All of our fees are "performance based". If we don't lease the property, you don't pay our leasing fee. If we don't collect any rent, you don't pay the management fee. The power of the internet has made it possible to reduce our management fees to as little as 6% and still offer you very personalized service. Our office hours are 8 AM to 7 PM Monday thru Friday and 10 AM to 5 PM on Saturdays. Plus we have a manager on call to handle any after hour's emergencies. It's easy for you to reach a live person. Your property will be promoted in a variety of ways including listed on several different web sites. Excalibur's staff includes specialists that know their area intimately. They can help get your home rented more quickly to a qualified applicant. Once we have an applicant we will perform a detailed background check which includes a credit check, look for a history of evictions, verify their landlord history and their current employment/source of income, and confirm they are not registered sex offenders. We provide detailed monthly statements showing your income and expenses. You can be paid by check or direct deposit. You can receive your statements by email or by U.S. Post. You can set your property's repair limit. We even offer you the option to establish a login so you can connect to our server and view your statements, lease documents, or invoices whenever you want. Your property manager will also coordinate maintenance issues with you. Then our central office will follow up with the vendor and the tenant to make sure the job gets done promptly. But you won't be bothered with late night or weekend emergencies. We will handle those calls for you.

My treatment by this service provider is the worst I have been treated by a supplier or service provider by far. I transferred the property management of my home to Excalibur in 12/2011 after speaking to them and being given the how great we are song and dance. I live on the other side of the country , which means I am totally dependent on Excalibur for everything dealing with my property. The home is at the neighborhood entrance and has always been a marqee home landscape and exterior wise for the neighborhood .I took and still take a lot of pride in the property presentation and communicated as such. It did not take long for me to start seeing problems. The payment disbursements were almost always incorrect the first 12 months with me having to communicate this every disbursement period. The math to extract 10% monthly odes not appear to be hard, but this was an issue with Excalibur always holding on to the full amount of the late fee when the tenant paid late, which was almost monthly. April 2012 I started receiving calls from neighbors about the exterior of the home not being maintained at all. I hired a service provider on my own to go and check on the hedges and trim. He stated the yard was terrible , so much so , he cut it for me and communicated. I communicated this condition to Excalibur and stated it was unacceptable. September 12 , I flew in unannounced to see the exterior of the home the neighbors were complaining about. Excalibur was telling me the exterior looked fine. One of the shutters on a window was broken and hanging on sideways, there were old tires on the side of the house in the front , paper in the yard that had started to deteriorate and the landscape bricks around all the trees were sprawled around the ground. Need I say Excalibur received a not happy call from me around 9/17/12. The initial manager , while slow to respond did seem to put forth effort if prompted. End of Sept the contract renewed . As of Oct 2012, they still could not get the disbursement amounts correct. The initial manager did a inspection in March 2013 as I had been requesting for sometime on the interior, resulting in minor damage to stove knobs and stains on carpets and floors. March 2013 disbursement problem still exist. Made another trip and found My backyard for the most part no longer has grass, there are 4 ft weeds, and 4 ft tree sprouting, the patio carpet is now molded black, Ivy has grown through the fence like a jungle, trash and dried up limbs litter the front yard, landscape bricks are laying down, patio has trash, old tires and a old freezer, Gate is always open , picket fence is leaning front and back yard a virtual mess. Communicated again to Excalibur. Decor mailbox knocked over by someone. Bricks stayed in yard for 3 monts until neighbor called and told me. Current last straw issue basement is molding because I can't get manage to obtain 3 quotes to have the basement sealed. Initially requested in Feb, never received. I eventuaklly contacted 3 companies myself provided them the manager and company name, contacted the property manager 1st of May. It is 16 May and I have still received no quotes. This should provide you some insight.
