Our feasibility quote came back at 162,200-196,240. We decided to go with Lighthouse because of the positive Angie's List reports and other reference we checked. The above pricing range was comparable to other contractors who had quoted us. We set our budget at 160,000 and sent in an $8000 dollar deposit. Following the signing of the design contract, Lighthouse provided us with concept plans and an interim project estimate. With no requested changes from our original project outline, this estimate range increased to $217,665 to $241,192, and was entirely above the previous estimate range. We expressed our concerns to Lighthouse for the substantial change in pricing. The owner, David Bengston, met with us to explain that their material cost had increased and that they had estimated our project based on other projects where they had not made enough money. He explained that, unfortunately, our project was caught in the middle of a pricing change for them, and they had made a mistake in estimating our project. Lighthouse presented a second estimate that was reduced from the previous but still significantly higher than the original feasibility estimate. We expressed that we did not believe the increase was warranted in our project. After further phone discussion, David sent an email giving us the option of the return of our deposit or to continue working together in the design process without further deposit. He encouraged us to continue working with them and give them a chance to show that they were a good company. We told them that we would consider a reduced scope project because of the increase in cost. We provided Lighthouse with a reduced scope project with a laundry/powder room and porch addition, as well as a kitchen and dining room remodel. Lighthouse returned an estimate to us with further escalating prices. The laundry/powder room addition alone was now up to $380 per sq ft. At this point, it became evident to us that Lighthouse s pricing would not be anywhere near the levels at which we selected the company and very little would be gained by working together. We stated to Lighthouse that we did not believe the escalating prices were reasonable and that their pricing was entirely outside what we could invest in our home. We indicated that we were terminating the relationship and requested the return of our deposit. David sent an email expressing that they were still willing to work with us in the design stage. Because we had no confidence that their pricing would not further increase, we replied that we could not continue and once again requested the return of our deposit. To date we have not received any of our deposit back.

"WE UNDERSTAND YOUR FRUSTRATIONS. THIS HAS BEEN DIFFICULT FOR LIGHTHOUSE AS WELL. WE PRIDE OURSELVES ON PROVIDING AN EXCELLENT REMODELING EXPERIENCE AND CLEARLY DID NOT DELIVER WITH THIS CUSTOMER. HOWEVER, ON MAY 10, WE OFFERED TO REFUND THE CLIENT'S MONEY IN FULL OR ALLOW THE CLIENT TO MOVE FORWARD WITH THE DESIGN AND INTO THE SELECTIONS PORTION OF THE PROJECT FOR NO ADDITIONAL FEES. AT THIS TIME, WE DID NOT HAVE CONFIDENCE IN OUR PRICING COMPARISONS DUE TO RAW MATERIAL PRICES RAPIDLY INFLATING – GAS WAS ON ITS WAY TO $4.00/GALLON WITH SUBSTANTIAL INCREASES EVERY WEEK. WE RECEIVED PRICE INCREASE NOTIFICATIONS FROM BOTH OUR SUBCONTRACTORS AND MATERIAL SUPPLIERS WEEKLY. WE EXPLAINED THIS TO OUR CLIENT AND THEIR RESPONSE TO MOVE FORWARD IS COPIED BELOW. WE HAVE EXPLAINED TO OUR CLIENT THE DANGER $/SQ FT EVALUATIONS. FOR EXAMPLE $5000 OF PLUMBING FIXTURES AND CABINETRY FOR A 5X7 BATHROOM IS $142/SQFT. THE SAME FIXTURES AND CABINETRY IN A 10X10 BATH IS ONLY $50/SQ FT. SMALL ROOMS WITH HIGH DOLLAR ITEMS – KITCHENS, BATHROOMS, LAUNDRY ROOMS, AND POWDER ROOMS CANNOT BE EFFECTIVELY EVALUATED ON A $/SQFT BASIS. BASED ON OUR PAYROLL RECORDS, LIGHTHOUSE HAS OVER 40 HRS OF DESIGN TIME INTO THIS PROJECT AND WE ESTIMATE AT LEAST 10 HOURS OF SALES TIME IN FRONT OF THE CUSTOMER. WE OFFERED A PARTIAL REFUND OF $1,500 WHICH WAS NOT ACCEPTABLE TO THEM."

