Robert Kelly responded quickly and professionally to a difficult and potentially dangerous structural condition in the fasteners of a large deck. The contractor who had retrofitted new railings around a deck in 2004 apparently used dissimilar metal washers and inferior bolts which combined with chemicals used in pressure treated wood causing accelerated oxidation. The bolts and screws fastening the railings to the substructure were either frozen solid with rust or disintegrating or both. The hardware had to be replaced or the retrofitted railings would need to be demolished and rebuilt. Much of the hardware was very difficult to access. Robert quickly and expertly evaluated the situation. He was confident he could work around the difficulties. We agreed to time and materials billing. Robert found a supply of reasonably priced high quality stainless steel hardware, called me with details, and set a date and time to start. He arrived punctually and attacked the work with energy and intelligence (and some good tools!). What could have been a complete mess or at least taken four or five days was done in less than two working days. Throughout, despite the difficult conditions, Robert was even tempered, respectful of the property, and communicative about his progress. His ultimate price, based on time and materials, was exceptionally fair. I plan to hire Robert Kelly again and will recommend him to friends and associates without reservation.
