Jeff Broussard at ProTec completed a full house inspection for a home we are buying. When I arrived at the home, he was already there waiting and ready to do the inspection. He was very clear about what and what could not be included in the inspection and did a great job of explaining to me about the home we were purchasing. He explained that a number of items would be listed in the front of the report which were the main priorities, but noted that the rest of the report would contain everything he found. This is definitely how the report was structured; it gave us an idea of what to really ask for in our house addendum and what were things that we would be probably looking at for the future as the home owners. He also explained that ProTec gives a warranty (This is a limited time warranty based on the time of inspection or move-in) and stated that if they missed anything and had to have repairs that the warranty would cover it. Obviously, he indicated they were doing as thorough a job as possible, but knew that sometimes things could be missed. He was very friendly and professional. He went out of his way to make sure he got up on the roof, into crawl spaces, and even reached his camera into spaces to take photos where there was no other access or could not be seen by looking. I'm really pleased with the comprehensive report and service.

The house we are buying was built in the 40s and is in need ot some renovations. Since it's such an old house we weren't sure what kind of things we would uncover and were kind of aprehensive about the inspection. We met Rob and his team and they were very friendly and professional from the get go. Rob asked us a little bit about our background, why we were interested in that particular house, what our plans for the house were etc. I appreciated that he tried to get to know us a bit and really tried to understand our situation, our priorities, our experience with handy work etc. He then tailored his explanations to our level of understanding. He was open to questions and did an excellent job explaining all the findings to us. Rob was very thorough and professional, and I felt he took his time investigating his findings. I appreciated that he tried to make it very clear what our options were for each issue he noted. He explained what kinds of things we can try to fix on our own, what kind of things we should monitor but can wait on, and what kind of things could potentially be major issues that should be dealt with right away. He went beyond just taking some pictures and writing up a report, he gave us some solid advice on ways we can make our renovation budget go further. As thorough as Rob was at pointing out the house's flaws and potential hazards, he was also very good about explaining to us the positive aspects about the house, which again he was able to do by getting to know us a little bit before he began the inspection. I wish the price had been a little lower, but all in all I am very happy with the service we got from Rob and Pro-Tec. I would certainly use his services again should I need another home inspection in the future.

I called the first time on a saturday and decided I would give them a few days to call me back. When they didn't call me back by wednesday morning I decided to call them again and was told someone would get back to me that day (wednesday). I have yet to have someone call me back. I am very unhappy and will not be using this company for my home inspection, even though they were recommended to me.

Overall the inspection went very well. I was very impressed with the professionalism and reliability of the company. I called Pro-Tec for an appointment on Tuesday and the scheduler was very helpful and answered all of my questions about the process, what was included, how long it would take and the price options. She was able to schedule the appointment for Thursday of the same week and worked with me on getting the ideal time slot. I was also provided several email reminders regarding the appointment. Two inspectors showed up exactly on time the day of the appointment and conducted the home and termite inspection. They brought all the necessary equipment to perform the inspection including ladders, flashlights, a bucket of tools and even a little device that measures the moisture content in the walls. Once the inspection was complete, Rob took the time to explain to me what he looks for in an inspection, the overall condition of the property and the issues he found that were of concern in priority order. He walked me through the entire outside of the property and each room on the inside. He was very patient and knowledgeable, answering all of my questions and providing great tips and comments - enough to be informative, yet not overwhelming. At the end of the inspection, I felt like I had enough information to be able to prioritize the deficiencies and better negotiate for fixes. I feel like I know what I am getting into with this property and am better prepared to be a homeowner. I appreciate the honesty and helpfulness of Rob and Pro-Tec. Two days later I had follow on questions and called the office to speak to Rob. He was not available, but was given the message and called me after hours to address my concerns/questions. Very impressive!!

The company made an appointment on fairly short notice, showed up on time and performed the inspection at the agreed price. Our inspector, Paul, did a solid job highlighting some potential problems with the house. In particular, he noted a deterioriated external service wire and dated electrical panel; we were able to get the sellers to replace both at their expense, saving us about $1800. He also noted some items that we should consider for long-term repair--things that might escape a layman's eye, such as grading the yard so that water better runs away from the house. Overall, a very good experience.

