We were looking to sell a condo we owned and had used as rental property for a few years. Diane was very wiling to meet with us after traditional business hours to tell us about her team and their approach, which we appreciated. We felt that she was involved with the process but also had very competent people working with her that we trusted to contact as well. She recommended certain repairs and updates be made, which we did, but also told us not to do certain others because she had concerns about us getting that $ back. We felt she was always very honest with us and up front about the process. She provided us with a list of people that could help us with repairs, carpet, etc. this was helpful because we were so busy during the process of selling. Her team had many open houses and finally had an interested buyer! It was a smooth process and we were thrilled to sell our property!
Description of Work: Diane and her team listed and sold our condo!

Bridget and Diane are rockstars! I could not be more pleased with their services from start to finish. We began looking for a new home roughly 5 years ago. The Denny Team stuck with us patiently assisting our every need! When we finally put a contact on a house we had less than three days to put ours on the market. Diane and Bridget had prepared us for all we needed to do allowing for us to get us listed with ease. We sold our house quickly even though it was listed during the winter/holiday season. The purchase of our new home was not as simple of a transaction. Bridget assured us through every bump in the road all will work out. Bridget became a caring professional answering all of my concerns with confidence. Her goal was and is to make her clients happy. The Denny Team more than exceeds this goal! I will miss working with them. I appreciate all their hard work and true dedication to our family.
Description of Work: We used Denny Team for sale & purchase of our home. They were very diligent getting our house listed in the most professional way in a short amount of time.

Diane Denny sells a lot of houses, but in the process of getting my listing and selling mine, she behaved in what I believe to be an unethical, dishonest and unprofessional manner. Last spring, I asked three real estate agents to draw up plans to sell my house. One of them was Ms. Denny. Her presentation was impressive; she takes a and quot;teamand quot; approach, with specialists for each stage of the process, and has a slick marketing plan. She is the top seller in the Parkway South High School district, and lives not far from me. She obviously knows the market inside and out. So although she came in $20,000 higher than the other two, I figured she knew what she was doing. Instead, it seems, she exaggerated what the house was worth because she knew she had competition for the listing. As a result, I lost the initial impetus of a new listing, and, even more importantly, the window of time for families with children who wanted to be in their new home before school started. That's bad enough. What made it worse is that I needed to move, and I needed to price my house to sell, and she knew it. I've had two diagnoses of breast cancer in the last three years, as well as spinal surgery. The first cancer was Stage 3, and is considered metastasized; I take a daily pill to try to keep it at bay, but it has weakened me. I'm trying to stay healthy - and moving out of my big house into something easier was a part of that - but my oncologist still estimates my odds of being alive in 30 months at just 50%. I could not afford to mess around with this sale. After I talked with Ms. Denny about prices, but before I actually listed my house, I found a suitable residence and put a contract on it. I told Diane that it was imperative that I sell my house quickly, and that I needed to be out of it by October 1. At no time did she say anything about and quot;testing the market.and quot; Saying that would have cost her the listing. Because my house was so overpriced, we had to cut and cut the price, until I feared that people would think there was something wrong with it. When Ms. Denny decided that it needed the services of a stager, she refused to let me talk to her before committing to hiring her. When she brought the stager in, Ms. Denny gave her a tour, in front of me, in which she mocked my house and its furnishings (mostly high-quality 19th century family antiques), saying, and quot; This room isn't TOO badand quot; of a couple of them, and rolling her eyes and laughing as she said of another, and quot;Oh, don't even go in there!and quot; Ms. Denny pressured me heavily to take an offer that was $50,000 less than the amount for which she first proposed listing my house, and $30,000 less than its price at the time. I refused, which was fortunate: those buyers' deal to sell their own house fell through, because they couldn't afford to make repairs to it. I finally sold for between $10,000 and $20,000 less than the other two reputable Realtors said it should have gone for, and much, much later than they had predicted would be the case at the right price. At that point, I had no choice. I couldn't afford to own two houses. When I complained to Maryann Vitale Alles, owner of Prudential Select Properties in Des Peres, Ms. Denny lied outright about her actions. Ms. Vitale Alles never spoke to me, but simply backed up her employee. Because of Diane Denny, my finances are tighter than they should be. I've learned that top sellers may make their money on volume, and not on getting the best price for their clients; $10,000 or $20,000 doesn't really make that much difference in a commission, but it sure does to the seller. I hope that others will learn from my mistake.
Description of Work: Ms. Denny listed, advertised, and sold my house.

Response from Diane Denny & Team Real Estate
Dear [member name removed], I had a lengthy discussion with Diane Denny concerning the sale of your home. First and foremost, Diane had your best interest at all times; she does with all buyers and sellers. The initial list price of a house, whether it is the agent, the seller or a combination of both agent and seller, is only the starting point. The initial list price was established as the starting point and in your letter you state that this initial price was higher than your expectation, hence, Diane had your best interest in mind. Your willingness to purchase another residence, before the sale of your home was completed, was your decision. There are no assurances on the length of time it will take to sell your home (or anyone’s home). The length of time that your home was on the market was fairly short in duration and knowing this points to Diane’s expertise in the real estate market. Diane went above and beyond the call of duty to sell your home. The initial sales commission rate was reduced below recommended rate, all of the staging process to sell your home was paid by Diane and an additional reduction of commission was granted at closing. [member name removed], please know that we pulled out all of the stops to list and sell your home in a professional manner. Your feelings, be what they are, will not change the way we perform our service to the community. Sincerely, Maryann Vitale Alles CEO/President

I moved from Chesterfield to Glendale. In particular, she and her team are extremely knowledgeable about that whole area. They know the neighborhoods, the streets, and so much else about the area. The thing that made her team really wonderful is that they have a team of several individuals that are extremely qualified. They handle all the different aspects of the home buying process. They also share their office with the bank and title company. Everything is under one roof. The whole process was just very easy.
Description of Work: Diane Denny was my real estate agent who helped me find a house.
