We recently worked with Accurate Appraisal on an appraisal for a residential property, and while the borrower disagreed with the final value, we found the appraisal to be extremely well-supported, professional, and compliant with all industry standards. Rob approached the assignment with objectivity and care, thoroughly analyzing the subject property and selecting appropriate comparables based on real market data ? not emotions or expectations. The report was detailed, logically structured, and provided a clear explanation of how the final value was determined. It's not uncommon for borrowers to have a different view of value, but we appreciate that Accurate Appraisal stayed focused on delivering an independent and accurate appraisal. His appraisal came in at about $90k lower than our previous appraisal that our prior lender had chosen 8 months prior and about $120k lower than the commercial appraiser we hired when purchasing the property 12 months prior even with making $50k to $80k worth of upgrades between that time. He did not understand the market value and put too much weight on the old tax assessment (which was discounted due to it formerly being subsidized) and our purchase price a year earlier (which the corporate seller sold under market value because they were needing to liquidate their many assets.) Very bummed that his undervalued appraisal cost us an extra $16k upon closing our refinance that we would not have had to pay had the former appraisal been accepted.

Not timely. We finally received the appraisal back 3-4 days *after* the date that the pro said they would have it back to us by, and after having to probe him to ask what the status was.
