Lou Rubino is absolutely the best home inspector I've ever met. He was very through in his approach and did not miss a spot. I've used him in Richmond Hill, NY on a house that I was thinking of buying. He was also nice enough to provide me additional tips on the process. Hire him!

Lou was a pleasure to work with. He was easy to communicate with in planning the inspection. He was punctual the day off and he most importantly he was meticulously detailed in his inspection and was great in explaining what he was doing and what he was finding. We spent about 3 hours walking through the house leaving no stone un-turned We needed the report relatively quickly and he came through with the final version just hours after the walk through was complete, which was an amazing effort.

It went great! The inspection was very thorough. Lou found a number of issues with the home and was able to put it all into context -- how much each issue might cost, how common this issue was for a house in this area of this age...he knows everything! I'll definitely use him again as we continue our homebuying process.

Lou is a consummate professional. He is punctual, thorough, incredibly detail-oriented and accessible. I never had a problem getting a hold of him. When I did need him to get back to me to confirm our date, he was very prompt about calling me back and returning my email. He arrived at the inspection 20 minutes early ? and on a day when it was 14 degrees outside with wind chills that made it feel even colder! Lou was incredibly thorough while conducting his inspection. He made sure that he communicated with me about issues as he discovered them. He?s incredibly knowledgeable and breaks things down for you in a way that is actually easy to understand. His report was easy to follow and best of all, he had it ready the very next day. Bottom line, Lou is great. I HIGHLY recommend him.

Lou was very punctual, professional, and perceptive! We highly recommend his inspection services. He was at the site 15 minutes early and sent us the final report that day! He took care of business up front, was easy to schedule with, and responsive to our emails and phone calls. Plus, as we toured the unit and building, he took the time to explain to us the interesting things you don't normally see and why he was checking items and what he was checking them for. He explained both what was good about something and what was in need of repair. For example, he explained how rusting metal expands like ice and that when metal in brickwork rusts, the expansion can crack brinks and cause problems. He therefore recommended cleaning and repainting to seal the metal and prevent rust. Simultaneously he explained how the actual brickwork was was done masterfully and had the proper spacer inserts for water drainage and had the proper protective strip at the connection to the roof to prevent water from running down the wall and seeping under the roof -- things we did not even know to check for. Lou was very informative, he wrote a thorough report, and was east to get along with during the inspection. We would highly recommend Lou to anyone who needs inspection services.

Lou was wonderful. In New York it's hard to find a lot of honest home inspectors. For our first home I wish we we would have known Lou. Lou was on time, very detailed, kind, patient, and overall knows his stuff. Lou took about 3 hours to inspect the house, write all details, and most importantly explain everything to us as potential home buyers. You don't usually get this kind of service anymore. He also provided us with our report within 2 days! If you are looking to purchase a home, and want good work done, Lou is your guy. Thanks Lou!

Lou is the most thorough home inspector we've worked with. He can see issues that will lead to future problems, tells you which issues will cost you the most, and explains every detail of the home you're about to purchase. He has a ton of knowledge about older homes, and knows exactly what problems to look out for. His reports are remarkably detailed, and arrived only a day or two after the inspection complete with dozens of photos. We'd happily hire Lou for any home inspection in the near future, and he'll be our go-to recommendation for friends.

Lou was the best!! I initially left a message for him, making a mistake, confirming the wrong date and he called back to confirm the night before to make sure we were on the same page with date and time so there was no confusion, correcting my mistake. He was on time for the appointment. He checked out every detail of the house from end to end and showed us things about our house we never knew about. We had low water pressure in our house and he discovered that the main water value into the house was broken causing the water pressure issue. He prepared the report very quickly for us. The report format was easy to follow and allowed us group all of the items into areas that specific contractors could address. I would definitely recommend Lou for your home inspection!!!

Lou was AWESOME! He was on time for the appointment and was very thorough with his inspection (literally every corner) and report. From speaking to him on the phone for the first time, based on the questions he asked, I knew he would be great. He was also very timely with providing the inspection report and he even went over the details over the phone. He was always available and helpful with explanations and findings of his inspection. I HIGHLY RECOMMEND!

Lou arrived at the site early and got to work inspecting the house. We had some people rushing us to finish, but I asked him to do a thorough job anyway and he did. The report he provided the next day (or maybe two days, don't remember) was very thorough and well put together. I've shown the report to several people and all have commented that it is one of the best they've seen.

Lou Rubino was on time, got on quickly with inspection and eager to talk. From what we saw very approachable polite. Answered questions in good detail

He was there ahead of when he said he was going to be there, so he was waiting for me when I got there. He did a very thorough inspection from the basement up to the roof and into the attic space. He was very good about explaining everything he was doing. We had some questions and he was very good with the answers. He told us about the things we don’t need to worry about, what we should repair, and what needed to be done first and gave us a general idea about how much they would cost. I would recommend them to other people.

Lou was on time (a little before time in fact) on our weekend appointment and promptly got going with the inspection. He spoke with the super about basement and roof aspects and then came up to the apartment for a thorough check. He was very knowledgeable about typical issues to look out for based on the age of the building and construction and renovation. He checked all plumbing, electricals, a/c units, walls, floors, windows, etc.He was able to explain his checks along the way and was very courteous. A little pricey but gave a detailed report link to a website with photographs and sections for each area inspected.

We called Lou Rubino because we needed an inspection the next day for a 2 bedroom apartment in Manhattan and he re-arranged his schedule to ensure he could fit us in. He was on-time, well prepared and knew what to look for. He crawled under counters, brought a ladder to get on the roof, took lots of pictures, even removed the electrical panel to take a closer look at the circuits. He knew exactly what to look for regarding the water and gas meters, emergency lights, boiler, plumbing, chimney, etc. Lou was efficient, professional, capable and friendly the entire time. We are lucky to have found him and definitely recommend him. By the way, he also was the most affordable of all the inspectors we found.
