They showed up early to our appointment and were very professional. They went onto the roof and inspected every crevice of the house. Not only were they thorough, but they walked us through the whole inspection and explained everything along the way in a way that was easy to understand for someone not familiar with the trade. We also received a detailed report of every problem encountered as well as everything that had no signs of damage. It was definitely reassuring to see that they paid close attention to both and was able to convey these findings in a report that was color coded for serious problems to simple fixes. It really helped prioritize what we needed to further negotiations on the purchase of our first home. Not only was the report complete with rough estimates of what it may cost to fix, but it included pictures and detailed explanations of the damage and what could happen if it was left unchecked. The best part about the inspection was that we received this detailed report within a few hours of them leaving. I would definitely recommend them to anyone looking for a home inspection and will definitely use them for any and all future home inspections I will need moving forward in my home buying process

While preparing for a crawl space encapsulation project, it occurred to me to test for radon. The test came back 2.0 pCi/L, which is a level at which the EPA recommends retesting every 2 years. I was concerned the encapsulation could increase the radon level, so I found Dan online and called for his opinion. He advised that it probably would be good to put in the system before the liner goes down and that the radon could increase with the encapsulation (which will close off the vents that use to bring fresh air into the crawl space). Dan was very responsive on the phone both in terms of reassuring me that this wouldn't be too bad to add on and in getting the estimate and work scheduled as quickly as possible to avoid holding up my encapsulation project. His business partner Ryan came out within a day or two to provide an estimate, and then they returned within a week to complete the work. The system is nicely done at an inconspicuous part of the house. Since they were only installing the pipes and fan, they offered to return after the encapsulation is done to ensure the fan is drawing well under the liner (which would normally be part of a radon system anyway). They showed me how to check the pressure and clearly marked the exterior switch as part of a radon system that needs to remain on 24 hours a day. Also, they used a licensed electrician to install the fan, and their price still came in below the other price I received. All-around professional yet laid-back guys who know their stuff and do good work. As an engineer I really appreciated their overall vibe

During home inspection on the house we are selling, radon tested above acceptable level. Commonwealth provided an estimate of work to be done and cost. They retested, determined it needed mitigation, drilled a neat hole in basement floor, installed pipe that led to outside, fan, arranged for electrician, retested, and provided report - levels very good

Wally was great, he worked directly with our Realtor to get into the house to setup the detectors, and then came to collect them during the home inspection several days later. Very nice and courteous guy, even took his shoes off at the front door. Best part of all their equipment was pretty high tech, while he was still there in the house we received the report via e-mail. Came up negative which was great and obviously did not try to sell us anything further

Mr. Dorsey was punctual, knowledgeable and professional. He answered all my questions. On the second visit, after reviewing the readings from the meter, he indicated that he couldn't justify follow-up testing (at additional cost) by him.

We worked with Dan Goodman and his crew to lower the PCI/L readings in our finished basement. Dan was very professional and easy to work with. He was very concerned about not messing up our finished basement while at the same time, determined to get us the levels we wanted. He was upfront about expectations, was very punctual, and followed up on things that he said he would follow up on in a timely manner. He and his crew cleaned up after themselves which is a big plus! My husband was able to work in his upstairs office without noise interruptions. Dan installed 3 draw points and an exhaust fan that was appropriately sized for what we needed to do. (We can't hear it at all when inside the house!) The outside work blends in with our house and is not unsightly at all. (It looks like it is part of the house and does not stand out.) Dan was able to get our readings down from a 9 to .5 in less than 30 days. The EPA recommends readings be less than 4, with the understanding that the closer to zero, the better. Since radon is the #2 cause of lung cancer in the US and central VA has a higher level of radon than most areas, we felt we should be proactive and do what we could to reduce the levels in our home. We will retest in 6 months, but are very pleased with the results Dan was able to give us. Would highly recommend this company

I have nothing but good things to say about my interaction with this company. I say 'this company', but as we all know, it comes down to the individual. The individual I had the luck to work with was Dan Goodman. He was responsive, accessible, and demonstrated amazing ingenuity and persistence in resolving my issue. I have a fairly nice house. An external PVC pipe to remediate the radon issue was really not acceptable. I, fortunately, have an internal vertical chase from my basement to my attic to accommodate the exhaust from my gas water heater and furnace. As it turns out, that chase is not exactly vertical. Far from it. Dan did not give up in the face of multiple issues. He was able to route 4" PVC from my basement to my attic while maintaining the required 1" distance between the furnace/hot water heater exhaust pipe and PVC. Trust me. I'm a pretty good DIY'er. I couldn't have done what this guy did. There was some minimal drywall repair (all in the interior of closets or cabinets) that he repaired. I would highly recommend This company, and in particular, Dan Goodman

The testing services were performed in a very professional manner and since the results were well below the government standard there was no need for any remediation efforts.

