Darrell and Andrea arrived about 15 minutes early and took a few hours to complete the inspection including walking me through the house showing me each item of interest. They were VERY thorough including door frames which had primer, but not paint on them. They did a great job of explaining everything to me including the severity level of each problem and ways to remedy them. He climbed onto the roof and under the house into the crawl space. The report was provided by that evening and was very thorough and included color pictures. I would recommend this company to anyone needing a thorough, high quality inspection.

When it came time to have the home I was purchasing inspected, I wanted someone who would be totally impartial (to the homeowners or my realtor) and picky. Angie's List led me to Darrell and I was not disappointed. He showed up early with an assistant. It was a hot day but they looked the house over from top to bottom without complaint. They took lots of pictures and documented all of the issues they found. A & D charges more for older houses and for houses with a crawl space - making it a little pricier than some of the other inspector around. But, all of the info Darrell gave me really put my mind at ease and helped me negotiate the issues with the sellers.

The inspector and his wife were both very knowledgeable. He inspected, while she took notes. I basically listened, asked a few questions, and observed where all was checked out. It went very smoothly, they were a few minutes early, at 9 am, and I think the inspection took about 3 + hours, top to bottom. He was unable to get to the roof, his ladder was too short, but was able to visually inspect from the attic. I learned a lot about historic homes in general, and this home in particular. On my request, they gave me names of handymen and workers they would recommend. I received a full print out of his findings and recommendations and cost estimates on that day. They brought their own computer and printer to the site.

The A/D Team were exceptionally knowledgeable, polite, professional, and prompt. If you are looking for an inspector to check out a home prior to purchase, this is the company you want to hire. If you want to know potential inspection pitfalls prior to listing a house, this is the company you want to hire. If you want to be able to negotiate a lower selling price, the report that you receive will provide all the negotiating leverage you will need. They were also very patient and understanding. The initial inspection could only be done partially since we could not find out where crawl space access was (it was under a hamper in the bathroom). Could not get up to the attic because a huge tool box blocked the access. But since they were there they did what they could. We experienced a major freeze/ice storm, so we had to wait until temps got back up above freezing to complete the attic and crawlspace inspection. Darrell is more than the typical home inspector. He has an incredible knowledge of construction, codes, and standards from decades in the construction business. He also has the professional ability to be non-judgmental and provide a non-biased opinion about the installation or construction processes that were used. He is very thorough, with a particular emphasis on anything that could pose a safety issue. Darrell also possesses an innate ability to teach and explain in terms that could be understood by a non-construction person such as myself. He also breaks each finding down to a "safety/danger" issue, a "need to check/assess further", a "need to repair/replace" or a "maintenance" issue. An outside circuit box with an open punch out where a kid could place a stick and get electrocuted is a safety issue (he's that thorough) Cracks in the brick with displacement and associated cracks in the stem wall need to be evaluated by a structural engineer--that is an example of the "need to assess" further. A roof trashed from hail is an example of the need to repair/replace Missing weatherstripping or insulation around pipes is the example of a maintenance issue. Unfortunately, he found all of the above and much more. Even with all the issues found, Darrell wasn;t judgmental. He said it was all repairable, it just was a matter of economics and time. He clearly left any decision up to me. His report, complete with explanations, pictures, arrows, circles was 51 pages long. We opted not to purchase the property and backed out of the contract. We'll eat the inspection fees, but it will be a very small price to pay to avoid purchasing a house that appeared nice on the surface, but would have caused significant issues down the road. If you want a real home inspection done, use A/D Home inspections. It will be money well spent.

Recent Review: We arrived approximately 30 minutes before the home inspection was completed, primarily to hear feedback from the inspector and have an idea of what would be necessary to fix to sell our home, although we had already done a pre-sale inspection with a different home inspection company. The inspector was in and out of the house several times. When she gave the verbal summary to the home buyers, she stated that she was uncomfortable with having us (the sellers) present. We didn't understand this, since the sellers for the home we had already purchased had done the same thing. We received a written report through our Realtor several days later. The report did not have the correct license number for Ms. Banks nor the correct business address. This became important when two weeks later we returned to the empty home to move items that had been left in the garage and discovered our chest freezer had been unplugged, resulting in several hundreds pounds of premium grass-fed Angus beef to go rancid. We also discovered that the heat pump had been set to over-ride the automatic settings and was set to 50 degrees with the air conditioning on. It was fortunate that we had no burst pipes as there had been 2-3 days of sub-freezing temperatures following a week or so of unseasonably warm November temperatures. Ms. Banks initially denied that she unplugged the freezer but accepted liability after we (our Realtor and us) explained that she was the only person that could have unplugged it: There are only 3 electrical outlets in the attached garage. The only accessible outlet for testing polarity was the one the chest freezer was plugged into. No person had entered the home since the day of the inspection. Ms. Banks turned the claim into her insurance company. Two months later, her insurance company sent us a check for the freezer contents and destroyed freezer. The freezer was prorated over 50% because of it being 10 years old, even though it worked fine until it was filled with rotting meat and blood. Her deductible was also held out of the settlement because it had not been received. We eventually received a check for $250, which was her deductible. Without going to small claims court, there is no way for us to recover the additional hundreds of dollars that the insurance company prorated. Word to the wise: When selling your home, be present each and every time a contractor of any sort (including a home inspector) is in your home! Liability insurance does not work the same as homeowner's insurance. We were out several hundred dollars as a result of this mistake.

Recent Review: Previous review retracted. I initially gave CastleKeep glowing reviews. However, upon moving into the home, we have discovered numerous defects that were not detected by CastleKeep's inspection. We are still assessing the extent of work that will need to be performed, but it is extensive. As an example, CastleKeep inspected the fireplace and determined that the only thing wrong was a malfunctioning damper. Before I used the fireplace for the first time, we hired an independent repairman to inspect the fireplace, chimney, gas insert, for safety and the need for any maintenance. He stated "do not burn this fireplace". The repairs will cost $700-800 on the chimney/fireplace alone. This is just one example of several problems that we have discovered, and I would be reluctant to recommend CastleKeep for a pre-purchase home inspection. The reason I give them a C overall is that the quality of the work is the primary reason for hiring someone like this, and I don't feel that he provided a quality service, and was not as thorough and complete as I initially perceived.
