Radon R Us was recommended to us by our realtor when we discovered excessively high levels of radon in our home several years ago - I was in awe at the time of the installation of the mitigation system by how well everything went - Russ is a very likeable, knowledgeable, efficient craftsman - explaining everything to us, cheerfully answering any questions. He completed the installation quickly, even going out of his way to seal up our sump-pump broken cover and make a special seal for a floor drain - and yes! the radon levels plummeted to safe levels! Yesterday the fan went out, we had no hopes of having it repaired until after the weekend but when we called Russ he graciously came out on a Saturday - quickly diagnosed the problem - quickly replaced the fan - and we are once again radon-free! I'm still beyond impressed by Russ' friendliness, expertise and professionalism. If you have a radon problem in your home (and in mid-Michigan, you're pretty much guaranteed to have a problem) I enthusiastically recommend Radon R Us.

I would HIGHLY recommend Radon R Us. Russ was great, very professional, excellent quality work, dropped our radon levels to below 1. In addition, Russ is a good guy, focused on doing a great job and making sure the customer is satisfied. Initially, I thought he would install a clear sump cover/lid, so I asked after he finished the job. I misunderstood the pictures he sent so was my fault....but despite that, Russ returned and replaced my lid with a clear top, and refused to accept payment. I would highly recommend!

Paul showed up early and had everything ready to go. He explained what he would inspect and was open to me asking any questions. I let him know I was a first-time home owner and he explained everything in great detail. Not only did he do his job, but he went over and beyond to explain what kind of general maintenance I should have done in the house. I felt very comfortable working with Paul! He also performed a radon test. He promised to have results ready by Saturday and I received the report on Saturday.I'd certainly work with Paul again!

Roger was prompt and went over his report in detail. After I moved into the home I realized his failure to detect some issues with the house. The major issue was a drainage problem which when doing laundry the basement floods. When contacted he said that I should have had a plumbing inspection. It was not his responsibility to check for this. He also missed some electrical issues, but he had recommeded an electrical inspection as well. In his report he stated that the dryer was properply vented to the outside. When I moved in I discovered that the dryer did not work at all. This was good because if it had, I might have had a fire, because the vent was not hooked up and there was at least 6" of lint covering the electrical outlet. He declared that it was not his responsibility to check dryers. When called he did respond and come out to my house. It did not go well and he denied any responsibility for finding any of the problems with the house missing from his report. He did refund my money and I had to sign a release stating that I will have no further claims against him. The release also states that my claim is "doubtful". One of the problems, with the house, he did find in his report, was that some cranks were missing from some windows. They were stationary windows.

Overall the inspection was worth the price. I called Patrick on a Sunday and he agreed to do an inspection on short notice the following Sunday. Given that I was calling him on the weekend, he was good about it. I was buying a house with a "new roof" as advertised by the seller. Before the inspection Patrick looked at all the city permits related to the house and discovered that the roof had never been officially approved. Later, at the house, he took the time to crawl through a confined attic and go on the roof to check on its condition in detail. Although new, he discovered that the roof had been done very poorly by an amateur and had already been leaking. He then verified this further by noting a somewhat concealed fix in the living room where water had begun to damage the ceiling. Due to his observations, and well written report, we obtained a $7,000 reduction in price on the house to compensate for the roof. Patrick does take a long time to go through a house. It will take 6 hours or more during which he will point out every possible problem and defect in every corner of the property. His opinions are intelligent and well reasoned, but one should be prepared to become relatively depressed in the process. In addition to not pulling punches about any defects he sees, his "bedside manner" leaves something to be desired. He is rather gruff, and will probably (inadvertently) insult you a few times during the inspection process. I should also say that his long inspection time will lead to a thorough report, but is also probably still longer than necessary. Of the ~7 hours he spent looked at every corner of the house, about 2 hours of that was spent on the phone talking to other customers and giving somewhat longer-winded lectures on smoke detectors than was necessary. Get Patrick if you want the job done well, but come prepared!

Russ came to our home and looked at the property to determine the best placement of a Radon Mitigation System. We are selling our home and it was a needed component. He was prompt and professional and able to explain the process and how the system worked very thoroughly. I appreciated his willingness to share his knowledge, since I had no previous expereince with these systems. He set up a date in the following week to come and install the system. On the date assigned he arrived promptly with a partner and they were very efficient, neat and tidy as they did the work. The installation was very clean and visually appealing, or perhaps non-abtrusive, nor disruptive to the aesthetics of the basement, nor the exterior of the home. Russ was very professional the work was done well, cleanup was great, explanation after install was thorough. He also left us with a home radon check kit for us to use set out and send in to a 3rd party to check the status of the radon in the week after the install. I am definitely recommending him to others as I hear of friends in the area who are selling, and/or simply concerned.

Russ was very helpful and willing to answer questions through the whole process. He explained how the system worked and stayed afterwards to answer all of our questions. He left an organized folder of information for us about the fan, radon, etc. He also ensured that the fan would be located in a place not easily visible from the road and in a place where we would not be able to hear the fan. The fan used is very quiet. Compared to other estimates I received, Russ was the cheaper price by a few hundred dollars and I believe he did a high quality job.

5 hours! Crawled from one end of the attic to the other, took pictures the whole way. Crawlspaces, cupboards,drains,ran the oven,stove,dishwasher, checked the heat, a/c,every plug,light switch, fans and lights. Ran the showers and flushed the toilets to check for temperature change, Radon test,foundation and roof inspection. Did what he could with the chimney and sewage system. Filled both the tubs to the overflow drains and found two plumbing leaks that way. Fantastic work ethic, super thorough. Very good communication, calls you back or emails you every time. Called to let me know he was stuck in traffic the morning of the inspection, Was only 15 minutes late. Quirky sense of humor, but a real fun guy to follow around the house, keeps it light, jokes alot. Would absolutely recommend him to anyone.

