Great experience. The owner, father and son, came out to give an estimate on a wood deck. They were very friendly and professional. They came out right away to give the estimate, arrived promptly, and provided the estimate with a visual mockup within hours - the same day! They were also readily available to answer follow up questions. Their estimate was based on $10/sf, which is fair. However, the cost to prep and stain the deck was very high ($600). They didn't provide a lot of detail about the materials or structure of the deck, which would have been nice (e.g., 2x6s, posts will be x feet apart, etc.).

A solidly framed, beautiful AZEK deck was brought into this world as a result. They didn't rush. They didn't ask for extra $$. They removed extra debris proactively. They did an awesome job for us. They sealed the deck, and handicapped ramp with Thompsons Water Seal. They were very professional, and punctual. Mr. Joseluis and his team were very thorough in their job ethic. They explained what was going to be done once we explained what we needed. We need more companies to follow the company's job performance guidelines. Guys Unlimited 4 Rent job performance was outstanding. I highly recommend Mr. Joseluis and his team and would definitely hire them again for other home projects. We also highly refer them if you seek any of their services

JL & CO did a tremendous job in the demolition of our old, rotting and extremely unstable wood deck. They tore it down and cleared out all the area within a couple of hours in preparation for the new concrete patio. JL & CO extended the original deck area out and doubled our patio space. They built a very level/strong frame and brought in the concrete machine to fill the patio. Within 24 hours we had a beautiful concrete patio! They stained the patio a gorgeous color of my choice and made the patio into large square tiles. What a huge transformation and upgrade to our home! We love it!

I liked the fact that they came out right away to give me an estimate and arrived on time. They charge roughly $13/sf, which is about industry standard; however, the overall estimate they provided was the highest that I received because of how much they charge for things like removing the existing deck, staining, etc. They didn't provide any detail about the structure of the deck they were going to build, and no mockup was provided.

At first it was great. The salesperson drew out the deck of our dreams. It was a two level deck with a handicap ramp for my brother that is special needs. The deck wraps around my pool as well with it on privacy fence. Corey Byron did all of the carpentry. The sale person failed to make adjustments for the ramp based on elevation and grade. They tried to charge me more after the fact for the new ramp design. The redesign was because of their error. Close to completion the sales person came to our house to inspect. He then proceeded to talk down to my wife about all of the extra work they had to do. We did not ask for anything more than what was on the contract. He made his point that we got a good deal and that we shouldn’t question any of the additional charges that were not on the contract. Ultimately Mike the construction manager got involved and made it all right. There were no additional charges added and we paid exactly what the contract has said we would pay. Big thanks to Mike and Paradise Decks for staying true to their word. That means a lot these days. I have the Deck of my dreams and now my whole family can enjoy it for many years to come. Also I want to Thank Corey Byron of Driftwood Construction. He is a master of building!

J.R. responded promptly to my request for an estimate and was able to meet me at a convenient time. He gave me an itemized bid for the demo cost and prices for a couple of different options for the new deck, including the Trex. He also provided a sketch with dimensions and took care of getting the building permit. He kept me updated throughout the project and responded quickly to my questions. He and his crew are excellent craftsmen. They built a beautiful new deck on a super sturdy frame within about a week, including hauling away all the debris from the old deck. Very high quality work, reliable, and great communication.

Recent Review: THE PORCH: The original owners had built on to the house a large (45’ x 17’) screened-in, wooden decked porch. It was ugly, had a low, sloping ceiling, and the wooden deck which was built directly on the ground was rotting out. What we wanted was to completely remove the existing deck, replace the rotting wood deck with a concrete slab with proper drainage, and raise the sloped roof by several feet. THE BATHROOM: The original master bathroom had been partially remodeled by the former owners to include a huge (and largely useless) oval Jacuzzi tub which was surrounded on all three sides with dark wooden paneling; a very low single sink and tile countertop; an equally low toilet, and a fairly useless closet at the back of the bathroom. What we wanted was to completely gut the thing down to the studs, get rid of the closet to increase the total size of the bathroom, put in all new fixtures and custom cherry cabinets with granite countertops. We did not want a Jacuzzi tub but we did want an extra long tub. We also wanted the entire bathroom to be tiled. THE WORK BEGINS : ( Or, as we like to call it, “YOU FOUND WHAT IN THE WALLS?”) In short- massive termite and old water damage. Pat and his crew had to replace substantial portions of the walls in the bathroom, living room and bedroom including new wall studs, ceiling joists and footers. Those are the unexpected costs in a remodel. PLAN FOR IT! The demolition and construction of both the porch and bathroom went beautifully. There were some delays due to the endless rain and cold weather, but the work progressed at a steady pace. We have to admit to being guilty of constantly changing things, but Pat was very understanding and professional and made sure we got what we invisioned. LAST NOTES: Remodeling is a nasty, dirty, painfully expensive process. Do not scoff at the old adage of it taking twice as long and costing twice as much as you thought it would. It will. Make sure your relationship with your significant other is in good shape before taking on a major renovation! Aside from the mess and inconvenience, you will be faced with making about a thousand decisions you didn’t even know you were going to have to make. And you will encounter issues you never dreamed of. Having a good contractor like Pat will help get you though most of these difficulties. Cost-wise, Pat isn’t cheap. But understand this: you absolutely get what you pay for in the building trades. And Pat’s work is excellent. He wants it done right, and he demands that of his subs and his crew members. We called to schedule the work to be done, he put us on the schedule for 2 weeks out and called us back the next day to tell us that he could do the job the following day! To ask to be put on the schedule to the job being complete in 48 hours was a great treat. I know this is atypical but how many contractors call you to tell you they can do the work tomorrow?! His crew was professional and courteous. They were considerate and polite and their attention to detail was great. They covered up before the work and cleaned up after. They didn't leave until the work was done and done to our liking. I would definitely recommend John and Boerne Painting to friends, family and neighbors. My only regret is that I should have called him sooner. Thanks, Boerne Painting!
