The representative from Landis was very professional. He arrived at the scheduled time and brought literature with him. However, they would not even show me a plan or even options for a plan unit I paid nearly $6000. They said the plan would then be mine. Overall, they were more concerned with making sure the remodel was a percentage of the value of my home than anything else. Without even showing me any plans or material, he told me we were looking at over 45K for the master. Way out of a resonable price range for a pull and replace job.
Description of Work: I called Landis for an estimate to remodel my hall and master bath.

When I initially contacted them I asked if we could schedule the appointment in the evening or on a weekend and was told no that he only works during the week, during normal business hours. My husband arranged to leave work early so we scheduled a 4:30 appointment on November 18, 2011. The gentleman, Mark, showed up on time and discussed everything with my husband. It is now more than a month later and we have not received an estimate or any additional communication from the company. Our only guess is that our project was too small to be of interest to them, but they could have communicated this to us either during the appointment or afterwards. They simply had to say that the project is too small for their company or that they just do not have the availability to do the project. To not respond at all shows a lack of professionalism and a lack of respect for our time - since my husband had to leave work early to meet with them.
Description of Work: We were looking for an estimate on a small remodeling job - enclosing a small exterior space into an interior closet.

Mark Wardlaw has a long history of very happy clients and is very thorough in the job he does. Below is a copy of an email sent to this client on November 8, 2011 at 1:18pm. We keep copies of all email interaction with clients as a reference because of our history of repeat clients. Please read the quote given for this project below: Members I believe the cheaper option for you is to open up the bottom of the stairwell and repair the pipe. Then the concrete can be installed. I've cc'ed our mason so you can talk directly with him for an estimate. Converting the area to a closet would run between $10-$12K. Thank you Mark Wardlaw

Mark Wardlaw, who runs their small projects division, assisted us in measuring our space, providing useful insight about the project, and providing an estimate. He was very professional and courteous. We received a quote within 2 weeks of his visit to view our space. We didn't go with them because after discussing the cost/benefit analysis, the actual amount of additional clothing space this project would provide didn't make the project feasible. But this had nothing to do with Mark or Landis Construction, and we would definitely recommend them to others because of their professionalism.
Description of Work: We requested an estimate to expand our bedroom closet and reroute some water lines and electrical sockets in our closet so that one portion of the closet could be used as our washer/dryer section and the other portion for closet space. It would have involved drywall work, detaching and resetting duct work, installation of flooring, and framing and installing a new door.

NOT Well! As soon as there were issues, the company became less and less responsive. Delays talking to me, not responding to voicemails, stalling, double speaking, making excuses and then finally telling me that and quot;this is difficultand quot;?? When I asked why they would take on such a job..(keep in mind, this is considered by their standards, and quot;small projectand quot;)......they could not answer me. I am truly disappointed with this family run business. I thought they would be more thorough than the average type construction company and would take pride in doing a and quot;good joband quot;. As soon as things started falling apart, they distanced themselves. Even the door frame started to come apart at the mitered joint, sign of shoddy workmanship. I would not hire this company again and would not recommend them to anyone that wants quality workmanship, honesty and integrity and a company that is willing to stand behind their work and make it and quot;rightand quot;. I now have to hire another contractor to fix the 2 leaks they could not and repair the shoddy workmanship around the interior and exterior door. Very poor workmanship and no ethical standards. When I asked to speak with his lawyer he told me the BBB was his lawyer. Companies pay for the BBB accredidation and they can't guarantee a resolution.
Description of Work: This company builds houses, has a "small projects" division that promised to solve some water issues around my front door where water was coming in through the cracks and through other "unknown" areas. Verbally the representative promised that they could do the work and "take care of the problem". They were to take care of 3 areas that had water issues, do superficial painting and spackling in 3 other areas. This was after the snow storm in early 2010. Two of the three areas of the water still exist despite several attempts to fix. They were not happy about coming out to continue to troubleshoot. The leaks started again after the first rainfall. They still exist today. Checkout "Consumer Checkbook" for additional non A ratings. It's a real eyeopener. One man said "it took 10 years off my life, dealing with these people"

Unfortunately this client wanted us to be responsible for many of her house issues that were not in our original contract. Our contract states at the top " Interior Drywall Repairs to Damaged Cause by Roof Leak" . The home owner told us that, prior to our work , she had recently had a new roof installed. We assumed the water issues were fixed. After our work we came back several times to try to diagnose her elusive water issues, which was made particularly hard due the fact that her house was so full of stuff one could not get to many interior areas. She told us last week that she had not read the original contract well and had since lost her copy. Our contract specifies mediation in the unlikely event of a dispute. We offered her the free mediation survives of the BBB, where we have an A+. She rejected them.

I really liked them and I think they did a fine job. Their price is expensive. They seemed very professional. They have their own website so you can see the other projects that they have done. I would consider them in the future.