CEA was excellent! From initially speaking with Fred Mayes and working with Sam Hull, the whole process was very smooth. They put my mind at ease and were meticulous in planning and executing the install. My system had to navigate four finished floors from the basement to the roof and they did an excellent job installing it and minimizing the obtrusiveness of the vent pipe. In the end they clearly demonstrated that the system was working and effectively solve three issues (Radon, excessive humidity and ejection well odor). Nice work guys! Thanks!

When it came time to purchase a new home I turned to Angie?s List to find an inspector. I reviewed several different highly rated inspectors and found items that didn?t sit well. Some of them had sample reports that were simple checkbox affairs without any details. A few of them were using boilerplate websites with sections that still had ?insert comment here? in a live page. A House On A Rock seemed to have it all together. Their sample report was detailed and included extensive comments. There was an active blog section with comments from the owner. Their website was really showed attention to detail. My wife is an animal lover. Animals of all shapes, textures, and color. When I showed her their write up on bat mitigation that went into detail about how this was the wrong season due to baby bats being born it caught her attention. The front page of the website shows Juan and his family. When I read into their website there was an entire section about how he encouraged his customers to bring their entire family to the inspection. Here?s where he cinched the deal. Juan does a ?monster inspection?. My wife and I built our current home 12 years ago and brought our daughter into our home 4 years ago. This is the only home she has known. The prospect of moving to a different home simply scares her. Juan took a few minutes to talk to my daughter and explain how he looked for monsters. When she mentioned ?good? monsters like those from Monster?s Inc. he didn?t miss a beat. He assured her he had checked her room, the bathroom, the closest and guarantees that there are no bad monsters to be found. He took a few minutes to talk to a 4 year old girl about what could be her new home. At the end he gave her a certificate certifying her new home ?monster free? and a small stuffed monster. The man knows how to win over a little girl. Sold. Now back to the reality of the inspection. He brought a team that impressed my realtor even though I didn?t go with my realtors inspectors. The guys were there early and up on the high roof before I got there a few minutes before our appointment. They spent a long time going over the house. The checked every nook and cranny. They sent a drone up to take video and pictures of the chimney. They inspected every inch of the house. My wife and I are skeptical engineers by trade. Juan and his team blew us away. They covered every inch of the property and sent us a detailed report that covered every possible issue. After reading his website I even asked for a radon check. I showed back up 3 days later when they picked up the meter. I had a detailed radon report in hand not 2 hours after they left. It showed radon levels well above what the EPA recommends for mitigation. His report armed me with the information I needed to negotiate the deal and not walk into a surprise after the purchase was closed. I hope to not have to buy another home any time soon, but if I do I will be calling A House on a Rock. They are good, attentive, and focused on little things that make life easier when buying a home

