Kevin Morrison is a classy, honest, punctual, responsive and a very thorough professional. I had him help me inspect a home I am planning to buy and was extremely pleased with his work. He answered emails, texts, and phone calls was very patient, showed 5 mins before the job start, came back on the weekend to install radon kit and back on Monday to collect it. Very respectful of people's properties and personable. He is a straight shooter and never tells you what you want to hear, but rather what you need to know. I will definitely hire Kevin for any home related work that he would be willing to do and recommend him confidently for home buying inspection.

Seacoast Inspections LLC

Let me cut to the chase: if you are in the Seacoast area, and you do not hire Terry Grube, then I am sorry for you. And Best of Luck! ;-) I have spent literally days researching inspectors and the inspection process as a whole. Not to mention I've hired more than few inspectors. If I look to buy a house outside of Terry's service area in the future, I will seriously consider the affordability of paying his travel expenses to have him do my inspections again. If you see my other reviews, you know that I am frank and often reticent to give glowing praise. In fact, some might call me harsh. I just say that I call 'em as I see 'em. So when I say that Terry's services were the most satisfactory money I have ever spent, that is really saying something. You won't find me saying anything even remotely close on any of my other reviews... at least not yet. I spent days researching because, I'm sure like many of you, I found all my prior inspections and inspection reports to be wholly and utterly lacking. Bottom line, one of them was a complete waste of money, completely useless as it SAID NOTHING, and the others were only somewhat less useless. They were so noncommittal and equivocal as to be no help at all in making a decision. and quot;Cracks in wall.and quot; and quot;Roof showing some wear.and quot; Pardon me, but no sh__ Sherlock!!!! Even I can see that, and what house doesn't? What I'm paying you for is to tell me what that means for me; what might I need to do about it; should it be a concern or not? Terry spent hours at the inspection and then produced literally a 100+ page report on what he found. He explained everything in detail and even had links to other relevant info on the web. It was long, but well organized like an and quot;Inspections for Dummies, and quot; so you could skim and jump to parts of most interest. Let me say my bottom line here and then repeat it later: You want an inspector that the realtors don't like, and... Realtors don't like Terry. He'll tell you that himself. The last thing you want to do is hire an inspector recommended by or on some list from the realtors. I can tell you from experience, and you know this already from your own common sense, that the realtors don't want you to use an inspector that would EVER and quot;kill the deal, and quot; as I've heard multiple realtors say. They just want the sale to go through smoothly... that's where all their incentive is. and quot;Kill the deal?and quot; ??? You mean, like, tell me something's wrong with the property? I don't know about you... but that's why I was hiring an inspector in the first place... to tell me honestly and plainly if anything was wrong with the property. You see, realtors in my experience don't want that. I know that because they told me so. Each one I've had, from their own mouths. Sure, they use their own words, but when I translate it like above, all I get back is stuttering. There's no other way to interpret it, and they just drop it and try to move on. Terry helped save me from buying a house where I now have heard that the new owners are miserable with repairs. They like where they live... but yes, they have found a lot of and quot;unexpected out of pocket expenses.and quot; So Terry and quot;killed that dealand quot; for me, and the realtors rolled their eyes. Literally... that's not a figure of speech here. So will he scare you out of buying any home you look at? I can happily tell you that 'm now living in the next home I hired him to inspect. So much for killing the deal. Did he find things wrong with the place? Absolutely... and yes, I'm practical and understand that every home you look at is going to have issues. It's just that this one didn't have any major flaws. The first one had a chimney that needed to be replaced (~$15k), a side-vented boiler that violated code the way it was installed (meh, only ~$2k), and the piece de resistance was a septic at the end of it's useful life and showing some signs of failure (~$25-35k). Why so much for the septic you gasp? He also identified a problem with setbacks from wetlands. I couldn't just replace the septic and quot;in placeand quot;... it had to be a special septic now in a smaller space. These are the things the realtors and sellers thought Terry was just being and quot;sensationalistand quot; about. Well, you can decide for yourself who you agree with. Are these things you'd want to know about, things that might and quot;kill the deal?and quot; (By the way, I still wanted to buy that house - the seller simply refused to concede anything. So how is that Terry's fault?) In the end, I wasn't happy with the things he found wrong with my new house either. Who would be? It's tough to hear, but those things didn't stop me from buying it - I'm living in it now. And he was right to point them out. And what the realtors don't seem to realize is I'm much happier... with living in a house with NO surprises... with Terry's services... and consequently with their services too! Show me a homeowner unhappy with their home, and unhappy with any surprise expenses that came up after the sale, and I'll show you someone who won't recommend their realtor again... any realtor will tell you that. Sorry this was so long, but you can see it's been challenging to say the least - I'd say to and quot;buy newand quot; but I know from so many people that there are just as many if not more problems in that regard. At least a prior construction has many of the major kinks worked out, that's advice you can Google to confirm. And as I said, in the end, I've literally never had better money spent (healthcare aside!) So yes, I recommend you hire Terry. His use of thermography is another HUGE benefit... I don't want to exaggerate, but the quickest summary is that he can basically see through walls. Please Google for more as I'm sure Terry would pooh pooh that description if you asked him, but that's the fastest way to say it and this is already long in the tooth. And now let me repeat my bottom line: You want to hire an inspector that the realtors don't recommend. Realtors don't especially like Terry. 'Cause he'll tell you everything you need to know... and therefore, you'll rest assured that you actually got what you paid for and more.

