Description of Work: Home inspection. Inspector showed up a half hour early, was very thorough and took exceptional care with the home, performing the inspection, and taking the time to review and explain all of his findings to me. The report was provided in a timely manner (earlier than promised) and was very thorough.

Paul Cornell was available on short notice and arrived with his son to conduct the inspection. He arrived, in fact, before I did, and started without me by examining the house exterior--yet took the time at the end of the inspection to walk me through what he saw. Paul is a veteran--knowledgeable, pragmatic, and not an alarmist. He represented my interests as a homebuyer, and provided me with an extensive report, including digital photos with arrows pinpointing areas of note, in PDF format by the end of the day. The only downside is that he is more expensive than other inspectors I contacted; still, I have no regrets.

Very thorough inspection by two professionals. Very detailed written report provided the next day. We needed a pre-purchase home inspection for a c.1900 single family home. The receptionist was well-informed and exceedingly polite. The inspector (Scott) was very accomodating for scheduling our home inspection. He was already done inspecting the roof / exterior when we got there (a little late). He then proceeded to spend 4.5 hours with us, detailing every finding in a wonderful, .pdf report complete with pictures. He made comments about the construction and history of the building, and was as interested in us learning about the property as us getting an excellent inspection. Scott was very personable and fun(!) to work with. I have no doubt we will be recommending his services to friends in the Boston Area!!

Paul & his son Bill are superstars. They showed up early to inspect the outside (roof, drainage, siding), so when we arrived, they could immediately start talking to us about the issues. For every issue, they described the problem, patiently answered any questions, and suggested a remedy, including the exact parts to buy. They said they would include all info in the report so that I wouldn't have to take notes. They took digital photos of all problem areas & Bill took notes on a laptop. They were very meticulous, pointing out anything that might be a problem, but without being overly alarmist. The report arrived 2 hours later by email. It was a link to a website that I could log into and access the report in both PDF and HTML format. The PDF was 68 pages! There was a section for each room or subsystem. (We had 28 sections.) Within each section, there was a table listing all the components of that room or subsystem. Each component was categorized as satisfactory, marginal, poor, etc. The color photos were annotated with red arrows or a circle to pinpoint the exact problem. There were 110 photos in our report! And the report is available forever. I even emailed him afterward to ask a few more questions and he responded promptly. This was exactly they kind of inspector and inspection I was looking for, so I knew what I needed to fix before moving in, and then I had a list of the minor stuff that I could fix after moving in.
Description of Work: Home inspection for our house purchase-5 bdrm, 2.5 bath, 3600 sq ft. They inspected everything about the house. It did not include radon testing, which was $75 extra. We opted to do radon ourselves.

Paul did a pre-purchase home inspection and radon test. I had used Paul many years ago and immediately chose him to do this inspection. Sandy responded promptly to my call and got me scheduled with Paul within 3-4 days. Paul was extremely thorough in his inspection and found several major structural (foundation) issues that would have been extremely costly to repair. He recommended that I have a structural engineer look at the problem....which I did and confirmed Paul's findings. Paul's inspection report was available within 24 hours online as a "downloadable" PDF file. The report was extremely thorough (almost 90 pages) and incorporated numerous color digital photos he took to document his findings. Paul was extremely knowledgeable in building construction, plumbing and electrical systems.
Description of Work: Pre-purchase home inspection and radon testing. Inspection was for a 4 bedroom/1.5 bath Colonial with a detached 3 car garage/barn with loft.

Everything they found was documented with photographs and detailed explanations, and in addition they took the time to explain absolutely everything to us in detail. We later showed our inspection report from Paul Cornell to a contractor who approved of it. You may not be sure you're buying the perfect house, but if you go with Paul Cornell, you will be buying the perfect home inspector!!

We first contacted Paul for a condo inspection in early 2000. He had been recommended by a friend in the real estate business who said that "he's the guy the realtors fear." He arrived, looked at the exterior of the building, made observations, then moved into the interior. His technique is to make inspections and observations in the presence of the potential buyer. He offers recommendations about remediation of conditions he observes, and even suggests time frames for setting priorities. At the end of the inspection (2006 & 2007) he provided an extensive written report with multiple photos, with both the report and photos available with a website link. The reports in the 2006 & 2007 inspections totaled 72 pages and 68 pages respectively. His expertise and insight literally saved us from buying a house with literally $115,000 worth of problems. The value of his work is far more than the cost of the inspection.
Description of Work: We have used Paul Cornell & Associates three times for inspection of homes following acceptance of offers to purchase. In each case (2/2000; 5/2006; 6/2007) he came early to the properties, inspected the exteriors extensively, then went through each property (one condo and two single-family homes) in exhaustive detail. He made running commentaries as he made his inspection, and in each case, provided voluminous reports with photos (2006 & 2007) with recommendations regarding remediation of discovered issues.

