He's on top of his game and EXTREMELY responsive. Most of the mortgage brokers are jokes in this town, but Dave knows it cold and treats you like an intelligent human being. If I could give him an A+, I would.

Dave and his staff were tremendous. From the onset, Dave was responsive and professional, and Guaranteed Rate's online tools, used to track the progress of your document submissions, were easy to understand and made the entire process much quicker than I've ever experienced. The rates were competitive, and Dave answered every question I threw at him. They even pulled out all the stops to accommodate an aggressive closing date demanded by the seller. This was by far our best home mortgage experience ever, and we have been through this a number of times. Highly recommended.

Being self-employed, I had heard that getting a mortgage, even with stellar credit, would not be easy. Dave was recommended to me by a realtor at an open house as someone who was able to work miracles and being in an unexpectedly quick sale of my home and then a subsequent find of my new property, my head was spinning. Dave seemed optimistic that with even some minor seller issues, the loan would be approved. The bulk of the process occurred over the holidays while I was out of town but we were able to stay in constant communication with the team to get all the necessary documents completed. Dave handled the process, along with other staff from Guaranteed Rate via phone call and email, professionally and expeditiously. I?ve already recommended Dave to other friends.

Refinanced our current mortgage to take advantage of interest rates and get some cash out for a new roof. The entire process from loan application to funding took just under 30 days. All docs were sent and signed electronically using their secure web site. Dave was able to beat the loan terms and fees offered by our current lender, plus he always answered the phone when we called. And they do closings wherever you want and just about whenever you want. We signed all our closing docs at our house - very convenient!

It went well. I was relieved that Dave answered the phone instead of some office person. He was the most helpful and informative mortgage person that I spoke with in my search, I spoke with about 12 people/companies. His web site has the most information and is the most up to date, high tech, easy one to navigate.

Being a first time home buyer is a terrifying experience that took roughly four daunting months of inconclusive searching... And here in Denver where the market is crazy, and a I-need-a-house-crazed fiancé in tote, I was beyond overwhelmed. Somewhere In between failures of finding the "right" home for us, I asked my dad if there was anything that I should do in the meantime. He said to "give Dave a call. Tell him you started looking. He'll tell ya what ya need to do, and you'll learn a lot from this.". Well, he was right... Dave and the team at Guaranteed Rate were great. I had a bunch of questions about the whole process, and none of my questions ever felt like they were insignificant. Dave always had time to explain how the financial element worked with the loan, and when I re-asked the same question, he politely re-explained without judgement. We finally found the house we are in now, and we were given a worksheet of items to collect from Dave. When we were done and everything was turned in, my fiancé and I were entered into a portal that alerted us via email to the status of the loan ensuring that it was staying timely with our closing date. Everything went more than smoothly, and I can't thank Dave and the team there enough. While my fiancé and I moved in during the months that followed, Dave called or emailed every few weeks just to see how things were. I was already happy with my rate, but Dave and I had discussed that if the market ever breaks a little and we could save some money he should give us a call. Well we got that call a few months ago and saved a little over a quarter point which equated to big money for us. The whole process was just as easy the second go around as it was the first... I would recommend working with Dave to anyone whether it be their first home, or someone like my dad who has lived in 3 different houses in the past 15 years. I was surprised how smooth the process went and how easy it was to work with Dave. He's got to be one of the easiest people to like and trust that I've ever worked with....my last loan was a disaster. This one went fantastic! Dave was consistently available to answer me and wife's questions, no matter how detailed the request. He did a great job of listening, I truly believe he connected us to the loan that was best for my family. And he didn't disappear after the loan, a month after the loan was closed I got a wonderful housewarming gift. He didn't need to do that, but that's the kind of person he is...understands the concepts of service and building trust. I'll use Dave again for sure! BOTTOM LINE: I highly recommend Dave and I have already sent him referrals from members of my family and my closest friends.

It all went great. Dave was responsive, professional, and provided great advice throughout the whole process. This was not my first home closing either, and the experience was better with Dave at Guaranteed Rate.

