Our office hours are 8 AM to 7 PM Monday thru Friday and 10 AM to 5 PM on Saturdays. Plus we have a manager on call to handle any after hour's emergencies. It's easy for you to reach a live person.
Your property will be promoted in a variety of ways including listed on several different web sites. Excalibur's staff includes specialists that know their area intimately. They can help get your home rented more quickly to a qualified applicant.
Once we have an applicant we will perform a detailed background check which includes a credit check, look for a history of evictions, verify their landlord history and their current employment/source of income, and confirm they are not registered sex offenders.
We provide detailed monthly statements showing your income and expenses. You can be paid by check or direct deposit. You can receive your statements by email or by U.S. Post. You can set your property's repair limit.
We even offer you the option to establish a login so you can connect to our server and view your statements, lease documents, or invoices whenever you want.
Your property manager will also coordinate maintenance issues with you. Then our central office will follow up with the vendor and the tenant to make sure the job gets done promptly. But you won't be bothered with late night or weekend emergencies. We will handle those calls for you.

I had the terrible misfortune of them being mine and my now wife's property manager for 2 months. For starters, when the previous owner of the home that we rented sold the home they never made any attempt to inform the old property management company that the home had been sold and that they were now the property management company in charge. For weeks the old property management company continued on with business as usual. I paid them rent, they did a quarterly inspection, etc. When we did end up finding out, it was through a cryptic letter that we honestly thought was a scam at first notifying us that we had two months to vacate. I understand that this was not their call, but they could have made far greater effort to communicate with either myself or with my former property manager. On top of that, they were virtually unreachable. Ignored emails, being told that they weren't available to speak to me, etc. We just wanted answers. We were being forced to leave our home of 4 years. But they were rude every time I somehow managed to get in touch with them. In addition to that, they tried to overcharge us on rent. For the 2 months that we had them they were legally required to abide by the old lease. Our old lease had two clauses, one giving a 50 dollar discount for online payment, and another giving a 50 dollar discount for on time payment. They ignored both of those, and also found another 50 dollars to tack on. Not sure where it came from. Even after explaining it to them after once again struggling to get in touch with them for days, they only removed 50 for on time payment, and I had to break it down where in the lease it said that like they'd never even read it. They still overcharged us by 100 dollars for both months. As a clause in my lease I was also entitled to an early termination compensation of 1 months rent, but I had to show them where that was too in the lease. Even then, they gave it to me on the very last day they could, 45 days after the end of our lease. To summarize, they shortened the amount of time we had to plan due to their lack of communication, were extremely difficult to communicate with, tried to scam us out of our money, took as long as possible to reimburse as with the terms of our lease, all while we were trying to scramble for money with the 46 days that we had left to find another place to live. They turned what could've just been an unfortunate situation into an absolute living nightmare. They don't deserve your business. Trust me, you are not a person to them. I would know.

If I could give them less than one star I would. I have BLACK MOLD in my home from an issue they "fixed" 3 times. Now I'm being given the run around to have it fixed and told if I move out I have to still pay 3 months rent + $500 to break my lease when my home is UNINHABITABLE. what a joke of a property management company.
Description of Work: My basement structure sealed, my carpet replaced and black mold treated and removed. They have done nothing. No answers or communication. Just the usual run around, no care that I'm now sick

I moved to ATL from Miami, FL. Rented this duplex from Excalibur sight unseen. I asked very specific questions and received a 35 page inspection report before moving in. EVERY single complaint I have is conveniently missing from IR. The kitchen is unsanitary with rotted countertops (particle board literally oozing out and falling to floor!) and broken cabinet doors.One toilet has a tank that is falling off and runs constantly. Door locks are broken. Windows are ALL painted shut; some have broken glass or are plastic! I was repeatedly told it was a "main floor unit" when I asked how many steps to enter on more than one occasion. I have an elderly dog who cannot get up/dwn the stairs &he's too big to carry up/dwn. They keep refusing to address any of the sanitary (kitchen/BR) or safety issues (doors not locking/steps in the dark w/ no exterior lights). They've declined almost every single maintenance request. Excalibur homes is a disgrace. They misrepresented this duplex in Midtown. it is unsafe and unsanitary. I want my money back! PS: there was even a used condom in one toilet when I took possession!!!!

