Several years ago we engaged Leitner Construction to transform the crawl space underneath our house into a finished basement. Despite the inconvenient location of the supporting posts, the HVAC ducting, the plumbing pipes, and a partial exterior hatch, Tim's team turned a cold, damp, and seemingly uninhabitable space into a code-compliant, beautiful, and comfortable living area that has become the primary play/recreation/relaxation area of the entire house. With the passage of time and the forces of nature, our basement recently developed a small water leak near the exterior door. Although the warranty period had long since lapsed, Tim responded to our call. He and his team quickly assessed the extent of the damage, made the necessary repairs, restored everything to its original condition, and put everything back in its original place, all on his own dime. We fully realized that the project was long out of warranty, but Tim would not accept payment for the repair work. This is a contractor who puts his name on the line and who stands behind his work, long after he has a legal obligation to do so. If you're picky about who you'll entrust your house construction project to, Tim Leitner is the contractor you want in your corner.

Oh my gosh, I can’t say enough about the job that Ron and his coworker did. I live in New Mexico and this is my son’s house in Portland. Ron always communicated with me by phone or text and pictures after each phase. He also was in contact w Brent, my son. If I had to make a suggestion, I would let Ron pick out the materials. We picked the flooring and made the job a little more difficult. Highly recommend!

Our finished basement had flooded while we were out of town. We had to have Mold Eaters (see positive review) come and they removed the moldy wall-to-wall carpet, and some of the baseboards to check for more mold. We had a new surface applied to the floor, but it left the trim looking sloppy because the carpet had covered some gaps between our un-level old cement (1910) floor and the trim. Mike and James did a great job of fixing all the gaps, touching up the paint, and when necessary, putting in new cord around. I felt terrible about the room before they fixed it, but now it looks nice again. I referred them to a friend who needed different jobs done, so I think they are pretty versatile.

Great! Dave and his guys were outstanding. The quality of the work is excellent. I am very happy with the final product. I recommend David McGee without hesitation. Dave even discussed performing seismic anchoring while the foundation was exposed. I didn't have money to pay him to do it, but he showed me how to do it myself and saved me over $1,000! He even let me use his hammer drill. Not many contractors would do that. Now I can install anchors in the rest of my basement when I have time to finish the job. And by the way, Dave makes great Kombucha!

Overall good experience. There was a time when they didn't show up on time, but they were responsive when I called. The result was not quite as nice or thorough as we had hoped, but it was a rush job to get everything done by deadline. The workers were professional, polite and helpful.

Could not have had a better experience. Within 15 minutes of calling, Reuben was at my house. Price was very fair for the work involved. We scheduled for 3 days later, and he and his crew were on time and did the work exactly as promised. No visible seams, the texture was matched well, and they thoroughly cleaned up. After a little paint you'll never know I had 15 or so big holes in the wall a few days ago. I highly recommend Reuben Cortez.

I was very pleased with their work. There was a long delay before they could get here, but that was a result of the weather. The initial representative was very knowledgeable and credible. They showed up on the day and time they promised, did the work very quickly, cleaned up as much as they could and did not damage any of our finished walls, which is quite a trick with the jack hammers they had to use. Highly recommended!!!

Dave was a pleasure to work with from the start and I'd happily hire him again. My first email to him was loaded with questions and he was very responsive and informative. He came to the house for the bid a week after and there we came up with a project plan together. The next day he had a bid for me and it was a line-item breakdown of each part of the project. He said if I wanted to do any item myself, he would adjust the price and work it into the schedule. He also said if there were items I wanted to do but was unsure about doing, he could come in as a consultant to get us started. He also arranged with one of his clients for me to come by their home to evaluate an in-progress basement remodel. Dave took me through and explained his process and the work, giving me a first hand account of what I might expect from his work. Dave was also aware of environmentally responsible practices including recycling concrete, reusing wood for framing, and using a safe cotton insulation for the walls. I was happy with everything I heard and saw and so I hired him and couldn't be happier about my decision. I'm pleased with the quality of his team's work and the process of getting there was painless. The only glitch was one miscommunication about the materials I wanted for the window treatment and this was resolved to my satisfaction quickly and without any hassle or fuss at all. As a bonus, Dave comped me the labor on a third window treatment which I hadn't included in the original plan due to budget constraints. I recommend Dave McGee's services most highly.

After having a leak in our foundation for the 3rd year in a row, we decided to call Johns Waterproofing. This is a finished bedroom in a daylight basement so a sump pump was not my first choice. Other companies had quoted me $20,000 and could not guarantee their work would solve the problem. So far everything is working. We are leaving the room unfinished until April when we are through the rainy season. We will finish room with a built-in nightstand over the equipment. Seems to be a good solution and so far it is working just fine.

We have had our fair share of bad experiences with people working on our home, and were prepared despite all precautions to be frustrated with anyone working on this project, but were shocked and delighted to finally find a contractor that not only did an amazing job, but was a nice, responsive, and patient person. Our basement flooded in January 2021. Drainage Master was one of 3 estimates we obtained. Seth inspected the situation and suggested and exterior drainage system The our two estimates we for interior systems with a sump pump. The other two companies would not provide an estimate for and exterior system. Also the estimate did not include the cost to repair damage the installation of an interior system would do to a finished basement. The crew was great the foreman answered all of our questions the job was done on time and in budget. I would highly recommend them.

