R&L Pressure Washing Painting and Decking

We have a deck that is about 340 square feet in area. Our house is a two-story Colonial. It has been about 3 years since the deck has been power washed and about 6 years since the house has been power washed. We went to Angie’s List and searched for a contractor located near Laytonsville, MD. We found R and L Pressure Washing which was located nearby. The reviews on Angie’s List looked good, and we contacted Luis by phone. In less than an hour, Luis was at our home and looked over the job, which was to power wash the deck, the house and stain the deck. After checking the size of the deck and house, Luis gave me a reasonable price for doing both jobs. Prior to his estimate, I had estimates from 2 other contractors. Luis was very reasonable and we hired him right then. R and L Pressure Washing arrived on time and started the jobs on September 5. They returned on September 8 to do the staining. We selected the stain from Sherwin Williams. We had some difficulty figuring out what kind of stain we wanted and called Luis several times with questions. R and L Pressure Washing gets straight A’s in the 3 P’s, polite, professional and punctual. We also give them an A in cooperation for putting up with our indecision. We are delighted with the results and think the deck and house look beautiful. We would definitely hire them again.

Mr. Ortiz performed flawlessly. He responded quickly to my initial query, set up a date to do the work in the near future (about 10 days if I remember correctly), arrived on time (yes, really), and performed the work efficiently at a reasonable cost. I would not hesitate to recommend him or to employ him in the future.

Provider did not respond to my request via Angie's list. Only replied after I called them after three days. Apart from that they did a satisfactory job

I was very pleased with the entire experience. The estimate was done very quickly after I contacted them. They showed up early on the day of the job and worked steadily (2-man crew) until it was completed (about 6.5 hours). They put everything back in its place. Most importantly, windows are sparkling and drive and patio look rejuvenated. I would definitely use them again.

It went well. There was a problem in the beginning with the pressure washer. They worked on it for about a half-hour and it seemed to work fine after that. They did a very good job. I had an Angie's Deal for the house, and they agreed to add the porch and fence for $100 extra. It all came out very well.

Luis Ortiz returned my call the day I called him--or the day after at the very latest! We made an appt. for the next day. He and his assistant power-washed my backyard platform deck and made a second appt. to come back and stain the deck exactly a week later. He discussed with me--at length--how I wanted the deck to look and advised me as to what kind of product to purchase (stain v. sealer). His advice was "right on" and the deck looks really good! I wouldn't hesitate to hire Luis again. It's true that they were a little late on both days but once here, they worked diligently (despite the heat), explained everything before they did it, and were very courteous and straightforward.

I'm in the United States Air Force and I recently returned from a seven month deployment to the Middle East. I came home to a number of problems that had to be addressed immediately! One of those problems dealt with my back deck and the severe beating it received during the 2013/2014 winter storm that pummeled the East Coast! After assessing how weathered my deck looked I went to Angie's List to find a reputable deck cleaner and came across Luis Ortiz - by way of a coupon he offered on Angie's List! I contacted Mr. Ortiz and left a message. He promptly returned my phone call in less than a day. He stopped by to assess the damage and quoted me $350 to do my entire back deck (details given in "What did the provider do?"). Initially, by phone, he quoted $300 when I gave him the measurements for my back deck and front fences, but after he stopped by and assessed everything he had to adjust his price because of the size of the additional posts that had to be treated. I understood. In addition, while he was there I asked how much he would charge to also do my front deck (to do all mentioned in the "What did the Provider do?" NOTE: There are no posts in the front). He quoted me $50 which I found a very reasonable price for all that he did. He also agreed to let me pay him in two part payments to ensure all the work was done - that's cool! He scheduled a day when the weather was good to stop by and power wash the decks and fence/gate. When he attached his power wash machine to my outside water line he wasn't getting much pressure. He notified me and adjusted his machine to work with the amount of pressure my water outlet was pushing out - come to find out my piping had burst because I forgot to drain out the remaining water and keep the valve open before I left, so the pipe froze and cracked, thus explaining the low water pressure. However, the reason why I'm telling you this is because (LOL) Mr. Ortiz apologized for something he didn't even do!!!! I guess he really wanted to maximize his machine, which he did in my opinion, to really give my deck a good and thoroughly cleaning! I really appreciated his humble and professional nature! After he was done power washing he, again, scheduled another date to come back out and seal all the items mentioned above. He arrived promptly on time and started in right away! I wasn't home when he arrived because I was getting my vehicle worked on as a result of it needing servicing since I didn't maintain her for seven months while I was deployed. My vehicle maintenance took a lot long than expected, so I wasn't home to pay him for his final payment right away! However, unbeknownst to me, Mr. Ortiz waited patiently for an ADDITIONAL 30 minutes for me to get home so I could pay him! That's just friggin AWESOME!!!! Lastly, without me asking, Mr. Ortiz stated that the primary reason why my deck was weathering faster than its suppose to was due to a house next door to mine where the owner has neglected cutting his trees and the foliage is falling onto my deck and damaging it! He wrote me a personal email explaining the damage and work done to fix it. I plan on taking the information to Prince George's County to file a grievance shortly against my neighbor who is neglecting his neighborly duty! They couldn't come out early enough.

