+ -1 moreWe were very happy. The price was great. He was excellent and he did excellent work. He gave an estimate before he even came. He said the house was a little larger than the size that he had quoted. On the site of Angie's list, one them was $999 for the house and if I haven't kept looking, I might have chosen that one and gotten really ripped off. I was a bit worried about this guy being so cheap but I'm glad I went with him.

+ -1 moreR &L did a fabulous job in cleaning the vinyl siding on my home today. I could not be more pleased with the work. We did have to reschedule the job from this past Tuesday until today due to some mechanical problems with their equipment. Mr Ortiz called me in a timely manner to advise me of the problem and was very apologetic. He managed to reschedule my job to today. I would recommend this company without any hesitation and I will be using them again for my power washing needs. Thank you R & L!!!!

He then scheduled the next visit to apply the sealer and did that as promised. He and his assistant worked quickly and everything was completed as contracted.

+ 0 moreIt was a disaster. The 2 technicians showed up an hour early without warning. The appointment time was 12 noon and they came at 11 AM. I wasn't expecting them and they didn't call ahead .I was working and had planned to take a break at 12 noon. I have a townhouse on the corner and I told them they could just go around to the back. They tried to use my hose but they said there was not enough pressure and they wanted to connect their hose. They could not disconnect my hose in the back of the house so they asked me if there was another place to connect their hose. I told them they could connect it in the front of the house. They connected the house but they ran it through my flower bed. I asked them to remove it from the flower bed which they did. Before they started they asked me if I had alerted my neighbor next door. I told them I never had to alert my neighbor in the pass when I had the deck cleaned and if that was a requirement they should have told me when I made the appointment. They seemed frustrated and said I could get my money back. I did not have confidence that they knew what they were doing so I agreed. This company has a problem with communication and customer service. I would not recommend them to anyone.

+ -1 moreVery good experience. Their first visit was scheduled just as a rain storm hit. They had to reschedule my appointment. When the came a week later they arrived right on time. They took about 90 minutes to completely power wash my house. The results were great. All the green pollen and mildew where completely cleaned. The siding was so clean it looked brand new.

+ -1 moreMr. Ortiz and his helper did an excellent job. My house was particularly dirty(actually green in places) and they were able to remove all the discoloration in a fairly short period of time. My house looks like new. Others in my neighborhood have paid more than double what I paid and didn't get any better results. Thank you Mr. Ortiz and Angie's List.

+ 0 moreI purchased the big deal $250 for Deck Pressure Washing & Seal (Up to 200 sq.ft) for my deck on the townhouse. R&L called to schedule an appointment. When they arrived on time and as scheduled, they informed me that my water spigot outside needed repair because it did not provide enough pressure to power wash. They explained that I should have the issue repaired and then they would be more than willing to come back. I had the spigot repaired and they came back out immediately to powerwash the deck. It looked so nice and I didn't know that they had to return at a later day to seal the deck. They did charge an additional $30 for the posts but I felt that was very reasonable. After they did the sealant, the deck looked even better. I am very pleased with the work that was provided.

+ -1 moreLuis arrived on the day promised. He origionally scheduled for 9:00 AM, but called the evening before to move it up until 12:00, which was okay with me. He did a good job and the house looks much better. The price quoted was $ 249.00 and he did not try to add anything to that. While here he looked at my neighbors house and washed his the following week.

+ 2 moreAfter pressure washing everything, they were going to seal the deck, all part of 2 Angie's list coupons, and they noticed that I had the remains of some old redwood stain. They gave me tips on the best place to get new stain and what type, and came back another day to seal and stain the entire deck (265 s.f.). I didn't have the right stain when they arrived, they started applying it and noticed that the color was not the same as the previous redwood, and they thought I would not like the results. They were right, and they went all the way back to the paint store where I purchased the stain, and had it remixed to a better color. They applied several coats of the stain/sealer, and the deck looks brand new, fantastic. My neighors even noticed how great my house and deck looked after the washing and staining/sealing. The team was wonderful, they came out right on time to give me a quote, they helped with product decisions, and told me exactly how and what they would be doing. They were always right on time, extremely professional, and my house and deck are sparkling. It is also great to know that my gutters are all cleaned and ready to handle the winter. I have a gutter helmet type mesh on as well, and they were great with cleaning and making sure it was all in place. I loved when they were up on the roof making sure everything was clean. Fantastic, I will definitely be using them again, the best!

+ -1 moreLuis was very prompt in responding to my request for an estimate. He came out the same day to look, checked the water pressure of our water and explained the process. I was able to schedule within a week. I was given the special offer price $249 for single family home. On the day of the appt. he was able to come early and contacted me to tell me and asked if it was okay to arrive early. He was responsive to my request to not come much earlier. He came with a helper and they were efficient, professional and did a great job. The gutters were really dirty and he got them nearly white again. He covered my plants/ flowers per my request. He offered to put back my benches, flower pots etc. After finishing. I would definitely use again and recommend!