They were very easy to work with - were very good about responding to requests and being able to schedule inspections. I worked with Scott Molander and his associate on both inspections. This was based on a recommendation from some friends who also had a positive experience with them. They were very prompt, even arriving early, and were very thorough in their inspection. Their report was excellent, including photos and explanations. They were also very good about explaining things and asking me if I had further questions as we went through the inspection. Each review took several hours - longer for the property that had more issues. There was no feeling about being rushed - they did what they needed to do.

Paul and Bill arrived much earlier than scheduled and completed most of the exterior inspection and garage inspection before we arrived, but walked around later with us and pointed out what they had found. As they went through the house they explained what they were doing and gave us various tips and recommendations. They seemed to look at everything inside they could without being destructive. They did not go to the top of the house because there was no ladder long enough, but they did go up on their ladder as far as they could (I think his ladder was 32 ). The report was just over 50 pages, including numerous pictures with highlighted arrows in some cases. Most of the information was checklists and canned sections, such as The truth about roof leaks . The checklists gave 5 options from satisfactory to concern, and options for unknown and inoperative. The commentary for each issue was typically a short sentence with a picture. One or two items were left out of the report.
Description of Work: Paul and his son, Bill, performed a pre-purchase inspection of an older property that had recently had extensive updates and an addition. Many systems were new, and the basement was just finished out, so the inspection was not typical for many older homeowners. The inspection covered the roof, chimney, exterior walls, grounds and drainage, doors, windows, garage, basement, A/C, heating, plumbing, water heater, electrical service, laundry, hallways and entries, all rooms, and attic. There was also an insect report and a radon report. Paul and Bill were a pleasure to work with; they made the process enjoyable and educational. I believe the premium cost was justified, and I would recommend them.

Scott Molander arrived promptly, and was already on the roof when we arrived. He spent several hours going over the house and explaining in clear details. This was our first time to ever have a home inspection and we needed explanations of almost everything. Scott talked us through much of his observations on site, then sent a 44 page report via Internet the same day. The report is clear and detailed including photos. We were able to use the information to re-negotiate almost $15,000 on the price of the house. In addition, the information has helped us to plan and organize contract and repair work on our new home. Two months later, Scott remains available for phone calls for questions and further clarification. All in all EXCELLENT!

He is punctual, professional, and extraordinarily thorough and definitely saved us money in the long run as we were able to submit a punch list of things to be addressed in the new unit prior to signing the P&S. In the case of the older condo, we had the sellers throw in the estimated cost of repairs he unearthed at the closing. He was available for questions and advice long after the inspection. I used the inspection report he e-mailed me (with color photos and great detail) to help the condo association decide on what common area repairs should be made. His fee is a little higher than the going rate but worth every penny. He provides useful home maintenance tips if you accompany him during the inspection. I highly recommend him.

Excellent experience. Paul and his crew arrived an hour before the scheduled inspection, to perform effective ladder work on the roof and then took me through the entire interior process. I would highly recommend his Inspection company, not only to perspective home buyers but to anyone who wanted a consult on how to make their home more efficient and safe. His services are not cheap, but when you consider your home is probably your most expensive asset, I think he is well worth the money.
Description of Work: Paul Cornell did two home Inspections for me. The first was on a 120 yr. old Victorinan Home in Auburndale and the second on a 56 yr old contemporary ranch in Chestnut Hill. The Inspection was very thorough and his report was spectacular. Not only was each report in excess of 60 pages, but they included color photos and specifics on each issue that arose. In addition the report was prepared and emailed to me, within 12 hours of inspection. I have had two previous inspections by two seperate Inspectors and neither came close to the quality Paul and his son Bill provided.

SCOTT MOLANDER ARRIVED 30 MINUTES EARLY SO THAT HE COULD LOOK AT THE ROOF BEFORE WE ARRIVED. HE WAS VERY THOROUGH, VERY POLITE, MADE SURE I UNDERSTOOD EVERYTHING, AND PROVIDED A FULL WRITTEN REPORT AS WELL ON THE SPOT. HE CONVEYED WHICH ITEMS NEEDED ADDRESSING IMMEDIATELY AND WHICH ITEMS COULD WAIT. HE ALSO PROVIDED UNOFFICIAL ESTIMATES (ALTHOUGH THEY DON'T DO THE WORK) SO THAT I WOULD KNOW WHETHER CONTRACTORS WERE BEING REASONABLE.