I have been with Excalibur for 9 yrs. Only late on rent a couple times. The employee turnover rate is high so things change often without notice. The company is highly disorganized and will never take accountability for mistakes. They’d rather argue and try to blame you. Years ago, upon lease ending period, we received a letter that if tenant doesn’t state they’d be leaving then it’s assumed they are staying another year. Going forward there was no communication at lease ending with no problems since the “assumption” is it will roll over to another year. Well this year, after nine years of paying on time, I’ve been blindsided and forced to vacate property with NO notice at all. Landlord wants to raise rent $1000 and that’s fine but I have to be presented 60 days notice in order to process the change and make a decision if I want to stay. However the property mgr Lied and said there was a notice sent out (which she refuses to show proof of email, notice mailed, message, etc) and Id have to vacate immediately. They dropped the ball and failed to send notice or simply planned to wait until my lease was up, putting my back against the wall and force me to pay to increase. Either way, it’s unlawful and unethical to say the least. This has caused tremendous stress on my family to immediately pack a four bedroom/ basement house and have no clue as to where we’re going. It’s not about the money here. Just can’t fix myself to continue to do business with Excalibur after how they blatantly threw us out with no accountability then threatened to go to the courts if we’re not out immediately. They need to improve on EVERYTHING. The worst property management company I've ever dealt with. They’re unresponsive and do not take accountability to for issues within the homes they manage whatsoever. There is mold all over my personal property which they will not address. The kitchen and bathroom sink have been leaking water because the pipes were improperly installed. The bathroom toilet and shower continuously get stopped up even after using Drano. The living ceiling dropped randomly one day and was only hanging by the connection line for it. My bedroom was leaking water on a night that it began storming which caused my work monitor to be damaged. There are holes in the floor causing all types of bugs easier access in getting into the house. Our heating unit did not work properly for 5 months causing the light bill to reach $300 in a two bedroom house and they will not credit us back for the extra money my roommate and I forked out. This company is bad news. STAY AWAY!

This provider has a notorious record in the time I have used them of being untimely and needing constant reminders. There is no reason for them to not have returned the account information since they cancelled the contract end of April effective May 30, 2014. There is no amount owed to them. Their response to my request for the account information is "they are working on getting it to me". If this is an example of the timeliness and professionalism you are seeking in a property management company. This is your company.
Description of Work: Provider cancelled the rental service contract effective May 30, 2014. That was not a issue with me because they were terrible and were coing to be terminated in the short tem by myself. 30 days later , provider after numerous request have not returned the the owner keys, documents and the existing tenants deposit.

I will just address a few issues. I could go on for a long time: My treatment by this service provider is the worst I have been treated by a supplier or service provider by far. I transferred the property management of my home to Excalibur in 12/2011 after speaking to them and being given the how great we are song and dance. I live on the other side of the country , which means I am totally dependent on Excalibur for everything dealing with my property. The home is at the neighborhood entrance and has always been a marqee home landscape and exterior wise for the neighborhood .I took and still take a lot of pride in the property presentation and communicated as such. It did not take long for me to start seeing problems. The payment disbursements were almost always incorrect the first 12 months with me having to communicate this every disbursement period. The math to extract 10% monthly odes not appear to be hard, but this was an issue with Excalibur always holding on to the full amount of the late fee when the tenant paid late, which was almost monthly. April 2012 I started receiving calls from neighbors about the exterior of the home not being maintained at all. I hired a service provider on my own to go and check on the hedges and trim. He stated the yard was terrible , so much so , he cut it for me and communicated. I communicated this condition to Excalibur and stated it was unacceptable. September 12 , I flew in unannounced to see the exterior of the home the neighbors were complaining about. Excalibur was telling me the exterior looked fine. One of the shutters on a window was broken and hanging on sideways, there were old tires on the side of the house in the front , paper in the yard that had started to deteriorate and the landscape bricks around all the trees were sprawled around the ground. Need I say Excalibur received a not happy call from me around 9/17/12. The initial manager , while slow to respond did seem to put forth effort if prompted. End of Sept the contract renewed . As of Oct 2012, they still could not get the disbursement amounts correct. The initial manager did a inspection in March 2013 as I had been requesting for sometime on the interior, resulting in minor damage to stove knobs and stains on carpets and floors. March 2013 disbursement problem still exist. Made another trip and found My backyard for the most part no longer has grass, there are 4 ft weeds, and 4 ft tree sprouting, the patio carpet is now molded black, Ivy has grown through the fence like a jungle, trash and dried up limbs litter the front yard, landscape bricks are laying down, patio has trash, old tires and a old freezer, Gate is always open , picket fence is leaning front and back yard a virtual mess. Communicated again to Excalibur. Decor mailbox knocked over by someone. Bricks stayed in yard for 3 monts until neighbor called and told me. Current last straw issue basement is molding because I can't get manage to obtain 3 quotes to have the basement sealed. Initially requested in Feb, never received. I eventuaklly contacted 3 companies myself provided them the manager and company name, contacted the property manager 1st of May. It is 16 May and I have still received no quotes. This should provide you some insight.
