I had never had problems with bed bugs or any sorts of issues at my old apartment complex and I have the documentation from them to prove it. When I signed my lease, I did find it odd that they had a page at the very end that was an addendum to release any liability for bed bugs. I was confused by this and asked the manager if they have had issues with bed bugs in the past. He claimed they did not; it is just for the protection of their apartments and other tenants. My boyfriend was visiting when he took out my trash and spoke to a woman in the parking lot. She claimed the complex has had several issues with bed bugs and they have always put it on the tenants. When I found the bed bugs, I called the manager of the complex and he said he would have someone out the next day. He did; however, they are now trying to bill me for the issue. The complex is trying to tell me that I brought the bed bugs with me from my previous residence. Again, I have documentation to say I never had any issues there. They also are acting as though I broke my lease because my boyfriend would stay over sometimes. I feel like this is fairly normal among couples who do not live together. He has his own apartment and would stay over only a couple nights a week, if that often. They also have issues with heating & cooling. I have tried calling them in the past and no matter how many times you call, they won't answer. If I block my phone number and call, they'll answer right away. They would rather leave a message on your door instead of talk to you on the phone or in person.
Description of Work: I moved into these apartments on August 1st, 2012. On August 28th, I received my first bed bug bite.

I moved in to Beech Meadow Apartments in July of 2010. First thing that I noticed was that after living in the apartment for three days, a huge stain showed up in the carpet in the middle of the living room. (They had not replaced the carpets.) They refused to replace the carpets after I informed them about the issue because they said that the carpets were new. They weren't new and said that the stain came from me. (which it didn't.)Secondly, in June 2011, My air conditioning unit broke and spilled water into the utility closet, bedroom, and dining room. Effectively destroying some old family heirloom dressers that I had in the bedroom. The maintenance guys came to the apartment four hours later and stopped the leak, but didn't fix any of the drywall in the utility closet that was destroyed by the water burst. To this day there is still a giant hole in the ceiling that has molded over that was completely neglected. They did come soak the water out of the carpets and clean the carpets, for what that matters, yet refused to help cover costs of fixing the antique dressers. Saying that my renters insurance would cover the costs. My insurance wouldn't cover the costs because the accident was due to negligence of the apartment complex and not an act of nature or another person. Also, they found rats in the utility closet and failed to call out any type of pest removal. (something that I had to handle myself .)Thirdly, I awoke on May 13th, 2012 at 1:30am to find that there was hot water, pouring, from the ceiling in the kitchen, covering everything that was in the kitchen with this nasty, yellow, discolored water. Water was also pouring from a light socket in the ceiling. I call the emergency maintenance number over six times in an hour and received no response from anyone working for the apartment complex. Frustrated and scared, I moved all of my more precious belongings to my car, and had to stay the night in a Hotel as it is not safe to stay somewhere where water is coming out of electrical sockets. I have to call off of work the next day because I had received absolutely no sleep and had to figure out what kind of damage had been done to my belongings from the water. As I returned to the apartment, I find that they had stopped the leak, (which was caused by a faulty hot water main line in the apartment above me) (NEGLIGENCE AGAIN on the APARTMENT COMPLEX and I'M FLOODED OUT OF MY HOME AGAIN!)Like previously stated, they fixed the leak, and soaked water out of the carpet, but MY KITCHEN, BATHROOM, DINING ROOM, and HALLWAY were covered in water on the walls and on the linoleum floors, Not to mention that they didn't even clean my kitchen with all of my stuff just sitting in water all day. All of the kitchen appliances were destroyed, including theirs. This was two weeks ago and I have since moved all of my belongings out of the apartment and am no longer staying there. (They still haven't cleaned up the water or fixed the appliances to this day. Over two weeks ago.)When speaking with the Complex Manager, I told her that my lease has been canceled by them because of the neglect to fix health hazardous emergency issues (flooding.) She responded by saying that if I don't pay next month's rent, they will evict me and take me to court. (Talk about a slap in the face!) HORRIBLE CUSTOMER SERVICE!!!!!!!! FYI, it was the last month of my lease with them starting on June 1st. Also, they said that they would not pay for any damages done to my belongings because of their negligence. DO NOT GIVE THEM YOUR WELL EARNED MONEY! THERE ARE OTHER PLACES TO LIVE IN SUCH A BIG CITY

His lease is a legal + binding contract. I can not waive rent that is due per this contract that he signed. The member was a resident at Beech Meadow since 6/1/10. All maintenance issues were addressed in a timely manner. I have attached work orders for your records. The above resident’s lease did not expire until 6/30/12. However, he turned in his keys on 6/4/12 + did not pay June’s rent. This is a violation of his lease. I have also enclosed a cope of that. Upon his move out inspection I saw evidence of an unauthorized pet which is also a lease violation. I have highlighted his lease in the areas that he has violated his contract + attached pictures of the condition of his apartment. He is responsible for the remainder of his lease + all damage. The leak in his apartment was repaired + in good living conditions. We advise all resident to purchase renters insurance. We are not responsible for personal property.
