They rushed through the first renters they could find even though they had low credit scores. The renters damaged the water heater, AC, and furnace. The washing machine got backed up and the septic system flooded my basement and damaged the downstairs. I had to ask the renters to leave early so I could clean up and it ended up costing me approximately $15,000.

The initial process was great. The Prudential agent arrived, took pictures, and the house was rented in less than a month. The actual property management side has been disappointing. There are communication issues. They don't contact us if the tenant is late. They don't seem to care if they keep our business or not. Our tenant has voiced concerns and may relocate due to issues with the property management company. The first red flag came when the refrigerator broke and the property management company was having an annual meeting. They have an emergency line, but the main maintenance line voicemail did not indicate that the person was out of the office, so tenants who had issues on that day were leaving voicemails and getting no response. I ended up taking care of the problem myself after the tenant called me. When I voiced my concerns to Prudential Property Management, the response was "well, it only happens once a year." There is just no sense of responsibility. And, apparently they still haven't figured out a way to deal with it. It's so ridiculously simple....change the voicemail to tell people to use the emergency line for the day. The last straw for us was when the automatic garage door opener broke. I was contacted about the work order the tenant created, and I was told they referred it out to a garage door repair company. We have a home warranty, so I asked if they had contacted the home warranty company. I was given a gruff response and billed 119 dollars. If they had used the home warranty company, we would have paid 50 dollars. It was their mistake, and they are not taking responsibility for it. My attempts to get this resolved have met with unreturned emails. In addition, when they send out letters, the content is unprofessional (they are switching to automatic deposit). I won't discourage people looking to use them to find and vet tenants, but I can't recommend them for the actual management process. They don't care whether they keep your business. They just don't care. Complaints are met with excuses and no offers of resolution or apologies.