We met Lighthouse at the Charlotte Remodelers show last year. We were finishing our basement from the stud walls, and moving a laundry from downstairs to upstairs. We were talking with them and 2 other remodelers. They are great people to work with, and very professional in every way. Their "Project Manager" Rose was great, she knows her stuff and returned calls promptly. They have a phased development/payment system that you pay as you go through their process and they adhere to that. We put down essentially a $2,000 deposit for the first phase which was a "Design Phase and Rough Quote". It was 50% refundable if we didn't go to the next phase, of getting the "Hard" quote, which is another several thousand dollars. They brought in several contractors to discuss some of our challenges, and their in-house designer Jes. Unfortunately, with all the parameters that we provided Jes, his design came back with several elements that were explicitly stated what we didn't want. The rough quote was higher than our upper end budgetary number, and higher than the other quotes we later received. Lighthouse decided that we used up all of our initial phase 1 dollars, and needed to give another payment to proceed with further design work, and go into Phase 2. Unfortunately we disagreed with that considering we weren't provided a design within the parameters that we had given Jes. We decided to wait, get through summer. I just contacted Lighthouse to tell them that we would not be going further with them and asked for the 50% deposit to be refunded per the contract. Without hesitation they sent a check withing one week. I applaud their great customer service you won't find another contractor that will do that!!! I would highly recommend them, I feel they would do a great job for someone who wanted to spend that sort of money, we just had challenges that didn't fit them, including it being a basement and we were not able to justify plowing money into it like upstairs living area that we wouldn't get out when selling which is not their fault. Call them if you are not on a tight budget.

My experience with them was very good. They did what they said they were going to do. They showed up on time. They cleaned up when they were finished. They subcontracted out a few different things and they made sure everybody knew what they were doing.

I was absolutely amazed with the outstanding job that this group of guys did on our home. When I say that they remodeled our kitchen, they completely gutted it all the way down to the studs. I can tell you that these guys were very personable. I was treated with the utmost respect. I was especially happy that they got the job done by the scheduled date we wanted it to be completed by. Let me tell you, I shopped price and found that they were highly competitive compared to other companies in the area.

The carpentry work on this project was wonderful. I thorough that the company paid strict attention to detail and did an excellent job. They ran a little behind schedule but honestly someone got sick which was not their fault. I would recommend this company to other people because they were so friendly and I was really pleased with the work.

They did a really good job of replacing our front porch. The new porch looks really good and so does the back deck. They were able to get both of them done in a week. We are really happy with how they built them and how well they look.

They really did a makeover on the attic as it was completely unfinished. They did drywall, floors you name it. It is now what I feel just as nice as the rest of the rooms in our house. They also guaranteed the work. If we notice any little things that need changed they said they will be right out to take care of it.

We called Lighthouse because of the excellent referral on the list. We were very disappointed that the call was not returned for a week. When the call was returned, it was by the interior designer not the general contractor. The process of getting a bid on our job that was described to us seemed vague, requiring the customer to actually make a deposit before a firm quote was presented. Overall, we got the impression that they really weren't interested in the work.

After searching for a trustworthy and conscientious general contractor for our remodeling needs, we came across Lighthouse Construction of North Carolina. Immediately, my husband and I new we wanted them to do our project. The overall experience was absolutely wonderful. The contractor was prompt and responsive at every site visit. Clear contracting knowledge was displayed at every step of the process. The project schedule went smoothly according to plans with minimal delay. The project manager kept us updated on the daily/weekly progress answering all questions as we we progressed through our project. Finally, the outcome is absolutely breath-taking. Neighbors and friends cannot believe the transformation. Our once out-dated contemporary home is now an English old-world vista! I can't speak highly enough of the crew of Lighthouse Construction of North Carolina. They come highly recommended!
