I called Richie and asked for a quote -- he came the same day. His quote included getting the permit, scheduling inspections, draining the pool, removing the electrical connection from the load center to the pool equipment, taking down and reinstalling a section of fence, removing all concrete around the pool and the top 30and quot; of the pool wall, cutting and removing the rebar, opening three 12and quot; holes in the bottom of the pool, breaking up the concrete and putting it in the bottom of the pool, covering the entire area with clean fill dirt and cleaning up the job site. He did everything he quoted plus more. His quote was not the lowest but it appeared to be the best value. He started the job within a week of giving me his quote and it took about 5 days to complete, but there were rain and mechanical delays that extended the total time. Richie was very open, easy to talk to, and he did his best to accomodate our schedule. He is a master on the Bobcat and he didn't damage any of the structure / concrete deck that we wanted to keep in place. He does most of the complicated tasks himself, and he has a competent assistant to help with other tasks. He was not always on the site and his assistant spoke limited english, but that was not a significant problem because he was always available via his cell phone to clarify / resolve my concerns.

Had my swimming pool removed. I contacted 3 contractors, and ZL was the only one that recognized that the pool was a fiberglass shell and therefore removal was a much easier (and less expensive) job. So the other two were either didn't know their job very well or were trying to rip me off. Did a complete removal with compacted fill with an engineer certifying it. Took care of all permits. Couple comments: + All in all did a really nice job at a good price. + Had concrete deck cut and removed. Were a little careless with the demo machine so had to repair some patches that if they were a little more careful wouldn't have happened. + Your grass gets torn up from all of the machinery. They warned me it would happen and it did. + Expect the dirt left behind to be and quot;clumpy clayand quot;. Definitely needs to be rototilled and leveled before it can be and quot;finishedand quot;..

I couldn't be happier with the work. They responded promptly to my initial request for a quote. Zali was very professional and informative, answering my questions and providing information about both partial and complete pool removals. As it turned out, a partial removal worked for me because I intend to landscape the backyard (not build a structure or do a room additional). The job superintendent (Pepe) arrived on the Friday before the scheduled job start on Monday to drain the pool and disconnect the pump, etc. On Monday morning, the crew showed up on time and got right to work. I was a bit nervous about how they would gain access to the backyard (my lot is a corner lot - which made it easier - but they had to remove a portion of a relatively new fence). When the job was finished, they did a great job of repairing the fence - one would never know it had been removed. One thing I really appreciated is that all the work is done with permits and to City codes. I hate it when contractors ask me if I want to get a permit - it's in everyone's best interest to do so - but especially mine. It's just how ZL does business - which earns them high kudos from the get-go in my book. The City inspector signed off on the job - and my mind is at ease that the compaction is appropriate and I won't face either a sinking backyard or floating landscaping in the future. If you have a swimming pool that you'd like to remove, I heartily recommend ZL Construction.

We had hoped the original concrete finish would remain attractive. However once dry, the color was bleak. We lived with it but were very unhappy. The bid was between 2,00- 3,000 dollars less then two other companies that bid, for the exact same process. Mr. Scott Johnson, the company owner was fully insured with a contractor's licence #687145 that was current and in good standing. His bid was very detailed and there were no surprises. Mr. Johnson obtained the necessary permits and arranged for an electrician to perform all the necessary tasks. Mr. Johnson did an excellent job on our pool removal project. He was always on time, worked a full day, and cleaned up the job site daily. He hauled all debris, including a slide, and concrete decking away, Unlike many other companies, he did not place any broken concrete, rocks or pool debris at the bottom of our pool. All the dirt for the in-fill was bought from a broker and was clean. He compacted the dirt with the bobcat so we will not have sink-age later. Mr. Johnson even took photos of each stage of the pool removal process and gave us copies of the photos on a CD. This will be of tremendous help when we sell our home in a few years. The inspector for the city of San Jose, signed off the permit today and complemented Mr. Johnson on an outstanding job. I highly recommend Four Seasons Bobcat.

