We were referred to Dennise Sandquist through our Realtor. We contacted her before we started our house hunt. We own a house in another state because we couldn't sell it without taking a huge loss, so we decided to rent it out for a while. Because of that, we were not sure if we would qualify for much, if anything. Only one of us had a job at the time. After communicating a few times by phone and email, Dennise told us the amount for which we would qualify. We were pleasantly surprised at the amount, and commenced the house hunt.
During the process, whenever we wanted to make an offer on a house, Dennise very quickly provided (by email) our letter of qualification. We made two or three offers before our last one, which was the home we purchased.
With the exception of closing, all of our transactions and communications were done by phone and electronically; however, we never felt that the process was impersonal because of this. Dennise was very responsive and informative, and she had a good command of technology. We never felt like we were in the dark during this process.
During the house hunting process, our financial situation improved once we were both employed, and Dennise was there to help us determine our new budget. Each time we made an offer on a house, Dennise provided solid information on the costs to us. When we successfully negotiated a contract was when she really kicked it into high gear. This was especially true when the sellers requested an early closing date, and we accepted. Her underwriter worked nights and weekends for this end-of-month closing (not just for us, but our quick closing added to the burden). We knew that she was service oriented, but the big efforts made by her and her team proved it to us.
We finally got to meet Dennise at closing. Even on that day, she and the title company (Title One) were working out a few kinks with the closing costs, making sure we got everything we were due since the sellers were paying a percentage of the sale price for closing. Apparently there was some minor pushback from the sellers' side about the percentage ending up being more than the technical closing costs. Dennise made sure that little bit of extra money was used on prepaid items. She wouldn't let the transaction go through without making sure she did everything she could with the sellers' contribution. Because of this, we only ended up paying our down payment. With the savings, we were able to buy a fantastic couch we wanted!
Because we are not real estate investors, we probably will not get the opportunity to work with Dennise again anytime soon, and that's too bad! She was great to work with and we are very happy to recommend her to anyone who is seeking a mortgage broker.
