Our previous company had not rented the unit for 6 months. After Colorado Realty And Property Management Inc. took over the property they discovered it was in need of repairs and cleaning. They had the unit restored, completely re-painted, photographed, advertised and a rental contract in-hand within two weeks.

It went better than we expected! It was great team effort between Jason at CPRM and myself. It was a real fire drill but we accomplished every thing that needed to be done before closing on 2/16/21. I have rented my house through CRPM for over 4 years now, and they have always been very easy and pleasant to deal with. Any maintenance issues I have ever needed done, have been taken care of right away. Anytime I call the office, anyone I talk to there is happy to help and very understanding. Not well. They sent me the paperwork a month after the tenant moved in. The paperwork that has on it what I do and don't want in a tenant. You know, something that should be filled out BEFORE it's rented to a tenant (like if I will allow a smoker or pets). It also wasn't a priority for them to pay me. I had to ask them how that was going to work (after a month) because they forgot to send me the paperwork for that. There's an owners portal where they post the monthly reports. Never set me up on it. When I terminated them I asked, again, what about the monthly reports I never got. Had the nerve to say they won't send that to me because I can access it online. I repeated that I have NEVER been able to access it online. So they finally put the reports online for me. The lease was sent 6 weeks after it was rented and when I said something about it I was was told that they find their system very efficient. Except everything in their contracts states that Colorado Realty Property Management is responsible for nothing because they are merely my agent. So they obligated me to this lease but they don't think it's necessary that I get a copy of what they have obligated me to. Also, it's a two -sided document and they only copied the front side. Had to call and tell them to send me the entire document. Tenant complained about the dryer making noise and even after I told them that it's old so I'm not paying to fix it I will purchase a used one they still sent a repair person. Then they told me to go buy a dryer at this one place where they purchase used appliances for all their properties and she told me that the dryers start at $229. Well I looked at their website and it clearly states that they start at $189. I called and they had plenty at that price. So they were padding the price. The tenant spoke directly with me about him wanting to have his pet and said that he the prop manager never returned his call about it. I said it was fine with me, I e-mailed the property management company telling them to do whatever necessary to allow him to have his pet and I got an e-mail back saying they would get the paperwork ready and contact the tenant. Never did. So you pay them and they don't do what you are paying them to do. When I terminated the contract they sent me the file but blacked out the tenant's information. You know, so if the tenant now skips out on the rent I have zero recourse. I gave them a full set of keys for the property (4 in total) and got one back. Spoke with the owner and he insists that I got all my keys back. I told him I didn't and after a while he says "ok we lost your keys". So I tell him that he has put my property at risk by losing my keys. He tells me I should re-key it. I told him he should pay for it since his company lost the keys. He then backtracks and says "we didn't lose the keys - I'm not paying for that". When I said he was lying now he said he just said he lost the keys to end the conversation. The owner is a piece of work. He actually kept telling me he has lots of happy customers, like that makes them not doing what they were paid to do with my property ok. Totally incompetent company.
