This has been one of the worst contractor experiences in my life. Still cannot believe this. This guy (Sean Beard) is a crook, dishonest, unreliable. Would never work with him again and would not recommend. 1. The first job (redoing ceiling in dining room earlier this year) was overall OK, except at the end he announced that he wanted to charge substantial extra $ for painting the ceiling the same color as elsewhere, leaving me with the choice of either leaving the ceiling patchy looking or ending up paying far more than the original quote. Since nobody is looking at the ceiling I picked the first option, which is not that great, but also not a big deal. 2. With the second, bigger work (#2 through #5 above), he had major delays compared to agreed timeline. I guess delays are ubiquitous among contractors, but the excuses were rather lame (e.g. saying the delay was from rain, when there was weeks of continuous dry weather). Even then, it is not that big of a deal. However, his aggressive pursuit of payments was quite shocking. He demanded the 2nd draw even before any actual work was done! Also, when I was at work until very late (I am a doctor), he would propose that he would come by my house for a check at times like 1 AM or 6 AM rather than waiting a day! Such extreme urge to be paid is very suspicious to say the least. 3. His itemized quote was a joke. It included repairing a sky light, whereas I don't have one. Clearly, the quote he gave me was some mindless copy-paste job from something else. Also not a great way to build trust. 4. However, the biggest problems were happening near the end. The first issue was that he demanded the last, 3rd draw, even though the work has not been completed. He claimed to have done the roof/leak fix and the basement walls were done, but some of the small jobs (installation of multiple shelves) were not. He said he could not complete these, because he could not find the shelves (!), which was shocking considering that (A) in the beginning of the work I had him confirm that he had all the necessary information for completion of the work; I had all necessary info in writing (email) and photographs (Picasa web album, shared with him) that included photos showing where the shelves were to go and where the shelves (to be installed) are located; and (B) I re-sent him the links to those photos after he declared at the end he did not know where the shelves were. Once I re-sent the links to the necessary photos, he dared to say that I had sent the "wrong" photo, only to show where the shelves were supposed to go, but not the where they were located. He had the guts to demand the final payment without completing the work with such a total b******* excuse. 5. Once he was done, after a couple of weeks of dry weather, we had a few days of heavy rain. In a room upstairs where I NEVER had leaks before, some major leak erupted immediately as it started raining, which needed multiple buckets that were filling up quickly until the rain subsided! I ended up having to replace the roof and I am 100% certain it got damaged because he was messing with it/stepped on/cracked something. Now here is the interesting part. When I obviously angrily demanded he checks the roof out and fixes this under warranty, he informed me he honored no warranty and that I should have hired a licensed roofer in the first place as some patch work was not going to be sufficient to fix my leaks!!! I could not believe it. Obviously, he, as the contractor I was hiring to fix the leaks, absolutely should have told me that he was (A) not licensed: and (B) for all the money I pay him he likely would NOT be able to fix the problem. In other words, he agreed to do a job he now states he was neither licensed or qualified to do, without sharing that information before taking the money. I know it is only a few thousand $, but I am so p***** with this outcome I am considering legal resolution.

Painting ceilings in master bath and bed rooms following leak; 4. Fixing holes in ceiling responsible for leaks and re-sealing attic; 5. Various small painting and other jobs (e.g. shelves) around the house.

Eric designed and constructed my walk-in shower, tiled the entire shower, added a bench seat and several tile shelves. My shower looks like a spa shower now, including all the neat plumbing and shower heads. I really wanted a bidet toilet, and Eric researched, found and installed my favorite appliance in the house--my bidet toilet. When my son "inspected" the plumbing in the "master" bathroom, before Eric drywalled it, he made the comment that Eric's plumbing was "a peice of art" and that Eric is a total perfectionist. I wanted drawers in my vanity, but the vanity that was chosen, didn't have drawers. Eric built them in for me. Eric left the house in the same condition that he found it, every day, when he left. I've never seen anyone clean up after themselves on a "construction" site, every day like Eric did. He put down drop cloths every morning, and picked them up on his way out. This young man is a perfectionist. His cost estimate was very good. His time estimate was not as perfect. It took him longer to complete the job than he originally thought. But he never left my job for another job. He stayed right on it until he finished, and would have worked much later into the nights, if I had allowed it. He is a one-man show, and has to do everything himself, and that's why it takes him a little longer to get it all done. However, the end product is totally worth the extra time.
Description of Work: Superior Home Renovations is a one-man company, owned and operated by Eric Southard. Eric does all the estimating, design and execution himself. He just remodeled our two upstairs bathrooms. "Remodeled" is an inadequate term for what he really did. He took our bathrooms down to the studs, and rebuilt them, including adding new subflooring. Eric took forty year old bathrooms and brought them into the 21st century. Eric did all of the construction, tiling, plumbing, electricity, drywalling and painting himself. Erick had free reign to design my bathrooms, and he did an excellent job. Everyone who has come to see my bathrooms exclaim on how great they are. My bathrooms would be "at home" in any upscale new home.