I had a different contractor put in an egress window and window well 2 1/2 years ago to convert a finished basement room to a legal bedroom. The contractor at the time did not build the window well to meet egress as defined by code (I just found out after the room flooded last December). The contractor at the time also built the window well like a swimming pool with a solid concrete bottom. The drain hole the contractor had put in at the bottom of the window well was tiny and went inside the ground right next to the outside of the window well in a tiny amount of gravel (Western Construction's crew found maybe 1/3 of a Homer bucket's worth of gravel when they dug the window well out). As a result, when it rained really hard last December the ground water inside the ground next to the window well would come in through the window well's drain hole and fill up the window well with water. So when enough water would build up inside the window well (due to the concrete bottom that made the well act as a swimming pool) the water would reach over the window's glass and leak into the finished basement, flooding the house. I called Western Construction Systems and I like that they have an office with someone live that answers the phone (instead of another contractor I contacted that had a full voicemail and did not answer the phone). They were very responsive and always on time (for the bid and for the work). They completed the project before they thought they would and even managed to bump me up in their busy schedule. They did their best to keep the yard in decent shape despite all the digging they had to do. It's a shame it started to rain right before they were done as that created a muddy mess but that's the weather for you and you can't do anything about that. The work appears to be well done and they cleaned as best as they could based on the weather. When Justin came to bid the job he listened to what had happened with the window well and addressed all my concerns, including the fact that I had discovered that the downspouts on that side of the house went nowhere inside the ground and that there was a crack in the foundation. I thought I might need some yard drainage, an exterior foundation drainage/waterproofing system and a drain pipe in the window well to go downhill into the yard. Justin did not try to up sell me services though (like another contractor did). He explained why I did not need extra bells and whistles like a French drain and really seemed to understand the problem I was having. He also pointed out that the window well did not meet egress as I thought it did and that it should not have a solid bottom. He explained exterior drain pipes at the bottom of the foundation could be done but would be cost prohibitive and unnecessary since the water had come inside from the window well window, not from the foundation bottom. The one thing that really needed addressing was removing the solid bottom off of the window well and making sure it met egress. We also both agreed it was safer to fill the foundation crack now before it actually leaked. Justin's crew was very nice to deal with and took time to explain and show me what they were doing. When they rerouted the downspouts the crew leader involved me in where the downspouts should go and drain in the yard, which I really appreciated. The company as a whole seems very concerned at working well with their customers. I feel confident that if something needed addressing in the future they would be there for me. Based on seeing their work, I don't believe I'll have any issues though. If only I had realized that they install egress windows/window wells from scratch, I could have hired them back in 2013 and avoided the thousands of dollars of loss the other contractor ended up costing me.

Craig did all the work himself and was done in 3 days. He came by and looked at our basement and gave us a prompt estimate. We agreed on a start date. The start date was pushed back one day, but Craig let us know in advance and it was no problem. He communicated well with us, letting us know when he would be around, how it was going and what the state of our basement was once the foundation was fully exposed. Craig was knowledgeable, friendly and professional. We will definitely call Craig when it is time to refinish our basement.

Recent Review: I suffered some flood damage which destroyed about 900 SF of finished basement space. Everything had to be removed, cause diagnosed, and extensive repair work performed. Drywall, sanding, painting, new molding installed and matched throughout, both carpeting and luxury vinyl tile installed. We also completely re-did a bathroom, installing a tile shower, vanity, countertop and custom lighting. John managed the entire project and performed much of the skilled work personally. I especially appreciated the fact that he was determined at every turn to make sure that any potential future issues were identified/fixed now, while the walls were open, and maintaining a very high quality standard. Very approachable and enjoyable to work with. I would hire him again for any similar project without hesitation.

Recent Review: We had high expectations based on Angie's list reviews. Joe far exceeded those expectations at every level. In initial proposal and during the job Joe made suggestions giving us several options based on his experience and our individual needs and preferences. Proposal was a collaborative effort between us and Joe. He was amazingly well organized. Joe anticipated complications and responded quickly to unexpected problems with creative solutions. Any extra work completed was well documented and detailed in writing as work progressed. Great communication throughout project. Joe was always available for consultation - on sight most days and always responded quickly to phone calls when he was away. I maintained a list of concerns or extra work desired as the job progressed, Joe anticipated my needs at every step - it was as if he was reading my mind! Could not have asked for a better crew - Tony, Jon and Elliot. They are a good cohesive group. All intelligent and very skilled with great attention to detail. We never felt like they were rushing through the project, always doing their best. Felt completely comfortable having them in our home, they were always polite. pleasant to be around and great at communication between us, Joe and each other. Joe and his crew always went the extra mile with pleasant surprises along the way (they even washed the new windows at completion of job!) At final walk through there were no surprises (except positive ones) in cost or work performed. Joe included some extras at no extra cost. Joe will be doing our next project with no reservations and our complete confidence. We are looking forward to any new ideas he might have.

Recent Review: Tom and his partner Robert, and their crew, went WAY out of their way on numerous occasions. Superior and classy work is clearly the standard they base their work upon. There's no question that we'll be working together again on future renovations. The subs that Sundance contracted also demonstrated the same high work ethic. In order to get the work done prior to the holidays, Tom, crew, and sub contractors worked many late nights and weekends. I felt everyone involved really respected my home. They brought up good suggestions, and all "add ons" made sense. The team also stood up for me when an unassociated subcontractor did substandard work, and "cleaned up" after them (again, Sundance went way above and beyond. . . ). Attention to detail is superior, like changing existing pier footings so walls would be flush(work done after hours on a Friday night, no less). I can't recommend Sundance Construction highly enough.

Recent Review: We recently finished a basement remodel with Joe and DeMarco Builders, and they've been incredibly responsive and helpful throughout the process. Although our project was smaller than some of his others, Joe has still made us feel like a priority and always makes time for us. His staff is professional and hardworking, and Joe has a great eye for taking a project from concept all the way through to completed design. He had a great visions for the space, but left room for our ideas and opinions. The result was a beautifully finished basement that is now nicer than the rest of our house! They won't be the cheapest quote you get, but their work is of excellent quality. If you're looking for a good design-build contractor, we highly recommend them.
