Tyler was so patient with us. We made an offer on 5 different houses but the first four did not go through (because we tried to purchase HUD or bank owned homes). Tyler was completed involved in the process and was the first to show up during our closing. They are amazing and I would recommend them to everyone! He returned calls on nights/weekends and educated us since this was the first home we bought. They're amazing!!!!
Fast Forward to July, 2012.
I found a house that looked interesting. We went to visit this house, fell in love, and stupidly agreed to use the seller's agent as our agent, too. We didn't have a realtor, why not keep it friendly, right? NO!!! We signed an offer, which was accepted IMMEDIATELY (insert red flag here). After the offer was accepted agent said, and quot;Ok, go get financing and I'll see you in 45 days for closing.and quot; Really? How do I get financed? I had zero clue where to start. My husband and I are smart people, but had no idea how to do this. So I started asking around. I went to some banks, a friend of a friend said he could help. The clock was ticking and I had no clue what to do.
Mid/Late August 2012.
I'm a teacher. School started and I ran into a teacher who had purchased a condo after a divorce. She highly recommended Tyler. So I called. This is when things started to get easier. Tyler took us by the hand and walked us through every step of the process. Once we were approved, we had an appraisal done on the property we so wanted to purchase. WELL, ( remember red flag?) it didn't appraise for anywhere near what we had agreed to pay for it. The agent had misrepresented so much about the house including the value and the size (she was only 2000 sq ft under what she told us the house was).
September 2012
So we had to start over. Tyler, recommended a real estate agent he had worked with in the past. Jim Adams, our new agent, took our very specific requests into account and we went looking. We looked at a lot of houses. Everything I looked at though I wanted to change. So Jim introduced us to Jennifer and Todd Pyatt, who build houses. They happened to have ONE lot left in the neighborhood we fell in love with. They assured us that we could build in our budget.
September 28, (husband's birthday) we signed papers to build a house!
We worked with the Pyatt's on choosing EVERYTHING for the house and with Tyler to get us pre-approved for a larger mortgage.
October 15 - Town Council Meeting -to approve plans
October 30-permits came back
November 6 - they put in plumbing that goes below the foundation
November 15 - they poured the foundation
November 26 - FRAMING
December 3-Windows
By December 19th the entire outside was finished.
We were in constant contact with Tyler this WHOLE time. Getting a mortgage is a very complicated thing. You have to explain everything. But Tyler guided us through the process. Tyler also stayed in contact with the Pyatts and with the realtor.
Tyler arranged for the inspection and the appraisal. I cannot express how easy it was, I simply gave him my credit card # and poof, it was taken care of.
We went to closing on January 29th, 2013.
I included the time line to illustrate a few things. First, how different it is to build a house than buy an existing house. Second, It was a LLLOOONNNGGG process for us to get a house and Tyler stuck with us every step of the way. I FIRMLY believe that without him, we would not have any house, let alone our dream house. Since closing, Tyler has emailed several times to make sure there were no issues and to inform us about some title stuff.
