Services we don't offer
RPM Central Indiana does not offer in-house maintenance as this would deter from the overall partnership with the owners. We do offer complete maintenance of your home through a 3rd party contractor who is licensed, bonded, and insured.
Just one giant hassle. Easy to access the house when looking at it, but signing is the easiest part of the deal. Imagine a Veteran that is cold and shivering when trying to go to sleep. One would imagine that veteran was homeless, but not in this case. That veteran was a tenant of RPM of Central Indiana. The Heating and Air Conditioning system failed 5 times, 3 times over the coldest days of this past winter. Of coarse there is someone at their emergency line, but they only take reports. They have no answers of when someone will come out to fix anything. We spent several nights below 32 degrees. After asking the repair company, we found out the system was 15 years old and it’s never had routine maintenance performed on it by their company. The repair company is contracted by RPM for all HVAC repairs and updates. They even sends out reminder postcards, but no one really cares. The techs only come out for problems, leaving the tenants cold. Then RPM argues they already fixed the problem, after it continues to fail in the summer time! They opted to take the quick cheap route instead of updating an old and unmaintained heating and cooling systems in their rental property. You would think that a part of the “management” process would be having the heating system well maintained, but not for them. Because the system was ill maintained it cost us upwards of $300-$400 per month in electrical cost alone. After it’s all over, don’t except much in a deposit back. You can clean it as much or a little as you want, because they will overcharge you to do it anyways. I went over that house for several days and they are going to withhold a significant portion of the deposit for cleaning because it “smells like dogs”. I thought that was why we paid a $600 non-refundable pet deposit, because upon leaving it might smell like a dog was living there. There was also a cat, but strangely there was no note of a cat or litter box smell. For everyone’s reference the Oxford Dictionary defines a deposit as “A returnable sum payable on the hire or rental of something, to cover possible loss or damage.” So a non-refundable deposit would indicate the management company is assuming some sort of damage or “smell”. They also claimed damage to blind and light bulbs, but provide no evidence there was anything broken. Even their move out inspection had photos, but didn’t show any damaged, broken. Their move out inspection oddly enough looked exactly like their move in inspection they provided as well. The entire report reads “good”. Bed room, good. Loft, good. Kitchen, good. Only a note of a dog smell, which a $600 Non-refundable pet deposit should be a generous compensation for a dog smell. After discussing the charges with the Operation Manager Corey, we had thought we were at least reasonably discussing and coordinating an amicable solution. However we abruptly received the originally stated deposit and they refused to add any of the discussed amount. We found a much better property management company (American Homes 4 Rent) that has had no issues keeping up with the cold temperatures. They even sent an email to all of their tenants before winter, asking them to turn on the heat to ensure the system was functioning. If it didn’t, they provided a direct line to a representative to report the issue so they could coordinate a repair before the cold temperatures set in. Also, the monthly cost for all utilities is less than the electrical cost of RPM’s property. Don’t rent from this company, you will regret it.

Basically a comedy of errors from the time the contract was signed... Telling me that my unit needed to be cleaned two weeks after I had asked them to arrange to have it cleaned (and reminding them again a week later). Correctly stating that the tenant was responsible for utilities in their lease agreement, but afterward telling me that I still needed to pay them. Authorizing non-emergency work to be done on my unit in excess of the contracted limit without permission, then refusing to refund the charge, because, well....the work had already been done. Attempting to bill for snow removal (for a condo....yes, the HOA handles it) - $90(?!?!) for one-time removal in a one-car driveway. Failure to change the HVAC filter per our contract as part of the semi-annual inspection process. Asking me to provide pictures of the damaged garage door after there was an incident with the tenant's SUV and my contractor stated it was clearly stuck by a vehicle (I had asked THEM to provide pictures to me two weeks earlier when the incident occurred and they failed to do so). All said, I paid in excess of $2,500 over the life of the agreement for them to make my life difficult, and to tie my hands when the tenant damaged my property. I terminated the agreement early and paid the three month term fee. I wouldn't recommend their "management" to anyone.

I am using them now. I have been working with them for a couple of years. It started off very well, and I think they have gone through some management changes within the last year, and their level of communication has dropped off significantly. They charge 7%. They are successful in getting tenants, however in the last few months, their communication has gone down quite a bit. They are not as responsive as they have been in the past. Responsiveness is poor.
Description of Work: I use Real Property Management. It is called RPM. They do rental property management, so they collect rents, and manage properties.

I had RPM managing a rental property for me in the Avon area for 18 months. The first 9 months were great and then there was a change of personnel. The new staff is unresponsive unreliable and has failed to follow the basic details of the management contract even after several discussions detailing the points of the contract in which they were failing. After a discussion with my property manager's supervisor, rather than addressing the issues they canceled the management agreement. Their lack of professionalism and failure to abide by specific details of the management contract has cost me hundreds of dollars on a property that barely breaks even as is. Since canceling the contract I have further discovered that the property manager never once set foot on the property, the tenant has removed fencing and a swing months ago which was never reported, and I was billed for maintenance that was never performed. Additionally they failed reduced the asking price of the rent for the newest tenant when overall rent prices increased in the same period of time. I am currently speaking with attorneys to see if I have any legal recourse.

You get what you pay for! There is a reason that this place is so CHEAP it is because their service is HORRIBLE. We have waited more than 3 weeks for our windows to be fixed. Not only are they not properly sealed they also fall open any time any door opens thus creating a HUGE security issue. They had a contractor come out, 3 weeks after MULTIPLE requests to fix it and the contractor did not fix all of them. When we notified Renee in the office that the work order was not complete she asked us to submit a new one, we responded that the original was not fixed and she said to call an 800 number despite her being our agent. When we leave often the windows fall down with wind gusts thus creating quite easy access for anyone to get into our house. They will not fix it and simply do not care. They have been subpar in every aspect of our dealings with them. I would highly NOT recommend them, the above situation is just one of many examples of situations that we have experienced since we moved in to the house in July.