Mark came up with a plan and provided me a quote and contract in just a few days. After we agreed on the contract, the work was scheduled and completed on time, on budget and to our specifications. Landis was very professional at every step, responsive, the work was high quality, and the workers cleaned up well at the end of each work day.
Description of Work: The front door to our house is 100 years old and it was in good shape, but the door frame was out of whack and the door was very hard to open and close. Various things had been tried to fix the existing frame, but none of them made much difference. The door needed to be taken down and reframed. I had spoken to many contractors about it, but none seemed willing or able to take on this complex job until Mark Wardlaw from Landis came along. He came up with a plan and provided me a quote and contract in just a few days. After we agreed on the contract, the work was scheduled and completed on time, on budget and to our specifications. Landis was very professional at every step, responsive, the work was high quality, and the workers cleaned up well at the end of each work day.

People who came out to do the quote from Landis Construction Corporation were great. They were very courteous. They were dressed really well. They were very receptive. They listened well. They explained everything well. Their price was a little bit high but they are probably worth it. They were very knowledgeable about renovations and we were not. So, they were very patient and walked us through all of the terminology, the process and how the work will all turn out be. That was really helpful for us. We just decided against doing the project at that time. I would not consider them in the future because of the price they quoted.
Description of Work: I used Landis Construction Corporation for a quote in July of last year. I wanted an estimate to get my whole house renovated.

They are just finishing up a three month project. The project overall went excellent.
Description of Work: I used Landis Construction Corporation to do a big renovation. They did insulation and water proofing in both the attic and the basement, window and door replacement in the basement and combined two single rooms so they took a wall down. They did our entire Hpac system and in an empty space they installed a new kitchen. They upgraded the entire electrical system of the house and also did a bathroom renovation that included installation of washer, dryer and a whirlpool tub. They did lots of drywall and painting as well.

It went very well. My original vision was to have the porch completed by the end of the summer, and with that in mind I selected Landis from among three estimates. They also landed in the middle of the price points. It took so long to get permits from the city, however, that they did not beging construction until early August, and did not complete until the very end of September. They came up with ideas I would not have considered (building a separate platform for my grill; recycling the downed tree for furniture), and they responded to my late adds (additional skylights; water mitigation concerns unrelated to the construction) with alacrity.
Description of Work: They built a screened-in porch for me at the back of my home. This involved removing a HUGE tree, ripping up the existing deck, designing and creating the new addition.

We were very pleased with Landis. They were very good on the design end. They subcontracted some of the work, but were very organized with the work and they kept up very well informed. There were no surprises with the price.

Our remodeling was a nightmare. Contract negotiations were difficult because the price seemed excessive and the firm seemed more inclined to tell us what to do than give us what we wanted. Under the contract, the work was due to begin on Jan 15 and be completed by June 15. The work did begin on Jan 15 and seemed to be going OK, but slowly, for the first two months. As weeks went by, we became increasingly concerned and alarmed. The original project supervisor quit Landis after one month. The second one had the wrong personality for this kind of work (too inclined to B.S.). A senior and junior carpenter were assigned exclusively to our job, were nice enough, and came every day. In the fourth month if became clear that the junior carpenter could complete more work in one day than both together in two days. In June, the senior carpenter was taken off our job (essentially at our request; we were told he was fired by Landis several months later). The junior carpenter quit Landis at the end of June to work with a better managed outfit. The job was finished in fits and starts from June to mid-October when we asked Landis to stop and not come back. Serious design mistakes were made, notably the refrigerator we selected had to be replaced with a smaller one because the door would not open enough to let the drawers be pulled out. The flash hotwater heater proposed by Landis was designed for high-pressure service, and after installation we discovered our house was on a low-pressure main. A ridiculous and useless vent was installed to deliver heat from a gas fireplace in the master bedroom to the third floor. The subcontractor for installing two new gas fireplaces was unreliable and did work that had to be redone more than once. We repeatedly had to ask Landis to cover the existing flooring so it would not be damaged. The partner overseeing our project seemed to have a tin ear: we had to repeat our concerns time and time again. We selected a high-end contractor and agreed to a high price because we expected high quality results. The fundamental problem was that Landis was reacting unwisely to the hot remodeling market. Instead of lengthening its backlog of work to fit the capacity of its reliable workforce, it accepted more work and then looked for people to do it. The result was substandard work and terrible supervision. Our big mistake was hiring a design-build firm for such a big job. As a result, we had no "advocate" when problems arose. This is the great value of having an independent architect: he/she will defend your interests.
Description of Work: Landis was hired to design and complete a remodeling of the kitchen and the master bedroom/bathroom in our 100-year old rowhouse on an historically-protected block close to Dupont Circle. (Landis had completed reasonably well a previous remodeling of an office and bathroom.)

I have worked with a lot of contractors, Landis construction was the best. They were very honest. They communicated well and always were available by cell phone, regular phone or email. They returned calls rapidly. They worked hard and professionally. They used excellent quality materials and well skilled staff. There was an on site manager present almost every day to smooth communication and flow of work. Their crew was very nice and respectful. They had a culture of "good and high level service to the client." They kept the house clean through the project. They were flexible and dealt with changes in a friendly and professional manner. Their subcontractors were very nice and seemed to be schooled in good manners and professional customer friendly service.
Description of Work: added a large two story addition, library, master bedroom, master bath, walk-in closet.
