Property Management
In 2011 we entered an agreement
with Christa Miranda who then turned our property over to Angela Hicks. Over
time we had issues with communication or miscommunications, but overall we were
content with our service. This past June we were notified via mail that our
tenants would be moving out, but by the time we received the invoice with the
note, it was less then two weeks before they were to move out. This breakdown
in communication not only left us upset, but panicked because the rent money
was paying our mortgage on the home. At this moment we decided we needed
someone more dependable so we informed Angela we would look for someone else.
I was under the impression Angela
was to process the tenants out of the home, get it cleaned and move in ready. I returned the tenant deposit to Angela in the
amount of $600 as requested so she may use it for cleaning of the home and
return to the excess to the tenants if no damages were found. Upon arrival to
the home by the new property manager she witnessed damaged counter top, broken
toilet seat and dirty carpets. Neither the broken toilet seat nor damaged
countertop was accounted for in her walkthrough, as well as the missing garage
door opener.
The garage door opener was left on
the front door which was not only negligent, but could have caused damage to
our home if someone found it and decided to burglarize it. We only receive one
garage door opener and when I talked to Shelby, Angela’s partner, I was told
that the previous tenants could have left the garage door opener, although
Angela told the new manager that the garage door opener could be found on the
counter. This means one of two things, either Angela never left the garage door
opener or she left in on the front door.
When I contacted Angela she stated that she could not finish
her duties because I told her I she was fired and I no longer wanted her in my
home. The email in question is attached. As my understanding of the law in the
state of Colorado is, deposits cannot be returned to the tenants until the work
has been completed. Angela has not revealed who provided who gave the
estimates, which means we will have to get new estimates in order to complete
the items listed, but new estimates could mean higher costs. Higher costs that
cannot be paid for because the deposit was returned to the tenants which means
I would have to come out of pocket for any additional estimates. So far I have had to have the house cleaned
again, the carpets had to be treated 5 times and the yard has to be cleaned up.
I was told that the rain has played a part in the over grown grass, but the
professional opinion of the landscaper was that the lawn was not weeded like it
should have been. In addition to
everything else, the poor accounting led to me being charged twice for an item,
so until that is corrected, I cannot cash the check in question.