Actually just a routine radon test that was required for a rental property in Eliot, ME. I live most of the year out of state, so I needed a registered tester (with the State of Maine) to do the test on a single family home. It was very much last minute, but Ed contacted the tenant and performed the test before the March 1st deadline. Results were received shortly thereafter from the lab. Readings were below what is required for action, but all was performed promptly and smoothly.

Kevin was already up on the roof when I showed up. He was extremely thorough, friendly and professional. He explained everything to us along the way; both items of concern and explained how certain systems worked, maintenance considerations, etc. He found items I'm confident most others would have missed. He even identified pest activity, which the pest inspector missed. Kevin also went above and beyond to help us resolve a last minute issue a month later in order to satisfy my lenders requirements. I will recommend Kevin first to anyone I know looking for a quality home inspector.

Radiation Safety & Control Services Inc

Company initially provided test kit with simple but thorough instructions to determine radon levels. Once returning the samples to the company, test results were provided via e-mail (they also offered to forward results by US Mail or fax) within 24 hours. Whereas results were in excess of EPA's standards, company followed up and scheduled an estimator to inspect residence and subsequently provided a detailed estimate within 48-hours of inspection. Mitigation services were then scheduled and completed the following week. Details regarding mitigation efforts were thoroughly explained. After cutting a hole into the basement's cement floor, they installed PVC piping and an exhaust fan that was routed throughout the house and through the roof to expel the radon. The bill for services was received within a week and contained no extra charges. The company was responsive to any and all questions and performed the services for the amount quoted on the estimate. I would highly recommend them without hesitation.

S.W.A.T. Radon Reduction

To say it mildly, I am hard to impress, but SWAT Radon Reduction did it...VERY well. My initial call was answered by a PERSON (imagine that) and I explained what we needed. We bought a new home (17 years old) and the home inspection detected a moderately high Radon level. We knew it had to be addressed as my wife sews in the finished basement and our guest room is there as well. My appointment was scheduled...for the next morning! I like to get things done quickly so that was perfect for me. The technician arrrived on time, neat, clean, friendly and ready to get started. The finished job shows no signs of "shrapnel" from messy work. In fact it was a bit neater and tidier! Everything was clearly explained to me, the price was on target andd we now feel much more comfortable knowing that we are safer from Radon gas. Would I use this company again...or recommend them to others? Absolutely...without hesitation! Great company, excellent work, quick scheduling and price definitely in line. What more could I ask for! 10 BIG gold stars for S.W.A.T.