Termite tube was found after settlement and it was not noted on Rob's inspection report. The area was accessible to Rob. I called in an outside actual PEST company and they recommended treatment. I contacted Rob and he came to look at the termite tube and said that he would not treat based upon what he saw and said that the pest company was just try ing to sell me a treatment and that he would do the same if he were them. He refused to take any responibility for the ommission on his report. The pest company also noted carpenter bee damage on the deck which Rob also did not include on his report. When I asked him about this he took a look at it said it was from woodpeckers.

Our Pro-Tec home inspector, Jeff Adler, arrived on-time and was completely thorough (and forthright) in his evaluation and estimation of the home. At the start of the inspection, he outlined his approach to the day and walked through each detail and area of the home accordingly. Jeff answered every question with the utmost professionalism and also shared his energy audit and inspection knowledge as well. Following the 3.5 hour home inspection, our electronic report was provided just a few short hours later. We were extremely pleased with the service we received and the objective expertise provided. We highly recommend Jeff Adler and Pro-Tec Inspection Services.

The inspection was generally fairly comprehensive, but Mr. Hopkin forgot to include a major item (perhaps the most significant item from the inspection) in the report. After I noticed this, I contacted Mr. Hopkin and it was included in another version of the report.

Pro-Tek was very professional and Jeff was very good at answering all my home questions. Being first time home buyers we had a lot of silly questions. However all of them were answered and we received a very detailed inspection report with photos the next day. They also provided us a free 90 day warranty. Would highly recommend.

My fianc and I put an offer on a house last week. After our contract was accepted, we started looking for a home inspector. Two of my fianc 's friends recommended Rob Hopkin and said "Don't even bother contacting any other home inspectors - this guy is the best." His prices are a little higher than most ($500 for inspection, and additional $150 for radon inspection), but the friends who recommended him said not to skimp on home inspection. We called Rob, and he was able to meet us at the house the very next day. He spent several hours during the home inspection and pointed out both pros and cons of the house. I was not there, but my fianc and future father-in-law were present and were very pleased with the inspection. My father-in-law has had several homes inspected and said that Rob's work was the best he's ever seen. We received a 36 page report with digital pictures that includes a 3 page check-list to use during our walk-through. We are very pleased with the inspection and the report.

Dino was our inspector and he was very enjoyable to work with. As new homeowners, we knew little, and he was full of useful tips to address the issues that he came across. He spent a long time with us and we felt that we could ask him any foolish question and he was happy to answer it. Pro-Tec provided a complete report with pictures via email and we have used it as a to-do list. Four years later, I can say that Dino's assessment of the place was 95% accurate. My only disappointment is that there were a couple somewhat significant things that I think he should have caught: 1) Two living room floor joists had been severely notched and were in need of structural reinforcement, (specifically, two, 4-6 inch notches in the center spans of each of two different 2 x 10's). They were under a drop ceiling in the basement, but clearly visible by pushing up an acoustic tile and looking around. 2) The neutral wire of the service entrance cable coming into the electrical panel had been mechanically spliced with rubber tape inside the panel. I will admit that this was tricky to see behind the branch circuit wires and I only noticed it recently myself, but I figure this is what you pay the professionals for. Neither of these issues has brought the house down in the last four years, but they were both discoverable at the time of the inspection with a little digging around. My sense is that homeowners always complain that their inspector missed something and aside from these issues, Dino caught everything else and both his assessments of items' conditions and his hypotheses about causes have proven to be accurate. I do think it's important to go around with any inspector and ask questions about everything you see. I would imagine that good inspectors should have no problem with this (Dino encouraged us to take notes with him), and they may even appreciate having an extra pair of eyes to help them ensure that oversights like the ones I mention are kept to a minimum.

Robert provided a very detailed inspection with a thorough report. All his comments were extremely helpful, and he had great advice on my potential rehab plans. He not only identified issues, but provided information to put them into context and estimated costs for future needed repairs that were uncovered in the process. I spent several hours with him throughout the inspection, and he was personable and professional throughout. Now that I've bought the place and had a chance to thoroughly go through it and start work, I can confirm everything he identified (and, more importantly, haven't uncovered any "surprises" that the inspection didn't reveal).

My husband and I were very pleased with the services that Pro-Tec Home Inspections provided. The inspector was on time, thorough, and really made us feel at ease in the purchase of our new home. After the inspection, we were confident in our decision to go through with the purchase of the property. We also know that in the future, we can call Pro-Tec and they will be there to help us in any way they can. For me the inspection went well and I would recommend them. My sense is their pricing may be slightly higher than the competition but you should go with them nonetheless.
