The original estimate was $2,500 for labor only for the bathroom. There were additional items that surfaced throughout the renovation which added scope to the project that increased the labor to nearly $3,700. I provided all material for the project.
Contractor requested milestone payments in advance of work being completed, to include final payment, which was made with promise from Contractor that he would return to fix minor "nit-pick" items, which never did take place. I have had to perform those items myself.
Contractor would set tools in bathtub and on top of porcelain toilet, which resulted in scratches in both. In retrospect I would have requested him to place pads down.
Contractor also did not lay down anything to protect the floors in the house from outside elements that were brought in on his boots (snow/rain), and that was then mixed with debris and dust from the construction. This made it extremely difficult to clean the floors.
Overall, the bathroom looks nice. When looking in detail, however, once can see where craftsmanship/attention to detail is lacking due to a rush to complete the project.
The sub-contractor doing the small amount of plumbing was very good. The electrical work included replacing the main panel, running all new electric lines, and installing both "can" lights and pendant lights. This subcontractor did excellent work and correctly diagnosed a line problem on Ameren's end that had plagued us with dimming lights for years when we ran appliances--this was fixed for free after they called. Unfortunately the electricians worked evenings and weekends with almost no advance notice; we were told by Good Neighbors that this was not their usual contractor. Regardless, everything turned out great and all inspections were passed with no problems.
How the project progressed: After a quick initial visit from Steve (the other owner), he brought in Joanne Conley from Henry Plumbing (also listed on Angie's list) who did the actual kitchen design and helped us select all the materials and cabinets. Her attention to detail was amazing, and she immediately noted one hidden problem (easily solved) that neither Steve nor us had noticed. We definitely give her an "A". Joanne then referred us to the appliance company. She contracted the countertop installer. After that Tom, Chris, and Caleb took over, with us making sure to "touch base" every day or two.
The project was completed within budget and ran about two weeks over the projected six weeks. Besides a couple snow days, most of the delay was due to us deciding to change the location of the island and its overhead pendant lights well into the remodel (and after the ceiling had been painted). The fact that Good Neighbors would do this for us so late in the game without any resistance speaks very highly of their desire to please their customers.
Good Neighbors had previously done a master bath remodel for us in 2012, which we love! So when it came time to update and remodel our outdated 30 year old kitchen, we again hired Good Neighbors to do the kitchen remodel.
They gave us a price, they gave us a finish date and they finished within budget and they finished on time. Impressive!
Our kitchen was a complete demolish from the ceiling to the floor. We installed new cabinets, new appliances, new lights, granite counter tops and updated the electrical service and the plumbing. We did a lot.
Our kitchen, as with many older home remodels came with several surprises once the work started. However, Good Neighbors was able to handle the required fixes flawlessly and perfectly. Most importantly, we are thrilled with the end result. Even the building insectors complimented their work.
One point worth mentioning, which we really appreciated, was the fact that the Good Neighbors personnel, Tom, Chris and Caleb showed up on time, worked hard all day and cleaned up every night. They never let us down, never left us hanging nor left us a mess to clean up.
The finished kitchen is even better than we had imangined. Good Neighbors is worth of a glowing recommendation from us and we recommend them for any interior remodel and proudly give them an A.
We had our 30 year old master bathroom gutted and we replaced everything. Good Neighbors installed walls, ceiling, new tile floor, new cabinets, dual sinks, mirrors and replaced the old bathtub with an amazing, custom built, tiled shower.
Steve, our first Good Neighbors contact and co-owner was on time, polite, knew the business of remodeling and was accurate with his estimate.
Tom, the other co-owner and in charge of construction contacted us and explained the construction process. He addressed the problems we would encounter (dust, noise and storage of materials in our garage). Tom made us very aware of what was going to happen over the next 5 weeks, step by step.
The project manager, Jeff, was the most polite man we have ever met. His associate Caleb was every bit as friendly. Every day they provided an explanation of what was going to occur that day and again they made every effort to contain the inevitable dust and the noise.
The daily preparation and clean up was impressive. Every morning they laid canvas on the stairs, the hallway and the bedroom floor to keep the carpets clean. Every evening, the bathroom and adjoining bedroom were vacuumed, the mess cleaned up and the tools were stacked. Then they folded a put away the canvas and moved outside to clean up the construction debris from saws, tile cutters, etc. I have to tell everybody - We were impressed with the cleanup.
The job grew from the original estimate as we had them add crown molding and repaint the master bedroom.
Regarding a recommendation, I would not hesitate to have them do our next project and they probably will.
"I would like to thank the members for their report. I would like to make one comment. As for union training, I do not know of any residential remodelers union. Our job is so diversified that we need to know how to do many different trades all on one job. It means the world to us that they are happy with the end result and we thank the members very much for the opportunity to serve them."
"The members were great to work for and we really enjoyed the job. Thank you both so much for the work. Because an unexpected popped up and we had to cut the main steal beam in the house for head clearance at the bottom of the stairs per county code, we were set back at least a month. That met getting an architect to draw up plans and resubmit them to the county, add a cement pier, an extra column, and a header. The shower kit they bought was missing parts, so I ordered and paid for a new parts kit and lost another week at the end of the project. After all was said and done we were a couple weeks late. Not bad in general. When we are using electrical and plumbing sub contractors per county code and partially governed by there schedules, time frames can fluctuate."
I did not think they were qualified for the project. Their price was low compared to everyone else.