This is the second inspection we've asked Tim to do of a home in the Seacoast (specifically Exeter/Hampton) area. His reports are amazingly clear and detailed, with plenty of photos to document all his findings. We couldn't imagine contemplating buying a home in this region without his inspection! The first time we hired him, his report led us to explore masonry and roofing repair estimates and saw that his findings would have topped $175,000 in repairs on a historic home that looked outwardly in good repair. We were so lucky we hired him! Our latest pick seems to be a safer and better maintained bet. Tim is easy to reach by phone or email, is responsive and thorough. His reports have been available within 24 hours of inspection day. We cannot recommend this gentleman highly enough!

The home was neither brand new nor old. We didn't anticipate that Dave would find major problems, and he didn't, so it was perhaps an easy job. Nonetheless, he was thorough and communicative, pointed out what he did see even while explaining that it was minor, commented on the quality of various installations and what we might anticipate in terms of life expectancy. He talked about how a house is likely to 'settle', and the acceptable indications thereof. (He also had funny stories.) Informative and a pleasure! The price includes radon testing.

Tim's inspection was incredibly detailed. He spent nearly 5 hours with us reviewing every inch of our home. In fact, when we arrived at the scheduled inspection time, Tim was already on-site, had walked the perimeter of the house, and was ready to show us the exterior issues he had already identified. From there we reviewed every room of the home and every major system. The end result was a report over 100 pages long containing annotated photos of every issue identified in the home. This helped us in negotiating the final price of the home and in creating a list of maintenance and improvement projects for the future of our property. Tim also helped to arrange a septic inspection performed by a septic specialist. He did this free of charge and made the process of having every system in the house vetted very easy.

Recent Review: Very well. Showed up early for outside inspection and when I arrived he already had information for me. His report was thorough and everything mentioned on site. A lot of detail in the report with Icons letting you know if it was something you should have fixed right away or something to look into for down the road. I was very happy with the service and the price was fair. I'd say mid- range in price.

Recent Review: They were the first to give us a quote and were able to come out as soon as we needed them to. Installation was smooth, and they have been good at following up to make sure the system is working. Because our radon is still slightly high, they are doing another radon test and will follow up if it comes back high yet again. We would definitely recommend them to others!

Recent Review: Evan was awesome. He was quick to respond when I called and made schedule adjustments to fit us in on the only day and time we had available. He was easy to communicate with whether it was phone call text or email. On the day of the inspection he was there early to do the exterior and went over everything with me outside before the realtors got there. When we were inside he was meticulous and explained things to me every step of the way. You could tell he cares about what he does and I felt like he was looking out for us as the buyers. He was a funny guy who you want to have a beer with after and made the experience very pleasant. I would definitely recommend Evan and would use him again in the future. I think his pricing is fair and while it may look like we paid more than others it’s because we added a radon test and water quality test.

Recent Review: This was the best money I have spent in a long time. Ryan Gora performed the inspection and he arrived right on the minute. He was very friendly, explained exactly what he would be doing and got right to work. The inspection took approximately 2 hours to complete and I am fully confident that it was very thorough and complete. Many items were found that needed attention and these were listed in the sales agreement with the home owner who would arrange to have them completed at their expense. Upon completion of the inspection, I was invited to call the company at any time with questions, which I did. I spoke with Peter and he had my report and addressed my concerns and clarified the issues on which I was confused. All in all, this was a wonderful experience with 2 terrific people and I saved considerably by having the inspection done. I would have many costly things to have to have repaired had not Ryan and Peter helped me out in such a professional and thorough way. I can very highly recommend Drougas Inspections, LLC for anyone in their radius! The price paid also included a 2 day Radon test and the results were received almost immediately. Good guys, good company!!

Recent Review: Waster filer was work was ok, water was somewhat ok after RO Unit never worked again - was working fine before service, after service never worked again. Called Abacus a number of times, no answer and no call back. Ended up doing some study work on RO units and installed one myself The water filter had to be replaced the following year, turns out it was way undersized for the iron content we have.

