In the early years they were great. However, they have, over time, gone through a lot of changes in staff, management, and the way things are run. The care began declining about two years ago. We had...I lost count...well over 5 new managers for our account. They stopped answering our calls, our emails would go weeks without response, getting shuffled from one worker to another, hardly ever dealing with the same person twice. They began double charging us different months for the same work done, previous months. When we would try to contact someone to discuss the discrepancies, we kept getting pawned off to other people, and being told that the one who created the initial problem, no longer worked there. Getting reimbursed was challenging and difficult. The straw that broke the camels back was not being informed that a tenant had moved out, and putting in a new one with pets. We did not ok or authorize that change. The rent also could have increased at that time, and this was all ignored. We had since returned to Colorado and own a second rental that we managed ourselves for a time. So we cut Echo Summit Free, and transferred over elsewhere. Thank GOD we did, too. The latest and greatest due to a recent inspection is that there has been long standing hail damage to the roof. Something that the current tenant, said they told Echo Summit about repeatedly, and nothing was ever said or got done or looked at. Under our new property management company, this damage was discovered. Its pretty extensive. Luckily insurance will pay for a whole new roof. However, this should have been rectified YEARS ago. RUN, dont walk, from this company. Not worth the headache or the hassle, they wont take good care of your property or investment and you likely will not have a clue as to the real quality of the person they put in place. Not good at what they do. Look elsewhere.

We should have fired them months ago. As others have mentioned, they have high turn over with account managers, and it is extremely difficult with most of the people to get return calls or emails. When we do manage to get return calls or emails, they are largely unhelpful - no advice, no suggestions, no helpful information or facts so that we can decide what to do with the property. We have been overcharged on multiple occasions, and it took months for us to get them to sort it out and give us our money back. But these, shockingly, aren't the worst that can happen at Echo Summit . . . Echo Summit refused to hand over the keys to my property when I ended the contract with them, and in doing so denied me access to a property to which I hold legal title! Our lease with our last tenants ended July 31st, and the tenants confirmed both with me and with Echo Summit in writing that they would be moving out on July 31st. Echo Summit to tried to rekey the property on August 1st, then informed me that they couldn't rekey because the tenant had left items in the unit (I later discovered that the items left were very minimal - a candle, a lamp and a beat up little side table). Echo Summit demanded a signed, notarized release from the tenant or a court order before they would allow me access. There was no dispute that the tenants had moved out, but I confirmed with the tenants again via email. After I received written confirmation in writing from the tenants that they had indeed vacated the property permanently, I demanded return of the key from Echo Summit, and they REFUSED to give it to me!!!! I ended up having to have the place rekeyed myself.

Our house had to be gutted and repainted. There were two families living in a 1000 square foot house and only one family was on the lease. They did not check on the property and threatened to keep money owed because I called her (Ellie Reimer) out on being bad at managing properties and not being profetional. I had tried to contact her in regards to our property. She is unresposive and actually yelled at me at our last meeting. It is impossible to contact them but they will gladly take your money. They are not a good company or good people. They are in it for the almighty $. The do not care for the people involved on either side.

What I needed out of a property manager was the idea that my
home was secure in my absence and that I would not have to take care of routine
operations. I would be contacted for repair needs and be given statements. I
knew going in that I would not be profiting, but my place would be safe. It was far from it.
Here is a list of what I discovered when I moved back home after 3 years:
1.      The
carpeting had to be removed and I have to install all new flooring through the
entire home. Given, the carpeting was older than five years, but the state it
was in was beyond belief. Stains, tears, urine damage, and holes were
everywhere. 3 years ago, the carpet was fine, although not new anymore.
2.      The
walls have to be scrubbed with industrial cleaner. There is a very clearly
visible layer of dirt, slime, and other filth covering almost every wall to
some degree. It almost appears as though someone sprayed sprite on the walls
and let it dry.
3.      Four
out of Five sets of blinds need to be replaced. All were incredibly filthy.
4.      A
bucket of ash was dumped in the rocks out front. I am not sure how to clean
that up yet!
5.      The
deck is heavily worn and needs re-surfacing as well as slat repair to the
fencing on the sides.
6.      There
is an electrical socket in the master bedroom that clearly exploded from
something. It is black and melted.
7.      There
is a crack in the wall near the ceiling in the kitchen.
8.      There
is a whole in the wall with electrical wire coming out where a doorbell used to
be.
9.      All
smoke detectors were removed.
10.   All
window screens are missing except the basement, where it is heavily damaged, as
though someone crawled through it.
11.   The
garage door is heavily damaged and sags so badly my car will not fit below it.
Your site lists a 16 point inspection and checking
four times a year. It looks like this either didn?t happen, or didn?t happen to
what are likely your standards. I just wanted my place to be cared for while I
was away.

I was about to fire them in the spring of 2012, having problems with communication with the property manager, and tenant problems that the property manager wasn't responding to. I would have scored them with Ds and Fs.  However, they seem to have re-organized, and have some different employees who have been much easier to work with.  They re-rented my property recently in an organized fashion, with good communication with me.  I am hoping the positive trend continues.

Allison is by far the best representative that Echo has in the Sales Dept., but other than that, it's all down hill from there once the contract is signed.
