Applied elastomeric liquid flashing to all water access points on roof after series of snowstorms had created a small leak. The team was very responsive and professional. They first went out to take pictures with a drone. They were able to reach the roof without requiring use of the closet hatch, which saved my tenants the headache of clearing out their belongings. They found another hole and patched it while they were applying the flashing. Very communicative and high quality work!

The rear dormer on my house was leaking. I hired another contractor, Hackensack Roofing, to repair it. They removed the old shingles and, because the roof was nearly flat, replaced them with roll roofing. They did a good job, for only $1800,. However, the roof continued to leak, at a somewhat slower rate, in heavy rain. After they made several unsuccessful attempts to rix the problem, including applying more sealant to the juncture of roof and chimney, I gave up on them, and hired Alleva Construction. Michael Alleva, the owner, came to the house and said the sheetrock on part of the stairwell had to come down. His crew would then locate the leak and fix it. He gave me an estimate of $1880. I agreed. His crew chief, Freddy, came to the house. This was in December, the weather was cold and getting colder, but Freddy wanted to start immediately. I said no. The work was postponed to the spring. Freddy came and, after removing the agreed-upon section of sheetrock, said considerably more would have to be removed. He gave me an estimate of an additional $4,833. Freddy soon said he had found the leak., a gap left by Hackensack Roofing between the flashing and the chimney. He said he had filled the gap with sealant. New sheetrock was installed and the cracks between the plaster sheets were filled.. I paid the remainder due. That was March 31, 2011. I painted the stairwell. We didn't get a heavy rain for three weeks. Then it poured, and the leak resumed. I called Alleva Construction and asked to speak with Mr. Alleva. Instead, the call was routed to Freddy, who came with crew, who cut a square hole in the new ceiling sheetrock and, using a garden hose, identified the leak as coming from cracks in the chimney. Freddy gave me an estimate of $7,775 to finish the job. I protested that it was too high. Freddy said that on roof work, the customer is expected to pay more, considering the risk. I felt I had no alternative, and agreed. The crew sanded and wire-brushed the chimney bricks and covered them with what Fredddy said was hydraulic cement, topped with waterproof stucco.The crew also installed replacement sheetrock in the stairwell. I paid the bill. It is three weeks later. We had one pretty good rain in this period, and the roof didn't leak. So far, so good. My complaints here are, first, the enormous size of the total bills, particulatly the third one. All told, the crews worked five or six days. Second, the leak was not properly identified until the second attempt. Seems incompetent. If it turns out, as the year and rains continue, that this repair was successful, I would rate the quality of the work done as adequate, although the quality of the diagnosis was poor. However this turns out, I want no further contact with Freddy.

Over the weekend since it was raining, we didn’t feel up to going out, so I decided to re-paint a section of the interior wall by my closet. After looking closely, I discovered the wall was wet. After I removed the sheetrock, I found a leak streaming down the side of our chimney which sits behind the wall. Unfortunately, the handyman we usually call wasn’t available. The next day, I looked on Angie’s list. The web site listed several contractors who were available. I began calling each entry. I had to leave a message on my first call and shortly thereafter received a call back. The company wanted to let that my message was received and would be forwarded to the company’s closer location. They have several locations. A representative will call back to arrange for a salesman to get in touch and provide a quote. Seemed like a lot of steps to get to speak with the right person. I began looking more closely at reviews for each company Angie’s list had provided. I found Shamrock Contracting was the only one that was located close by. I called and spoke with Tommy and he said he could stop by right after he completed the job he was on, in about 90 minutes. Tommy showed up as promised, pulled out a ladder and immediately got to work. He climbed up on our roof to determine the damage. He then came inside with me to see the interior damage. Tommy explained what my options were and would be able to accommodate my desire to get an immediate (next day) repair. The job was completed as promised and at a reasonable price. I am happy to highly recommend Tommy and Shamrock Contracting.

The guy who came to give the estimate seemed to know his business very well and appeared very professional. Our house is a cape and leaks usually start around the "doghouses" that stick out on to the roof. He pointed this out to us. However, we found his solution to be somewhat ridiculous: He proposed removing an entire 18" strip of roof tiles from the top to bottom of the roof on the side of the "doghouse" that he believed was leaking. This was the ridiculous part. Of course he said he'd replace the ice/water seal and flashing. Then he would replace the tiles, although there was no way he could ever match the rest of the roof tiles because "they don't make that color anymore." He told us there would be a 2-year warranty on the job, and it would cost us $1000.00, even with the coupon from the "Val-Pak" we all get in the mail. He provided us with a full written estimate. I told the guy we would take some time to consider his estimate. I walked around our neighborhood and looked at the roofs. Almost none of them had any patches at all, although some had water stains. I found one with a rather large patch. How would we feel coming home to a house with a stripe down the roof? Of course we would want to replace the roof, then. We believed that this proposal was just a way of forcing us into ultimately using their company to replace the roof, which means big money for them. After doing my homework and asking people in the neighborhood for additional references, we settled on a contractor who did an excellent, thorough job fixing the leak around the doghouse. He removed drain spouts surrounding the doghouse, roof tiles and siding on the doghouse, put in a new ice/water seal and flashing on both sides of the doghouse. He then replaced all the siding, spouts and roof tiles. It cost us $250.00. We haven't had a problem since. We know we will need to replace the roof in the next few years, but having just bought the house, we didn't want to spend the money right away.

Had leaking in a number of condo units from roof leak and one from leak by window. All were when there was heavy rain and wind. Prior attempts to fix roof leak didn't do the trick.
