Over seven (7) months to complete this patio project is unacceptable. Having the owner?s time and privacy interrupted for five (5) more months than the originally communicated completion date is unjustifiable.  This is almost 100% due, poor workmanships, doing and re- doing tasks again and again, poor project management, missing committed completion dates, inadequate numbers and skills of workers, poor management and communication skills, mismanagement of sub-contractors, or management of contractors that were not under contract to Japan Landscaping.  The telephone calls, the knocks on the window requesting of the owners time?.for SEVEN MONTHS!!! 
Quality of work was lacking? Workers continually spilled or scraped or damaged surfaces that had been completed? causing the need to re-do already completed work.  Walls needed to be repainted as care was nor taken to safeguard walls and other surfaces from grout, paint and scrapes.  The concrete dye process was not well executed? color is not uniform; spills from poorly managed previous work damaged the concrete causing large areas of poor absorption.  Areas are poorly dyed leaving obvious incorrect lines and inappropriate mottling. Owner asked to review the final dye coverage before sealant was applied.  This request was not honored.  . The retaining planter walls were not to plan (too short) and were requested to be corrected. This error by the contractor was corrected. This error affected the overall visual balance of the project, as the plan called for the brick surround on the columns to be the same height as the planter walls. Which they are not! Plants were not correctly placed and had to be replanted. Sprinklers have been placed too close to the back wall?. Causing an eyesore?. As the sprinklers puddle water during the watering cycle, due to the too close proximity to the wall, the mud splashes the back wall leaving a constant dirt line on the wall?. Not attractive! One of the sprinklers is lined up so that it sprays exactly on the front of the electrical out let for sprinkler timer.  Workers had no regard for the customer?s property, blatant misappropriate damage of property (unauthorized cutting of trees and shrubs), breakage of wooden fireplace Television cabinet, permanent scratches and marring of front surface of stainless steel fireplace.  This vent less gas outdoor fireplace cost over $3000.00.  The only surface that can really be seen is the front, which is now covered with scratches and permanent marring due to worker carelessness and negligence. Japan Landscaping continuously lied and manipulated this project committing to completion dates and not honoring any of its commitments.  Once the majority of the funds were paid, Japan Landscaping pulled workers off this job and on to others. This project languished for over seven months.  Final date of completion (minus a few sprinkler problems) was November 27th. 2011.  Total project completion timeframe was 7 months and 16 days, that?s five (5) months and 6 days over stated completion date at contract signage. Progress reports showed work completed at 100% and so billed, that were not completed. Japan Landscaping forward billed its work, pressing the homeowner for funds for work not yet completed. Japan Landscaping told the homeowners to purchase patio project materials right away. (skylights, fireplace, fireplace inserts, gas heaters? these materials then sat around for months, negating any possibility for return due to the extensive length of time from purchase to utilization.Cost increases were arbitrary and not transparent.  Owner had to fight for rightful cost credits, never feeling a true rebate of costs back was provided. Workers were rude ? playing music loud, when asked to stop playing Hispanic music, Rap was played instead. Carpenter inappropriately and consistently yelled loudly at his co-worker.  One worker sang and talked incessantly? loud whoops and jeering; extremely annoying with no concern for the owner or for other neighbors. A terrible experience.  
On the positive side the owner is generally a nice guy who returns phone calls promptly, is good at trouble shooting problems or damage, is open to ideas and changes, and works hard to right things when they are wrong
