He is very charismatic and talked me into signing a contract before I realized it. He gives you a market shpeel about how your house will be listed in thousands of websites, but whenever I tried to do a search (even on his website) I either had trouble finding my house or couldn't find it at all. He told me that he would showcase my home in a weekly News Journal add. He did this once, then decided to not put ads in the paper at all. He told me that he would have photos and a virtual tour of my house. The photos were taken, but the virtual tour was not. When I asked about this, he gave a lame excuse that virtual tours do not sell houses. He said the same thing about open houses. He did not contact me very much at all. I was having issues at one point and wanted to suspend showings for a day or two. He never returned my phone call. He says he has a 'team' but when I called the member of his team that dealt with handy work, this person told me what I needed was out of his realm of expertise and gave me a list of very expensive electricians. I needed a handyman, not an electrician. He hired a Stager who came into my house and told me I needed to paint every room, replace all carpeting and window treatments, even in the rooms that were neutral in color. That was not realistic. I was looking for advice on making my home as it stood appealing, not to totally remake it! When you call his phone number it is very rarely answered by a person. He requires 60 day written notice to cancel the listing agreement. The evening I signed the contract with him, I heard him say that the listing agreement could be dissolved in writing after 6 months. When I found a Realtor that was going to help me sell my house (Dave Iliff of Patterson Schwartz) Eddie said that I needed to provide him with 60 days written notice. He claimed to have never said what I thought I heard that night. After much discussion Eddie said that he would release me from the listing agreement if he could not find a handyman that could do the work of Dave Iliff's handyman for the same price or better. As I thought, he could not. He very reluctantly released me from the contract. His reasoning was that he had too much invested. In my opinion, the only things he had invested with the Stager and the brochures. How much could that be? I feel like I was hornswaggled. Please don't make the same mistakes I did.
Description of Work: Eddie Riggin claims to be the Number 1 Realtor in Delaware, but he's not. I listed my house with him in April 2008 and in January 2009 I had not one single offer, even though 3 people were extremely interested. Do yourself a favor and do not let this 'team' sell your house.

re: response to: Member The member's comments on Angie's List are a pretty big surprise that I was just informed about recently. It is unfortunate that the member decided that being able to move forward with her life was not enough for her to do just that. I'm glad she is now in a better place and hope that she is enjoying her life a lot more than she was when she was saddled with the upkeep of a house that had a whole lot of deferred maintenance. I am truly sorry that the member feels this way about our experience together. I can tell you that I'm very uncomfortable responding to her comments as sometimes relationships just don't work out. I don't want to get into a lot of details about the member's house but I will say that the member put her house on the market just as the entire real estate market in our country was starting to decline. I tried very diligently to keep her informed of the quickly changing market conditions, but much of my advice was ignored for many months. The member did do some things to her house to help prepare it for market. However, not enough items were taken care of to encourage prospective buyers to purchase the property. Our marketing succeeded in getting many, many showings on the property; but no contract offers that I can remember. That can only be because of the combination of price and condition. The REALTOR who the member decided to go with after our less than satisfying experience is a long time friend and a good REALTOR. I told her this as well. As far as the member's claims about my promises, I don't think that it would be that professional for me to address each of her issues. The only thing that I will say is that I am grateful that the memeber did indeed sell her house with Dave Iliff after she finally made the changes in her pricing and improvements that I had long recommended to her. There was never a time that I said I was the #1 REALTOR in Delaware as I don't believe that I ever have been. What I did say to her is that my team and I have been fortunate to be recognized as the #1 RE/MAX Team in New Castle and Kent Counties, DE now for 3 years in a row. For those reading this, that period is now 5 years in a row. I'm sure that anyone viewing these comments will recognize that they were made by someone who was extremely difficult to work with and frustrated with the overall market conditions. It is my hope that you will also recognize that a REALTOR cannot possibly stay in the Real Estate Business for over 26 years and help over 2,000 families purchase or sell properties during this period of time without having very happy and satisfied clients and customers. If you are considering a "Professional REALTOR" to assist with your Real Estate needs, it would truly be a good idea for you to interview several REALTORS personally and decide for yourself. There are good reasons why I was honored this year by being nominated for "REALTOR of The Year" in New Castle County and honored last year as a "5-Star REALTOR" by a completely independant survey that interviewed thousands of buyers and sellers in Delaware and asked them to rate the services of their REALTORS.