Recent Review: Tim performed an extremely thorough inspection for about 3,500 square feet home (2,500 with finished basement and attic and another 1,000 square feet of finished space above a detached garage) built in 1919. He provided an extremely comprehensive, detailed report that included many pictures and explanations which I know I will be referring to for years to come. He did not rush through any area of the house and was there for about 4.5 hours. He arrived early and had already explored the 2 roofs. He raised concern in a few areas which helped us gain some money towards closing costs. He was never alarmist and when I asked him general cost for some repairs he was able to provide accurate ballparks which was appreciated. The report was delivered via email within 24 hours and the radon air tests were the newest kind. He is very easy to talk to and was nice to have an inspector that was attentive but and easy to talk to. The sellers agent was also the seller and each time he guessed at the age of a window, renovation she had confirmed what he was saying proving he knew his stuff. He wasn't afraid to get under the deck and was very hands on. At on point, there were half a dozen people at the house between my husband, my in-laws and the real estate agents and he was able to balance performing the inspection and answering any question that came from anyone. He was referred by a colleague who inspected a property in Andover, MA who had a terrible experience with his first inspection and brought in Tim. He was able to see the comparison and raved about the inspection, the report and his skill set. We paid a little extra to travel to Needham but was worth every penny. I highly recommend him if you live in the North Shore/New Hampshire area.

Recent Review: We recently purchased a house in Goffstown, and discovered the radon level in the water was extremely high: 42,000 pCl. This left us looking for a mitigation system. We found two local options, Atlas Water Systems and Advanced Radon Mitigation. The initial quotes came back with Advanced Radon being about $2K less than Atlas. I usually go by the 'you get what you pay for' motto, but after Chris from Advanced Radon came out to look over the situation, I felt pretty confident that I was making the right decision, and saving a considerable amount of money in the process. Chris had come out to survey the site and make a recommendation on a system. Our initial water tests had, in addition to high radon, pretty high iron levels, which I guess is not good for the radon system. However, we had been running the water for several weeks following this, so Chris re-tested on site, and discovered the iron levels had dropped enough that a water softening system would not be needed. I thought that was a great sign - knowing I had iron in the water, he could have easily just thrown in the softening system with the radon system (another $1,800), but he recommended against it. This had me sold. So, the guys came out on Friday, right on time, and spent 5-6 hours here doing the installation. With the install, it was necessary to put some holes in the house's brand new walls, which was unfortunate, but they certainly did it with the absolute minimal damage. All wires and hoses were setup very neatly and easy to figure out. They gave me a run through of the system and maintenance needs, and referred to their website for some additional details to reference later on. So, putting in a $4K radon system wasn't exactly on my Christmas wish list, having to do it, I was extremely pleased with the outcome, and would highly recommend using Advanced Radon Mitigation.

Recent Review: Kevin Morrison was recommended to us by our buyer's agent as well as a previous client, and we were really happy with his services. We'd heard horror stories from people who felt that their home inspector talked down to them, was in a rush, or was reluctant to explain what they were doing. Our experience with Kevin was the exact opposite. Not only was he able to come within a couple days of our offer being accepted, he also showed up early to start looking at the exterior of the house. He moved quickly but seemed extremely efficient and really educated us about the house. His report was ready that night and it has been an invaluable roadmap for prioritizing upgrades and repairs as we've started settling in. Wouldn't hesitate to recommend him or use his services again.

Recent Review: I received an estimate upfront. Ray was on time for all appointments and the project was completed on schedule and on budget. I was most pleased that he took time to carefully and fully explain everything he was doing. He also built the system in such a manner to cover continguences in case the original installation for some reason or another failed to fully reduce our radon sufficently, which I also appreciated even though they were not needed.

Survey and proposal accomplished quickly and efficiently. Called several other firms and found price to be within the range. Installation went well - on time, very professional. Cost was in line with estimate.
