I live overseas, and I am undertaking the home-buying process from a remote location. Relying solely on communication via telephone and Internet, it is extremely important that I work with a team of professionals who I trust to act as my eyes and ears in San Antonio, as I buy a home sight-unseen. From my initial phone conversation with Youlanda at A-1 Engineering , I was impressed and felt at ease. Youlanda is extremely knowledgable, and answered all of my questions in layperson's terms. I explained that I currently live overseas and needed to schedule the appointment to coincide with a simultaneous home inspection, as well as my Realtor's schedule, and she did so without a problem. I forwarded A-1 Engineering copies of elevations that detailed previous work performed by an independent structural engineering company on the home's foundation so that the new inspection could be compared to the prior work. Once I had confirmed that the purchase contract was finalized, I paid for the inspection over the Internet with a credit card over a secure webpage, which I found to be an easy process that took less than 5 minutes. According to my Realtor, the licensed professional structural engineer, Moises Cruz, arrived on time and spent several hours thoroughly inspecting the property for any concerns related to the foundation. Two days later I received a comprehensive report, written in professional, yet understandable language which detailed Mr. Cruz's findings. Aside from A-1 Engineering's excellent customer service, expertise, and overall professionalism, I was dually impressed by the report itself. As a layperson knowing "nothing" about foundations, soil, or structural engineering, Mr. Cruz's report was well-written, and laid out in a clear and concise fashion. The report included an executive summary, description, observations, discussion, opinion of probable causes, and closing -- all explained in a way that I could easily understand. Additionally, I am very grateful for the candid objectivity displayed in his report. Any deficiencies observed by Mr. Cruz in the report were substantiated by further detailed explanation, as well as a description as to how the current deficiency may have occurred, and its future ramifications to a potential buyer. After reading and analyzing the report, I called A-1 Engineering to ask a few questions and to confirm my assumptions. Youlanda had mentioned to me that Mr. Cruz was expecting my call, and had asked her to forward my call to him. When Mr. Cruz answered, he took the time to answer all of my questions, and he confirmed my assumptions without bias. After I explained how steep the structural engineering learning curve was for me, and that I had been trying to give myself a crash course, he suggested two websites to further my education: the USDA website soil report tool, so that I could examine the type of soil existing in areas I am interested in, as well as the San Antonio building permit search, so that I can research foundation or other work that seller's may claim has been completed on a property. A-1 Engineering -- especially Moises Cruz and Youlanda, have created a business relationship with me based on trust. They have made me feel at ease, eliminating any additional stress from an already stressful, long-distance, buying situation. I commend them for their professionalism and customer service, and I will be using them for my next inspection. I definitely recommend them to anyone needing a structural engineer to inspect a property during a 10-day option period or for a second opinion on prior foundation/structural work done on a property. Overall, A-1 Engineering has saved me from buying a virtual "money pit" of a home. Without Mr. Cruz's detailed report, I would not have had the objective information to perform my due diligence and decide that this particular property was not suitable for my family.