+ 0 moreLuis Ortiz did a great job. At first we had some scheduling problems, but Luis was very understanding and accommodating with our schedule. When he arrived, he advised us of his opinions but wasn't pushy and listened to whatever we decided to do. He powerwashed both the bac and front decks really well, getting all the trouble spots and dirty edges. He cleaned the railing, the banisters, and the side panels. Everything is very clean and white! I would recommend R & L Pressure Washing - Luis Ortiz was professional, responsive, and affordable.

+ -1 moreThey did an excellent job. The siding had not been cleaned for several years and they did a thorough job cleaning everything. We noticed a few days later that additional stains had developed due to the dirt that had seeped out from under the siding. We called them and they replied promptly to set an appointment for a free follow up cleaning. The again arrived promptly and did a follow up review and cleaning. We highly recommend them and will definitely use them again.

+ -1 moreThis company was a pleasure to work with from start to finish! I had purchased an Angie's Big Deal and called to set the appointment. The phone was answered promptly and I was able to obtain a date and time that accommodated my schedule. The personnel showed up on time and walked around the house with me to gather my concerns and expectations. They promptly got to work and my house siding and trim was sparkling within an hour or so. I was concerned that they would not be able to remove the mold and algae on my window trim but it turned out beautifully! I was also concerned about the plants around my home that might be damaged by the cleaning fluids - but no, the plants were not impacted at all! Overall, the experience was exactly as I would have wanted and hoped for and I will be using them again!

+ -1 moreA few weeks ago, Luiggi, the owner, pressure washed my patio and cement patio furniture for $100. He did such a nice job that I hired to wash the side of my house [4 levels] and the front [1 level] and front porch, including the wood ceiling of the porch and the steps leading to it. (I realize now that I'd actually never seen the steps clean.). He did a great job. The porch and front of the house, which was really dirty, is bright and clean; I can enjoy it now, these last days of summer. I had intended to hire him to repaint my porch floor, which we had discussed. But when he was done cleaning it, he said it really did not need painting until next year. I agreed but his saying that to me shows his professionalism, for it cost him a job (it cost him money but saved his customer some). Luiggi was timely in showing up, courteous, and timely in finishing the job as well.

Description of Work: I scheduled an appointment with R&L Pressure Washing for today, Friday, 09/20/2013, for 12:00 noon and it's 1:15 p.m. and they have not shown up. I've left 2 voicemail messages and still no response. I'm very concerned that they have such a high rating for service and professionalism on Angie's List and I'm very frustrated that I've lost an entire day of work waiting for them and no one has called to indicate that they would be late or would not be showing up at all. **The company called me at 2:00pm, apologizing because they had put my appointment at the wrong time on their calendar. I cut an appointment short, so I could be here when the service provider was here. I have had to miss an entire day of work for this. Over the phone, he said that my deck was larger than the dimensions indicated in the offer and would need to increase the cost to $192 for just the power washing. He said staining would cost an additional $350. He said for an additional $50 he could power wash our fence. When he finally arrived, he again said he would need to increase the cost for power washing and staining the deck. I was apalled by this, because he said he had previously reviewed the property and knew what it looked like. This man has no intergrity. You would think that if a service provider is 2 hours late, they would be apologetic or offer a discount, but this man was so rude. I told him to have a nice day and please leave my home. He drove off in a huff. On another note, he discouraged me from purchasing a the Big Deal with Angie's List and paying him directly.

Unlike other contractors that only do as much they need to/can get away with, he stayed with the job and made our deck look amazing (for its age). This was also the second time we had him wash the exterior of our home, and both jobs were well done.

+ 0 moreEverything went fairly smoothly with this service- originally purchased as a deal of $250 for pressure wash and seal of a 250 sq. ft. deck. Luis did have to reschedule the original date for pressure washing, but he found a suitable alternative just a few days later so it was not really an issue. After measuring the deck, he explained that my deck was over the original number of square feet, so there would be an added charge, but the price of the deal obviously applied to the cost. I was a tad surprised at the size he measured (413 sq. ft.), but measured it myself after he left and came to basically the same number with my own rough estimations. The added cost was $266 over the original deal price, which basically made the cost for the wash and seal $1.25/sq. ft. I didn't really price any other options, but I figured I'd toss that out there so people understand where the overall price ended up. They did a very nice job, came back when they said they would for the waterproofing application, and were easy to work with. While it cost a bit more than I was anticipating, I'm certainly happy with the result and glad that I didn't have to do it myself!
