Getting them to lock the rate was our idea not theirs. They mentioned we should do this around a specific time period but never followed up. When I called to inquiry about the timing of the lock, the gentleman acted hesitant. I thought it was HIS job to protect us from volatility not MINE.
One question that was never fully answered was whether they hold accreditation with a large panel of lenders or not.
In our opinion, a good broker gives the client a checklist. This ensures that all necessary documentation is received prior to the closing date to prevent any delays. We encountered a delay because of paperwork and had to cancel our movers.
We fully expected to have access to all final documents to be used at the closing. We had no opportunity to read them until we sat down at the title company. In the past we had these at least 2 full days prior to closing.
If anyone reading this hasn't purchased a home since the Patriot's Act was adopted then get ready! I guess we thought the changes would be explained to us thoroughly. The changes are vast and quite intrusive. We take responsibility for our part of this failed relationship. You need to educate yourself and not rely on perceived "good" loan officers. Because of the failure of our existing home to sell, we had to scramble at the last minute to secure our down payment money. DO NOT DO THIS! Have your money ready at LEAST 2 weeks prior to closing.
on our last minute loan with professionalism, honesty and efficiency. Mark and his team have finance and legal backgrounds and were obviously well versed in the realm of home financing, leaving us much more confident in their work than we were with Union Savings. Even though loans through Access are sold, Mark remains our point of contact for any questions about our loan. At the end of the day, we may have paid a little more in closing costs (although it's hard to tell as we never knew the final Union Savings closing costs), but we had peace of mind that we were in good hands. I highly recommend this team!
