost of purchase. Failed to provide copies of subcontractor bids or receipts for item purchase despite multiple requests and despite the above compensation agreement.

Response from Trio Construction
Dear Angie’s List readers, since the complaint is a laundry list that is somewhat incoherent, the best way to respond is by point by point. 1.) Home owners wished to perform their own demolition of a 4,000 SF historic home, removing all plaster and lathe in preparation for the installation of new mechanicals (plumbing, electrical, HVAC…). This scope of work was larger than they had anticipated and their progress was slower than we all had hoped for which caused serious delays in the schedule which dissallowed the start of work by Trio or their subs. 2.) The owners were constantly on site talking directly to subcontractors which caused confusion as often they would give instructions to subs that deviated from the original scope of work that was originally agreed upon. 3.) Yes, this is true for one point. The Electrical Subcontractor gave an initial bid for the project but on the starting day of their portion of work, needed to refigure the job. This was very frustrating for me as I needed to get other bids for the work and then in turn I caused a delay. I took these steps of getting other bids to protect the owners and to keep the project within the financial schedule. 4.) There is some truth to this. In the excel spread sheet, I discovered that amongst the 150 line items of repair, there was a portion of the plumbing work that had been duplicated. I personally found the clerical mistake and pointed it out to the owner and apologized and then made the correction. The amount was not thousands of dollars. Concerning receipts, not once was Trio ever asked to show receipts. If asked I would gladly show them receipts as our jobs are on a “cost plus” bid. 5.) I believe this is the same complaint as above. 6.) Simply untrue. All subs on this project were paid in full. Believe me, if this was true I would have heard about it before now as these clients would not rest over and extra dollar coming out of their pockets for something that I was to pay for. 7.) Again, if asked I would have gladly shown them receipts as our jobs are on a “cost plus’ bid. The husband and I had long conversations about the budget as it was very, very, very tight. It’s hard to renovate a historic home that is over 4,000 SF for less than $100,000. My initial bid was over $175,000, which by some standards is very tight as well. I did my best to rework the budget as the owners were only barrowing $100,000. In the end we did our best to create real world allowances that reflected choices that were not bottom of the barrel but mid grade products as the budget did not allow for any extravagance. During the last conversation with the husband as we reviewed the budget as to what scope of work was left to complete and were we stood financially with each other, I pointed out to him that the project was within budget despite the extra costs in electrical repair. I truly believe that the homeowners made a mistake in hiring a GC as they wanted to run the show themselves all along. It was a very frustrating job to do as I had to constantly do damage control with subs and had to spend more time than necessary redirecting the work flow of the project after the owners had redirected the subs in other directions. The owners may claim that they terminated the contract, but I was in the process of talking with my attorney about letting them out of their contract at the same time. And this entire Angie’s List matter and negative review is very sad and reflects on them poorly. I have been in business for myself since 1998 and have been recognized by industry awards for our excellences in construction and historic preservation. Over the years I have encountered some difficult clients and have learned to go the extra mile when needed to make things right. I truly believed that we separated fairly and with a full accounting and everything being square. The owners and I are neighbors and I know I did everything in my power to be honest and upstanding with them. I still wave and say hello in the grocery store…

Trio used a subcontractor for the tile work. This is the worst tile job I've ever seen. Tiles were not installed evenly. Tile cuts are irregular. A basket weave tile was used on the floor. Some of the tiles were not properly embedded, and when stepped on with bare feet were very uncomfortable. Several tiles in the shower had to be removed and recut. One corner of the shower was lower than the others, which caused water to collect. Tiles had to be chizzled off the shower floor and reinstalled. Grout lines at the threashold had to be replaced multiple times. Trio did not seem to understand that unsanded grout is only to be used in narrow gaps. Several areas of the grout in the shower have been replaced due to unevenness, cover air pockets, cracks, etc. Now, some of the grout has started to turn a dark color, which makes it appear to be wet. Lastly, our project was supposed to take 4 weeks; after 3 long months, I thought we were finally through. Unfortuantley, there have been constant "warranty" issues that are still ongoing. Update: On March 3, 2013, I emailed Trio Construction regarding warranty work as a 1 year warranty was provided in the contract. Having not received a response, I decided to call Mark and confirm receipt of my email and discuss when reparis could be made. Mark indicated he had receieved my email, and announced that he would not perform any repairs under the warranty until I retract my post from Angie's List, because it had cost him some jobs. Caveat emptor.
Description of Work: Trio was engaged for a bathroom remodel, which included removing bathtub and installing a walk-in shower. Hardwoods were removed and a new tile floor was installed.

Dear Angie’s List Readers, if you where to see a picture of this bathroom, you would say “wow, what an amazing bathroom”. It looks like what we had intended it to be, a really beautiful space that is well appointed with high end plumbing fixtures, marble sink and floors and glass enclosed tile surround shower. Yes it is true that my tile subcontractor dropped the ball on this job for my clients. But to overcome the issues that were left, I personally repaired anything that the home owners did not like, and that included the variations of a grout line that were less than 1/32 of an inch over 3 feet. I even called a manufacture of a product on their behalf to help remedy an issue of grout discoloration that happened after they used a harsh chemical to clean the tile. I can truly say that we went the extra mile to make sure that we did everything possible to correct any outstanding issue no matter how small and minuet. Best Regards, Mark Marshall Owner of Trio