Recent Review: Chris was very punctual and easy to work with in regards to setting up the initial home inspection appointment. On the day of the inspection he showed up early and he spent over 4.5hrs going over all of the outside and interior details of the home to make sure nothing is overlooked. Chris took his time and he tested and looked at everything. I should mention this is not my first home purchase or home inspection and I was very impressed. I would highly recommend Chris's services to anyone that is looking to have their home inspected by a professional not someone that just comes in does a once over in 1-2 hrs and collects your money. The report was completed promptly the same day and uploaded to a database that evening so I could review and sent it to anyone else that wanted to see the inspection. The radon tests will be available 48hrs later and he was able to provide a good septic drain field inspection by utilizing core samples. Overall this was an outstanding experience with high marks.

Recent Review: Let me start by saying, right after the inspection, I had the impression that while this guy had his hang ups, he did a thorough job of inspecting our house. The only reason I did not give him a failing grade is because as a result of the inspection, we got something fixed by the buyers that cost more than the inspection but that is the ONLY reason. I was looking at homes in the area from out of state, and when our offer was accepted, contingent on this inspection, we had to make the 6 hour trip to be present during it. The inspector had full knowledge of this. We were recommended this inspector by OUR realtor, which in hindsight is crazy to me. I called him on Friday and made the appointment for Monday at 9am. He called me midday Saturday to let me know he made a mistake in scheduling, and could make it to the house at two at the earliest. My partner and I had planned to drive Sunday, stay the night in a hotel, and be there bright and early Monday. As a result of the appointment change, we decided to drive up early Monday morning, do the inspection at 2pm, and then stay the night, returning home Tuesday. We got up at 5:30 and started driving, only to get a call from the inspectors around noon saying that they were already there starting the inspection on our property's outbuildings. Not cool. Considering that he said 2pm at the earliest, I felt this was extremely inappropriate, as he had full knowledge that we were driving up the long side of Indiana to be there for it. I let him know my concerns, and he that even if we got there by two, he would still not be two the house. Again, he was wrong, or simply lying to cover his mistakes. When we got there at about 1:20, he had already been in the basement and first floor of the home. I made him take me thru the parts of the home he had "completed" but he was rushed and it was hard to follow everything he said. My realtor arrived shortly after, and began asking him good questions and pointing out things he hadn't noticed. When we went up stairs, he did not notice that the chimney was leaking moisture until the realtor pointed it out (this is what the seller fixed), which astounded me. We then went down to the kitchen and he went over his findings. He said the biggest issues in the house were the electrical (on four different boxes, old fuses, etc, and the flashing issue, which he then took responsibility for finding (give me a break). He said our plumbing was fine, though needed pipes replaced, and that the septic was fine, despite signs that we didn't know at the time that there were issues. Within two weeks of moving in the home we had to get septic work done, and had an electrician out to give us an estimate on the electrical, which he said was functioning great and that an update was completely unnecessary. Reasons not to use these guys? Not thorough, not punctual, not knowledgeable, and not especially friendly.

Recent Review: As a Realtor, I have referred my buyers a number of times to T & R Inspection but have not had the need to use them personally, until recently. We had been renting a home that we had intended on purchasing but I still wanted to have a home inspection and the only guys I trust are T & R Inspection. I am so glad I called them out because they found so many problems with the house that I had no idea about! Thankfully, with their report, we were saved from making a huge mistake and did not go through with purchasing the house. As we began to househunt, there wasn't a doubt in my mind that T & R would be first on my list of people to call as soon as we had an accepted offer. And once again, they did not disappoint! We found our dream home and with the home inspection report from T & R, we were able to negotiate some much needed repairs that the current homeowners weren't even aware of! If we had used another home inspection company, who knows what kind of surprises we might have had after moving in. Recent Review: RSM arrived 15 minutes before scheduled time. RSM explained the total process of the Lead Inspection/Risk Assessment. They walked us through the process and anwsered all our questions. They had 2 team members at our property to conduct the inspection. They used a piece of equipment called an XRF Analyzer that lets you know the lead content of every painted surface. It was a very detailed inspection. For example in each room they check every area - all walls, floors, every component of the windows and doors, in closets they checked everything even the shelfs and shelf support, baseboard , walls, ceiling and floor. They also checked every exterior area, the garage, the basement and the attic. They also did soil samples. Please call me if you need more info it was very detailed.

Recent Review: Mark returned our call quickly and was able to schedule the inspection to occur within 48 hours of our call. He arrived promptly and began outside with the septic system. I then observed him removing clothes from the master bedroom closet for unfettered access to the attic! He tested all the smoke detectors, and ran the water in all the sinks for several minutes before checking temperature. There wasn't a corner or fixture that he didn't probe or prod. He gave my husband several unsolicited pieces of advices, such as pointing out that trees planted by the current owner may cause problems with the septic system in ten or so years. He was great with our kids, and even sought them out to say goodbye (AND he remembered their names!) He left around 2:45, and I had his report by email at 8:15. It was extremely thorough, pointing out many small things like a wax ring on a toilet that should be replaced. He was polite, professional, and thorough! I highly recommend him.

The radon mitigation system is completely effective providing extremely low radon levels, and the location and aesthetics of the system itself are better than I could have envisioned.
