Because of this, he underbid the job, and some change orders were necessary because of the increased complexity of the job and also because we ordered material that was more expensive than he planned for in his project budget. Make sure that all of your subjective decisions are made before he gives you a final estimate. For example, if you want a certain flooring type with a certain design, make sure that you tell him this so Rick can give you an accurate material allowance.
