The delivery of the doors took much longer than estimated. They were to be ordered on March 23rd and we were informed that they arrived between 9-13 April. The first day of work at the house was approximately the 15th of April. His carpenter and garage door installation guy were on-time, good at their jobs and very professional.
The job was completed in about a week and then another week to get the city inspection completed. In fact, the city inspection was finally completed on 04 May (roughly 5-6 weeks).
Personally, I get the impression that JS Construction 2 LLC has challenges with project management and scheduling. There were communication issues between the owner and his people that resulted in wasted time and money. The owner would tell us that he had called the city inspector to complete the final inspection and on the day the inspector is supposed to be there, we find out from one of the contractor personnel that the inspector was cancelled because the garage door lacked some stickers that are required? Apparently they were on the door but painted over? In the end, we just could not depend on things working according to any plan. The work was done satisfactorily but I will never use this company again because of the poor customer service attitude of the owner and extremely poor project management and scheduling.
"Our client states that our "staff were all on time, good at their jobs and very professional". Yes that is our team, absolutely correct and what we do as State Certified Building Contractor for each and every customer. She goes on to state that all the work was done "satisfactorily" but would not want to use us again? There were delays in the project that were totally beyond our control as the contractor; such as the City Building Dept. took extended time to issue the building permit (not in our control). The Building Dept. required wind load calculations from an independent engineering firm and that also add an extra week to the permitting process (not in our control). Additionally the garage door was backordered from the factory due to the brown color door was not in stock and that of course added another few weeks delay totally beyond our control. When the permit was finally issued we were able to schedule the project with our client and she was not available due to her work schedule hence causing yet a another delay not in our control. When our team painted the exterior doors in our shop with our HVLP sprayer per manufactures warranty requirements we unfortunately did make a mistake. The painter removed the special label on the hinge edge of the door which should have been left in place for the final inspection. Unfortunately the label was destroyed in the process and a new label was ordered from the distributor. That did take nearly two weeks but in the interim the two exterior doors were installed correctly; simply waiting on the labels to be adhered for the final inspection. Inspection was called on Thurs. for Fri. May 1st. One of the only days the client was going to be home to allow the inspector access. The inspector never showed…This upset the customer greatly as well as us but again totally out of our control. Called for inspection again on Mon. 5/4/15 and met with the Building Official to be sure the final inspection was going to take place on Tuesday 5/5/15 which it did and all inspections passed and were finalized. Note that final inspections can be called for up to 6 months after the date the permit was issued. Generally we complete a project and call for final inspections the next day if the client is available. This project of two exterior door and one double car garage door and motor all Miami Dade Impact Rated doors had quite a bit of additional work that was required but not invoiced. The concrete driveway ledge had to be cut back to fit the door vs. the old existing door that took quite a bit of time to do and we did not invoice the customer… At the conclusion of the project our customer received all the products & services she contracted us for, top of the line impact rated exterior doors, installed & painted correctly at the agreed upon price ($5,612) and only had issues and wrote a bad review for us regarding the delays that were out of our control. For that we do apologize."
