During the 8 months total that we lived there, Property Services sent someone out several times to inspect the property. During these inspections, they could see that we cleaned up after ourselves. The kitchen and bathrooms were kept clean and the floors, though not spotless, were clean.
When we moved out, we gave notice as required per contract and received a move out check list from their office. We followed their checklist when we cleaned the place. There were no instructions that the place had to be professionally cleaned from top to bottom in order to receive our deposit back.
When turning in the keys, we requested a walk through with the Maintenance Coordinator, to verify that we had accomplished all that was necessary and were refused our request. However, the woman offered to call my husband if she found anything that needed to be re-cleaned. He accepted her offer. We never received a phone call so we assumed that everything was ok.
A couple of months later, we received a check for our deposit that was $250.00 dollars short because they payed a professional cleaning company $25 an hour for 2 people to clean and vacuum a house that had just been cleaned! The Maintenance Coordinator's comment was that the place was filthy and appeared that there had been no attempt to clean at all which is why they hired the cleaning company.
We took Property Services and the Property Manager Todd Simpson to small claims court to get our $250.00 dollars back plus court costs. We won the lawsuit.
The whole thing could have been resolved in the very beginning IF the Maintenance Coordinator had just done a walk through with us before accepting the keys.The second chance they had to avoid being sued was to call my husband when she did inspect the house and it wasn't to her standards. He would have come back and cleaned it to her satisfaction.
Other issues included:
We requested that they remove a piece of tailpipe with muffler from the back yard that was left by the previous tenant. They didn't until we moved it out where the city could see it and they received a letter from the city to remove it.
There was dog feces and overgrown weeds all over the back yard when we moved in.
The sprinkler system didn't work.
The dishwasher had been installed incorrectly and was not level.
There was no glass turntable in the microwave.
There were dust ribbons hanging off the shelf above the closet in the living room.
Several blinds were broken and repairs made with duct tape and electrical tape.
Dog urine in the carpet.Oil stains on the carpet.
Rust stains in the bathtub.
All typical wear and tear issues from a place that has had people and pets living in it.
We will never rent from this company again and we will not recommend them to anyone we know!