My house is clean and appears to be slightly brighter yellow than it was previously! The work was done well and promptly. The originally planned cleaning date had to be changed because of weather but the company called to let me know what was going on and to make sure the change was acceptable. Overall a very professional and personable company to work with!

Real good. He followed directions and made his position clear. All went well.

He arrived as scheduled on both contacts. I am happy with the quality of his work. The appearance of the deck is 100% of my expectation. I told Mr. Ortiz that I would refer him to my friends. I am sure that I will request his services in the future.

Luis was running late so he called to let me know that he would be about an hour late. They arrived and we negotiated a price for him to do the porch and deck which was not part of the package that I purchased. They went to work and did the best pressure wash I have ever had. They first sprayed soap everywhere and then did the wash. I was very pleased with the results.

Luis promptly responded within less than a half hour with a request for an estimate. He came over within 5 hours as agreed. He surveyed the job and we agreed on a price. The house was built in 2006 and needed a complete exterior washing. Luis agreed to come the next Saturday morning. Luis showed up with a helper as agreed and they worked all day pressure washing my house and the 2 decks. They even helped move furniture off the front porch and decks. The house was transformed by the cleaning. It's shiny, beautiful and looks new again. What a wonderful service! Luis did a great job and I highly recommend him. I was so delighted I gave them a $50 tip in addition to the agreed price.

It was fantastic. They sent two techs and it took about 3 hours to do the job. We have a 2 story home. This was the first time I've had the house pressure washed. They were on time, explained what they were going to do, and after they were finished, they walked me around the house to make sure I was satisfied.

Excellant, Luis and partner were very polite and helpful, as they moved what was needed, and replaced and cleaned all areas worked on. If painting were also a sideline of his; I would not hesitate to have future painting done by his firm. Thanks Luis, Dan

Two really pleasant guys came out on a really hot and humid day and did a great job. Very careful about not damaging anything (asked me to ask the neighbor to move her car, moved all plants,, etc. well away from deck, etc.). They cautioned that the siding may not come completely clean in spots because water from the downspouts had caused big stains, but everything looked good when they finished. When they were ready to start, they told me to close all the windows and the door and not come out until they were finished in an hour. In almost exactly an hour, they knocked on the door to have me inspect. I found all the deck furniture and plants put back where they were. The deck on the first floor had been stained a cedar color, but they were able to get most of it out. We're looking forward to them coming back and sanding both decks to apply a finish that will bring them back to a natural color. Our townhouse is 25 years old and has never been powerwashed. I feel like it's had a facelift!

Spoke with Luis Ortiz over the phone a few times requesting a bid for pressure washing our driveway and concrete walls based on his reputation with Angie's List. Mr. Ortiz first told me the cost was $700-850 but I advised him our driveway was quite large and he should review it before bidding it. He repeatedly said he did not need to view and we finally agreed on a payment price of $1100 to pressure wash driveway, short concrete walls attached to driveway and surrounding perimeter concrete walls, On the day he was scheduled to arrive at 8 am, he called after 8 am and advised he would not be here until noon because of a need to do maintenance on his pressure washer. My husband had taken off work and was ready for him at 8 am. When Mr. Ortiz arrived, sometime after noon, he said he could not do the work for the amount he bid as it was larger than he anticipated. As we are on a tight time schedule, the husband finally agreed to pay him $1400 to pressure wash just the driveway and short attached concrete walls. He offered to do all the work he originally bid if we would pay him more than twice the price of his original bid. We declined. The work he did perform was very good and there are no complaints with the work, only the high cost, methodology of pricing in an almost bait and switch scenario, and lateness to the job site. The job took him and his associate about 14 hours total to complete. We will not use Mr. Ortiz's services again. In hindsight, I would have gone with another estimate as it would have been less expensive in the long run and I do not care for his bidding practices.

Pressure Wash House. I took a day off work to have house repairs done. One effort was a house pressure wash. I contacted this firm. They agreed to do the work at 2pm on Friday. I sent them my address by email. On the day of the appointment he called about 1245 and said that he was here but could not find the house. I gave him the address again. He called me back. He was angry that he was at the wrong place. I terminated the arrangement. The service provider seems to have a problem with written and spoken directions.
