R&L Pressure Washing Painting and Decking

Spoke with Luis Ortiz over the phone a few times requesting a bid for pressure washing our driveway and concrete walls based on his reputation with Angie's List. Mr. Ortiz first told me the cost was $700-850 but I advised him our driveway was quite large and he should review it before bidding it. He repeatedly said he did not need to view and we finally agreed on a payment price of $1100 to pressure wash driveway, short concrete walls attached to driveway and surrounding perimeter concrete walls, On the day he was scheduled to arrive at 8 am, he called after 8 am and advised he would not be here until noon because of a need to do maintenance on his pressure washer. My husband had taken off work and was ready for him at 8 am. When Mr. Ortiz arrived, sometime after noon, he said he could not do the work for the amount he bid as it was larger than he anticipated. As we are on a tight time schedule, the husband finally agreed to pay him $1400 to pressure wash just the driveway and short attached concrete walls. He offered to do all the work he originally bid if we would pay him more than twice the price of his original bid. We declined. The work he did perform was very good and there are no complaints with the work, only the high cost, methodology of pricing in an almost bait and switch scenario, and lateness to the job site. The job took him and his associate about 14 hours total to complete. We will not use Mr. Ortiz's services again. In hindsight, I would have gone with another estimate as it would have been less expensive in the long run and I do not care for his bidding practices.

Pressure Wash House. I took a day off work to have house repairs done. One effort was a house pressure wash. I contacted this firm. They agreed to do the work at 2pm on Friday. I sent them my address by email. On the day of the appointment he called about 1245 and said that he was here but could not find the house. I gave him the address again. He called me back. He was angry that he was at the wrong place. I terminated the arrangement. The service provider seems to have a problem with written and spoken directions.

They could not get their scheduling in order.

They arrived right on time did a great job. I asked them to do the stairs at the back of the house when they were done but they were on a schedule and they gave me another appointment which was fine with me. They did an excellent job pressure washing the walkway and stairs!

Luiz quickly assured me that he is familiar with the needs of a Timbertech deck. He patiently answered all my questions and showed me the cleaning product he uses. He had another gentleman working with him; together, they did a fantastic job not missing a thing. When I asked Luiz if the lattice under the porch will be also be cleaned, he smiled with "of course." He willingly added the cleaning of some very dirty decorative clay pots and some white ones. I spotted Luiz even washing the stepping stones in my garden. Luiz will be back in a few days to wash my windows; when he returns, he will seal the cedar shed - something I didn't ask him to do when we negotiated the price. Truly, it was if he was working on his own property. What more can a homeowner ask of a service provider?

Vendor has great reviews on Angie's List, so I purchased a Big Deal to have my home power-washed. Scheduled an appointment with vendor and he did not show-up. Called and requested a return call from vendor and he did not respond. After waiting for two hours, called Angie's List and submitted a request for a refund.

They had to reschedule and made sure to get in touch with us for a convenient time for the reschedule and on the day of work arrived on time. They worked hard at cleaning the siding, and especially any spots that were troublesome, cleaned the brick, windows, gutters and soffit/overhang on our screened porch to include the skylights. They were professional, hard working and did an excellent job. We will definitely, when in need, call upon them in the future. We are also recommending them to our community should others be in similar need.

Luis was easy to schedule and he arrived exactly on the time he promised. He did a great job and was very careful not to disturb my gardens or other outdoor fixtures. He was able to remove all the mold from my chimney and got the mildew from my gutters. All around, he did a great job and I would use his services again.

Luis had made an appointment with me for noon. He arrived at 2:30---HOWEVER---once they got here they did an excellent job! They even dried the siding at the top of the house with a rag so it would not continue to drip down the house. I was very impressed by this. They were very thorough and even got up under our gutters They were very careful of our landscaping---not one shrub or flower was disturbed.

The work went well for what they could do they don't do any scrubbing only pressure washing do the dirt that was on really heavy didn't come off, when I called the owner and told him what I thought he was happy to come back and do whatever he could to make it right. He called several times to make sure I was satisfied. Great communication and work ethics!!

He did an amazing job. There were stains and ceramic tile remnants all over the patio and he removed them all. The patio looks like new!

The work was very effective and everything was cleaned. I graded them poorly on professionalism because: - The crew was pushy and rude. I had trouble understanding a price he offered and then he proceeded to mock me. - He tried to increase the price before he even saw the house and the square footage. In the end, we negotiated a fair add-on service.

We have a large home with vinyl siding which had not been cleaned in years. The siding was dirty near ground level and had green surface growth in some areas. R & L showed up promptly as scheduled. They completed the work in 2 hours. They used a clorox based house cleaning solution. When completed the house was perfectly clean. I had expressed concern about several areas of wood around doors that could potentially be damaged from the pressure cleaning. The wood areas were undamaged and clean when the job was done. Also they assured me the shrubs would not be damaged by the cleaning solution and a week later they all look fine. They hosed down the shrubs when the washing was complete. I cann't think of anything they could have done better. I would highly recommend R & L and would use them again.

It went great - the crew was on time, worked efficiently, and left the siding of my house shining as new. I will definitely hire them again next time.

Work had to be rescheduled as his schedule was mixed up a bit. They were prompt on the date they did show up, and did a good job.

I bought the deal and treys to schedule right away. We were rained out on first appointment but second appointment took awhile to book (2 weeks) which was somewhat disappointing. They showed up on time with the new appointment date and did a fantastic job cleaning the house. Start to finish was about 90 minutes.

Luis did a spectacular job pwashing our brick patio, and did our house on an AL coupon. I thought I only needed the top half of the house washed, although I was paying for the whole thing. Luis correctly said that was a bad idea, that he should do the entire house, per the coupon, because the results would be much better. And they are great. I am very impressed that he convinced me to let him do the whole job when he wasn't getting paid any more - he was solely concerned about doing the work to my satisfaction.

Luis did a fantastic job. When he was finished, our house was sparkling, I kid you not! Our house and deck were so clean and spotless, in fact, that it looked like they had just been built. We are thrilled with the results and will call Luis again when the house needs another cleaning. When I first called, he was able to come within a day to give an estimate. Then he was able to do the job within the week. We couldn't be more pleased.

Bought a big deal for pressure washing services, R&L stated on their site they serviced all areas of Loudoun County. When I spoke with the provider they stated it would cost an additional $50 to travel to my location. In addition they were very inflexible in offering times for service given their hesitance to come out. When I spoke with them, and told them the additional cost was not appropriate, they were rude and told me to call Angie's list for a refund. Would not recommend based on this interaction.

R&L showed up on time and completed pressure washing...doing a great job. Also did some light shutter painting that was not part of the original job...they were very accommodating. Highly recommend and will definitely use them again.

Service provider was polite and reassuring on the phone -- contacted me because I e-mailed and asked him to since it is hard to go back and forth about time windows and availability via e-mail. (Time is very precious to me.) The two men arrived promptly. (I wasn't home but my adult son was there.) Most of the house looked good when they were finished but there were a few areas (under eaves) that were still dirty when I came home. I had asked provider to be particularly careful to avoid having water come into the sun porch. My son told me that water did come in and he called the provider's attention to it but that the two men just said they couldn't stop what they were doing to clean up the water in the sunroom. My son cleaned it up instead rather than have an argument but he said the men were not helpful or polite. None of the defects in service are egregious enough for me to waste time dickering with the provider for a fix and to have someone here to supervise the fix, so I am letting the matter drop. But I won't use them again -- there are enough of these guys around to try someone else next time. Basically it was a "C" job.

Showed up in time and did great job. Would hire again.
