Kensington and buy a new home in Olney.
We began the process by interviewing 4 different realty teams from
varying brokerages. We made our
selection based on several factors including market awareness, experience,
marketing presentation, price and personality.
While they were mostly competitive in price, experience and market
awareness, we felt like we had a better connection to Bob and Ann and their
marketing seemed a little sharper. Bear
in mind that you don?t have a lot of time to gauge all of these factors, so you
have to take a leap of faith based on the information you?re presented with.
We took the leap, and we are certainly glad we did! Our house was on the market on Thursday and
under contract on Saturday. The
marketing of the house was spectacular. Bob
and Ann use all of the standard websites to list our home as well as brochures
and social media. We had a very
impressive virtual tour, stand-alone website and spectacular pictures that
truly capture how great the house is. We
sold for $40,000 more than we listed.
You might say that this would indicate a lack of market awareness on the
part of our realtor, but the house appraised for exactly what we listed it (Bob
was spot on). We had 6+ offers to choose
from (all well over asking) and ended up going with one without an appraisal or
inspection contingency. The market was extremely
hot when we sold, so we got absolute top dollar for our house.
The buying process was a bit more stressful. Now we were buying in a hot sellers?
market. I have a feeling that Bob has a
lot of clients, but you wouldn?t know it by the attention he gave us. We looked at many different houses. We looked at some that didn?t have our ?must-have?s?
because it gave us a better understanding of the market and what is and isn?t
selling. Bob obliged our requests
probably knowing full well that it wasn?t going to work for us.
We found a house that we wanted to put an offer in on pretty
quickly. Even though we went in over
asking, we lost out to a cash offer well over asking. Our search continued, and Bob was at our
beckon call. Sometimes we?d have 3
toddlers in tow and he was extremely patient and understanding with the chaos
that comes with 3 children 4 and under.
We finally found a house that we thought was way underpriced and went in
with a very strong offer. Once again, we
appeared to be thwarted by cash offer without an appraisal contingency. After speaking with my mortgage broker and
Bob, we decided to modify our offer to be more competitive and remove the
appraisal and inspection contingency.
Let me just say that Bob and Ann went above and beyond what was to be
expected to get this very complicated and emotional contract ratified. I won?t go in to the details, but there are
some really sleazy people out there and Bob isn?t one of them. The house appraised for well over what we
paid for it and the inspection (performed by two very proficient inspectors)
reported no concerns.
I will certainly recommend Bob and Ann to my friends and
family. I hope anyone reading this