I will start by saying that this was my first home buying experience. I was prepared for the worst but hoped for the best. I got the latter. I hope this review finds someone about to jump into the home buying waters. So I had the privilege to work with a close friend as my realtor. She recommended Dave Caldwell at Guaranteed Rate. I truly couldn't be happier. Every step was explained, every call was answered. He even had a small team of people that helped get the pieces in order. I was surrounded by professionals at every step. Although this was my first experience, I would say he takes a very modern approach. Meaning, much of the paperwork was done through his website (a secure one at that). I was able to upload all my paperwork with just a click. I was able to sign and send in minutes. He even has a phone app to supplement the process. At anytime, anywhere I could check what was completed and what needed to be done. It was so simple. Through it all I begin to realize just how strict the lending business has become, rightly so. His online process/system combined with real one-on-one customer service navigated it without issue. I'm in advertising and marketing and know little to nothing about the ins and out of buying a home. He made it so I didn't have to. For that he deserves this review. Thank you Dave. Dave and the team at Guaranteed Rate went above and beyond to help me refinance my home and get the title back in my name. They took the time to answer every question I had and made sure I was comfortable during every step of the process. We tackled issues from demonstrating income from my small business (for underwriting approval) to executing a quit claim deed to get my soon to be ex off the title before the funding date of the new loan. This was my third refinance of my property and it was by far the most pleasant. Their attention to customer service was quite refreshing. There's no beating working with someone who answers their phone and responds to emails in a timely fashion!

We were so pleased with Dave and the folks at Guaranteed Rate that we used them again to refinance our home loan when rates dropped a few months ago. Dave was thorough, incredibly responsive and was always looking out for our best interests. The transaction was transparent every step of the way and he never answered a question without making sure we understood and that we were comfortable with the answer. Also, our closing had a very tight timeframe as we needed to close on our old home and move into our new home within a matter of two or three days. As two working parents with young children, my husband and I thought we would never have time to refinance our home loan. It seemed like it would be such a hassle to shop rates, talk to lenders and pull together all of the required information. Dave made it so simple. He had an easy to follow checklist and made a point to touch base and keep us updated on the status of things. He was professional, kind and always took the time to answer our questions. I always felt that he had our best interests in mind. In addition, the whole process was very low stress and quick! For more than three years, we tried unsuccessfully to refinance our rental property with almost every bank you can think of (including the local bank in Wisconsin who provided original financing when we built the property, a Chicago mortgage broker with whom we had done much business in the past, and our brother-in-law, who is VP of Mortgage Lending for a major bank in Wisconsin) I met Dave Caldwell at a Guaranteed Rate seminar for my Chicago real estate office, and he agreed to take on our "mission impossible". We have very complicated tax returns that are challenging for a seasoned loan officer to understand and correctly explain to a potential lender, plus most lenders will not finance an investment property when the owner resides more than 50 miles away. In addition, because this was a jumbo refi, the regulatory hurdles were far worse than anything we had previously experienced. Dave led us through the application process and engaged his fantastic in-house support team to assess the application and get us to fill in the holes. Throughout this initial step, we were impressed by the range of knowledge Dave had in anticipating "gotchas" that might arise from the application. Then, Dave scoured possible lenders to get us the best rate and terms. He ordered the apppraisal, and fought on our behalf when the appraiser delivered an incomplete and incorrect appraisal, in order to avoid any additional fees and to keep our low interest rate locked in. I could fill a book with problems Dave encountered as he pushed this through, but he persevered when other people would have given up, AND he kept us from giving up despite all the problems. Dave Caldwell demonstrates client-focus at its finest: understanding our goals, honest and frequent communication, and expending his best effort on our behalf. I refer my family, friends and real estate clients to him, and have never heard anything but praise.

My loans and refinances have not been what you would call easy or standard. I've been working in Canada for the last few years. Having no US income for the past few years didn't make it easy, but Dave and his team were able to overcome that hurdle. I also have some complications with the fact that I've always kept a permanent address that is not the house I own, and I rent the place I live in. Having three different addresses to deal with can further complicate things, but again Dave and his team were able to deal with these issues for me. Moral of the story is, Dave Caldwell and Guaranteed Rate are willing to go the extra mile and put in the effort needed to work through any issues you may encounter during a loan or refinance.

The process of buying home should be exciting and I have heard many horror stories which are the exact opposite of exciting... However, Dave made the process very easy and was always accessible during the process. He followed up on regular basis to make sure I was comfortable and fully understood the mortgage process. He was able to dumb it down for me when needed. I would use Dave again as well as refer him to family and friends.
