hurricane shutters were put up much later than I requested. I got lots of excuses
I got billed for home inspections that were never done.
Dates on bills of inspections do not match dates on sign in sheet in the house.
Request for refund for payments of paid for billed inspections which were not done were ignored, even after repeated calls and e-mails.
Many promised calls from management never happened.

"Dear Concerned Home Owner, I represent the new office management since December 2012. I am sorry to hear that you had some concerns you felt were not addressed to your satisfaction. We strive for excellence and timely service at each and every house. Trust is one of the pillars that our company rests upon. Although I cannot speak to your specific situation, there are factors that come into play with the scheduling for hurricane shutters. The shutters for this residence were put up in June at the start of hurricane season as they were at a similar time the previous year. All shutters are put in place in June for the start of hurricane season and neighborhoods and routes are scheduled accordingly. If a specific date for shutters can be managed than we do our best to accommodate, otherwise without the immediate threat of the storm, a route is made and the shutters are put in place accordingly. This maximizes our efficiency and cost savings for us and to our clients. A factor that may delay a neighborhood route for closing shutters, with NO immediate threat of a storm, may be weather conditions. June is the start of rainy season and we do not store patio furniture or put up shutters in the rain, we wait for sunny days. This is done for two reasons 1. Working in the rain placing shutters is a liability 2. Patio furniture cannot be stored wet (again done at the same time on a route for those who request this service). Many of our communities do not allow shutters to be place until June, which is why our shutter placements and patio furniture storage is scheduled in June. Our home watches are always conducted as scheduled. This is what our company is built on. We have a sign in sheet at the property but there are other systems in place to make sure all the houses are conducted. We had paperwork and gate access confirmation for the disputed home watch visits. The sign in sheet is just one of many tools. Some home owners even provide us a special alarm code for their records. We also offer a call the home owner when onsite if requested or by email. We are always striving to improve our systems. Now we are testing a brand NEW system that will date and GPS stamp our presence at your home. We are starting electronic reporting so that there is an e-record of the home watch visit with GPS coordinates. We are very excited about this new reporting system we hope to roll out by May of 2014. We have on record that while your dispute was not handled directly by the owner, it was handled by the current office manager at the time who was working with the owner. Since all services were rendered payment was not refunded. We regret that a mutual understanding was not met with regards to your concerns. Sincerely, Florida Estate Management Services"

We've been using them for years. They are pretty good and do a thorough cleaning every time. They are usually on time and do a good job. If there are any issues we talk to them on the phone and they take care of it.