Wally was responsive and easy to schedule. The work went smoothly and we were very happy with what he did for us. The tests did find elevated radon levels in the home, which led to us negotiating a price reduction so we can have the mitigation work done.
Everything started very good. I received a call the same day to schedule the initial appointment. Matt the salesman was on time and very professional. I had to wait two weeks for the installation, that was not a problem. I was contacted about 2-3 days before the scheduled installation date and I was told that they overbooked some jobs and needed to move the installation one day. I had no problem with that. I was scheduled for 3 days in a row to complete the job. The crew showed up in time and completed the first part of the job, a second crew and the remaining part. That's when the problems started. I sat in my house for the next two days waiting for someone to show up to complete the work. I received a call at the end of the second day to let me know that I was scheduled for the next day, at this time I was not able to accommodate that request because I had family coming on that day for one day (Friday). Then I was told that I would receive a call on Friday to schedule another day to complete the work. I received a call 4 days later to tell me that my work will be completed a month later because they were booked up. On top of that, they told me that someone had tried to contact me several times and couldn't reach me. That was a lie, no one called me. At this time, I decided to canceled the remaining work , I was not going to wait another month to complete my work for their lack of communication and follow up. Then I received an email trying to schedule my work for the next Saturday, they were making an exception to help me. Really? Why that option was not available before, specially when I have been very flexible with them. I decided to cancel the remaining work anyway. The quality of work is good, Matt was great, but the admin office really needs to follow up when they suppose to. Don't make promises that you can't keep and don't lie trying to cover your lack of planning and communication. That's why I'm given them a B on my review
This company was wonderful, start to finish! The receptionist was helpful; the owner called me within 90 minutes of talking with her. He sent out a crew within another hour or so. The crew were friendly, competent, and explained everything in detail. Fortunately, the crawl space was okay. There was NO charge for any of this. I would absolutely recommend them unconditionally
Mike Burgess visited us and after we explained what we were concerned about, he thoroughly inspected the crawlspace and beams and joists that may have contributed to the problem. His conclusion was that the foundation was in great shape and that the problem was simply seasonal shifting. I think the sign of a reputable company is their honesty, particularly in something dealing with something like foundation issues where he could have made up problems for his team to come and "fix". I would use JES again in a heartbeat
My husband and I were pleased with the inspection. Paul is friendly and professional. He gave us advice on what type of outdoor lighting to place at the rear of our home. He also recommended we get foam insulation for our unfinished rooms. We mentioned that the sliding back door in the basement would not lock. He volunteered to try to see if he could fix it. After examining the door he discovered that it was not lined-up properly on the door track. He got his tools and managed to put the door on the track so the door would lock. I appreciate that he volunteered to do this. I was pleasantly surprised that he went out of his way to fix our problem. Paul told us he would do a follow-up inspection at no charge in 6 months. We're coming up on our one year move-in anniversary and I will take Paul up on his offer
Adams Donald Did a thorough job. Was very patient, polite and freindly. Answered all questions, explained things in details and performed a detailed inspection to come up with a long list of issues that required attention and action. He also brought the moisture meters to detect any leakages. We are fully satisfied with his work and would gladly hire him again and recommend him to others interested. Ra
Freddy was very professional and knowledgeable and explained that the water issues were not the result of foundation issues and explained what he could do if i wanted a dry basement. He did not try to sell me something that i did not need.
As a local REALTOR, I have used or recommended Capitol Home Inspections for over 10 years. In every single instance their inspectors have provided extraordinary service. This most recent inspection by Tim Gabay was just as professional and thorough as I have come to expect.

“I had a home inspector in the Richmond area that we used for all of our inspections, however I ran across a client that did not like the prices that he was charging. We were in search for an inspector that charged a better rate, so we took it upon ourselves to start interviewing inspectors in the Richmond area. We were referred to Affordable Home Inspections. When we called Jeremy Rowan answered the phone. My dad and I were totally impressed with his knowledge of homes so we thought we would give him try. We met Jeremy at the house and went through the complete inspection with him. I learned more about a house in that one inspection than I could have ever thought imaginable. Our client was very impressed and so were we. Ever since that inspection several years ago, we have used Jeremy Rowan for all of our home inspections! Jeremy is very personable and extremely knowledgeable at what he does. In fact, I don’t think anyone can come close to the service he provides and the knowledge he possesses and provides to his clients about homes. We always ask our clients what they thought about their home inspection and they have given him unbelievable reviews. I cannot say enough nice things about Jeremy’s knowledge and professionalism that he expresses in his job. He is by far the best at what he does and I would highly recommend him without hesitation to anyone.” -Mr. Alan and Larry King, Long & Foster Realtors.

“Dear Mr. Rowan,
I want to tell you how very impressed and pleased I am with your home inspection report. It is so clear, detailed, fully explained easily understood. It was so very thorough and in depth. Also, speaking with you was very informative and I really feel that you certainly were looking out for my best interests, for which I am most grateful. My son who is a general contractor read your report and said it was the most thorough inspection report that he has ever seen. Your report was a very valuable guide for us to know what items required repair on our recently purchased home. I also feel that having the knowledge of what these repair items cost was invaluable and helped us to negotiate a better price for our new home. It gives me great peace of mind knowing that our home was so thoroughly inspected, and is a safe place for myself and my grandchildren to live in.”

This was the second inspection that Garnett performed for me, and he did a great job on both. He is very honest and professional. He even went the extra mile and used the infrared sensor to look into the walls for mold, etc. This wasn't included in the report, obviously, because I had not paid for the service, but it was nice to have the peace of mind that he didn't see any problems. His inspection comes with a large, helpful guide for new homeowners, which I did not expect. He even gave me a discount as a return customer which I was not even aware of. Also, he has been very prompt and helpful with any questions/concerns that I have had since the inspections. I really feel that I got more than I paid for. Great job

What do customers in Richmond say about Mitigate Radon?
Before the system was installed, the Radon levels in the basement were almost 8 PCi/L when I did a short term test. The electronic monitor I have was also showing levels varying from 10 pCi/L to almost 20 pCi/L from day to day. The Radon system installation went well and was done in a day. Now that the new system is installed, the Radon is down to below 2 pCi/L in my basement, per the electronic monitor I have. The system is also quiet and the installation looks clean on the inside and the outside of the house. I'm pleased.