I've used Rano for several projects from a kitchen upgrade and putting in recessed lighting into my master bedroom at my old townhouse. In addition he's done work for my brother and other relatives here in the bay area. My wife and I recently bought a new single family home and we contracted him to do a remodel that spanned new windows, new lighting, new wood flooring, new insulation, and other pre move-in "touchups". We thought we bought a "nice but on the older side of a house." Rano turned our house into our perfect dream home! Rano's customer service attitude is outstanding: He lays out your options clearly and outlines exactly what materials and labor cost. In addition he lets you know quickly if problems arise. Generally speaking I've never seen him miss a completion date; though it did happen this past remodel - but we can chalk it up to anal Foster City building inspectors. This resulted in us having to delay our move for a day, but this is where Rano really shined. The day prior to our move, he came to the new house and did a final clean up (edge to edge) at 9pm on a Saturday! This attention to detail always impresses me. I like anal construction people. :) Rano's team is excellent - he's the only one I trust to do multi day through multi week projects and give him full run of the property while we're at work. In addition I've always trusted his judgement when I ask the inevitable: "Is the extra $ in materials for this worth it?" There's no attempt on his side to upsell the unnecessary or un-needful. Of course, you don't tend to look for this particular quality in a top notch construction team. The North Current builders just seem to have it all. Well so about that "perfect" house comment - maybe... it'll be even more perfect when I save up to have him do our kitchen. :)

We took 3 estimates for the work and Peace of Mind was the lowest. They gave us an estimated start date and they started on time. Despite the dirty nature of the work, they arrived each day in clean uniforms. The work proceeded on schedule, with no interruptions. This was back-breaking work digging in pits in rock-hard clay. Work included drilling and epoxying rear into the existing foundation. This was a pretty technical project that involved two phases of forming and pouring piers and then infilling the rest of the foundation. Workers left the site clean (as clean as can be expected in a construction site) and even did a temporary clean up for me so that I could use my pool one day. Companies like this might restore people's faith in contractors.

Rick takes pride in his work, and did a great deal of the work himself, acquiring help when necessary to have it done. After the hole had been filled to City requirements, he worked with concrete providers to pour a small pad where a part of the pool deck was, and repaired the fence bordering the pool site. He made sure that I was satisfied with the condition of the top soil, and rototilll-ed compost into the top layer before completing the job. At all times, Rick was very professional in the performance of the project.

Recent Review: The project did not go well. Starting from the permiting, the contractor Robert, would not sign the permt so they could get the project started with the city. My friend had to jump thru extra hoops to get the permiting done because he would not cooperate. Before he brought his tractor in to break up the pool he asked about going thru a different spot in the fence than originally agreed upon. This meant that 3 flower beds were going to be destroyed instead of the original 2. When my friend agreed to this because it was easier access for the contractor, he tore down the fence and started the project. Partway thru the project, he submitted a change order and wanted the owner to fix the fence when in the original contract it said he would do it. When questioned on this, he said that my friend told him he didn't have to put the fence back up and the money in the contract to pay for the fence wasn't going to be refunded back because my friend said it wouldn't be. That was his first lie. Why would my friend agree to his not fixing the fence and still paying him for it? It went on from there. He wanted more money for the cement he was hauling out because he said it was "unclean" cement and would cost him extra. When my friend called the dump that he said he was taking it to, they said that the cement was not "unclean". When confronted with this information, he said he didn't care what my friend was told and still wanted to extra money. There was more problems finally ending or not ending with the kicker. He was contracted to remove a cement pad that the pool equipment was located on and didn't want to do it. When my friend talked to him on the phone he said he would reduce the final price by $400 because he wasn't going to complete the job. They accepted and he said he would be by the next day to pick up his final check and equipment. He came by got his check and equipment and left. The next day he emails them saying that he wants his $400 or he is going to sue. When they emailed him back questioning why he was doing this and that an agreement was made and he picked up his final check, he then sent another emailing threatening them. My recommendation, would be, Beware of this Company and owner!!
