I contracted Urban Renewal Builders Ltd. to have an addition added onto my home. A contract was written on May 28, 2011 by Vandriel, signed by myself and Vandriel and work began 3 weeks later. In that contract the completion date was listed as July 30, 2011. As per the building department inspection sheet, Vandriel failed the rough framing inspection on August 8, 2011. There was a note made that he needed to list all sub trades before framing inspection. There were nine subcontractors that worked on my addition. None of them were listed with the building department. Everything from the foundation to the roof had to be done twice, proving a major incompetence of Vandriel and his abilities as a contractor. He failed to meet building code AGAIN on October 12, 2011. As a result of this failure, Vandriel and all of his subs stopped work on my home. At that point I contacted the building department myself to get some answers. The building department was very helpful in getting me the answers and information I needed to get my addition finished and to pass inspection. After multiple requests by me to have Vandriel finish the job, he finally returned two weeks later. I told Vandriel I had contacted the inspection department and he became very agitated and questioned my actions. Vandriel demanded payment in full for the unfinished project, which I refused. Vandriel followed this up with threats, both verbal and at one point threatened to burn down my home. I made a police report. Vandriel attempted to file an unjustified lien against my home. After this he continued to threaten and insult me in emails, and text messages, at one point Vandriel tried to extort more money than what was originally contracted, in Vandriel’s words to “Get rid of the lien and never hear from him again”. I then got myself an attorney to advise me and to try and settle Vandriel’s empty claims against my home. As a result of Vandriel’s continued threats and refusal to complete my job, I hired another contractor to finish the job to meet building code. The job was completed, inspected and passed, October 28, 2011. I have, as a result, incurred many additional expenses and the job was not completed until the end of October, over two months later than what was originally contracted. I am writing this letter to hopefully keep others from making a major mistake by hiring Vandriel, and to inform the Building Department of these contractor issues to make sure Urban Renewal Builders Ltd and Gary Vandriel are held responsible for meeting minimum code and contractor requirements.
Description of Work: I hired Urban renewal builders to add an addition to my garage. Unfortunately that's where everything started to go wrong. Complete incompetence from start to finish. Builder has some major anger management issues. Beware.

The member's review is so full of lies, distortions, and half-truths I don't quite know where to begin. I took over the job from someone he was dealing with that wasn't even licensed. I signed a contract based on the price he had negotiated with the unlicensed guy, who had not even included the driveway for that price, but planned on “catching him later for that”. We could not start when we were scheduled to because a city plan checker was on vacation, delaying the approval of plans. Many times, the member said to me “I don’t care when it gets done, as long as I can park inside by the time the snow falls”. We were also delayed by having to wait for him to move his jam packed original garage to complete the required electrical work. In spite of those delays outside of my control, the job was substantially completed, with the exception of a few punch list items, within a few days of the scheduled completion date. In the end, after getting far more than was contracted for, and for no more than the contracted price, Hope stated "I think I'm paying too much for this job", and at first refused to pay anything on the remaining third that was owed. After I rightfully placed a lien on his house, he wrote a check - and then stopped payment on it. After many emails and texts asking him to pay the amount owed, he hired an attorney. After much delaying, he ended up paying the amount he owed. All it did was cost us both extra money for attorneys, because he had buyer’s remorse after the job was completed. We did have an issue with the original roofing company I hired to do the roof. After they refused to come back and fix it, I hired another company at my own expense to fix the problems. I always stand behind my work, as well as my subcontractors. This was typical throughout the job. In another instance we installed a header to open up the old garage into the new one, and after it was done, he complained it "Wasn't big enough", and insisted I remove that header and replace it with a larger one. I did that, along with many other things such as installing an electrical line to his basement for an air compressor, as well as replacing a structural post that was part of the original house construction because it was unsafe, for no additional charge. And yet at the end, he was still complaining he was paying too much, even though he was not billed any extra. You just can't please some people, even though we went far beyond what was required for the job. As for the failed inspections, I am glad the inspector was paying close enough attention to catch an oversight on the part of my framing crew. That's exactly what permits and inspections are for - to have an independent third party look at the work to see anything you might have missed. The subcontractors that are required to be listed – the foundation, roofer, and electrician were listed on the permit. There was never a problem with the city with my performance on the job. At the end, we had not called for a final inspection because the wording of the contract stated payment "upon substantial completion" - which had happened 2 weeks prior to our final point at which we stopped doing anything more, because he was complaining he was "paying too much" and I was a "jerk". I always complete my job, as long as my customer does their part. His assertions that I threatened him are also a distortion. I did threaten to lien his house, which was justified, and I did. I also threatened to sue him, which we would have filed, had he not paid. The “burning down his house” threat is not true. He probably remembers it that way because he was literally falling down drunk at the time of our last face to face conversation. I have no idea if he actually filed a police report; however, they never contacted me in any case. In the end, I was proven right, as evidenced by my being paid in full for the amount invoiced. He had no claim that I had not done the work. After we stopped work, he went back to the unlicensed guy I took the job over from and using MY license and permit, finished the minor punch list things and called for final inspection, which passed. Everyone complains about contractors, but no one hears about customers that change their mind, and decide they don't have to pay for what has been done, and done well.
