Mr. Houseman gave us a written estimate of repairs and a tentative repair time of 48 to 72 hours. He and his crew were punctual and on time. They did the work in a very professional manner. The estimate came with a life time warranty against future leaks (transferable to a new owner, with written notice of transfer). Approximately one week after the repair we had our next heavy rain. The basement stayed dry, but the crawl space again was wet. Mr. Houseman came out on a Saturday morning, turned a hose onto the outside wall of the suspected leak area and waited in the crawl space. In about 15-20 minutes the water test revealed a crack that would only be evident during a significant rain. The next day, on Sunday, Mr. Houseman patched the crack area. This was all done under warranty. We have not had a sign of leakage since then

Herald was fantastic. He's so good that you will start to hate him by the time he is done for picking apart your new home. After it all soaks in you will love him for saving you from inheriting all these problems you were not able to see! He spent about 3 hours at the house and arrived early to set up before I got there. By the time it was done I had a nice binder filled with picures and descriptions of the inspection totaling over 40 pages. My only complaint was that in reading the inspection report there were a couple items that I should have been shown. Such as "evidence of water damage in basement." I don't blame him for this though since my realtor was with me and was chatting with me in the other room most of the inspection. I did expect to come away from the process learning a little more about the house and how to fix some items than I did. But overall I have already recommended HJ Home Inspections to a coworker and would use his services again

Jim was very thorough, highly professional, and incredibly helpful home inspector. The home we were purchasing was through a location company. The relocation company, which in form was purchasing the home from the seller's and selling to us at closing, had conducted their own inspection and shared it with us as a matter of course. Jim uncovered many additional issues that the relocation company's inspector did not find. Jim's thorough and very careful inspection saved us hundreds of dollars in repairs we would have been forced to make if we closed without knowing about them. He saved us his fee and then some. Like all home inspectors, Jim carefully and professionally noted all areas of the home that were not to code. He also helped us understand what code violations were serious and dangerous, and which he was noting as a matter of professional obligation. As young home owners, Jim's honest guidance allowed us to understand what issues were serious faults. I arrived and Van's was already there. He had been on the roof and already finished up the outside inspection before the appointment time. The inspection was extremely thorough. I spent 4 and a half hours there with him while he explained everything right and wrong about the property. He explained how to maintain everything in the home to keep it running at max efficiency as well as providing information to increase the longevity of everything in the home. There wasn't a room or item missed and I would definitely use him again in the future. He had tons of experience as a builder and inspector and I enjoyed learning many things from him. He never seemed to rush me and did not seem to be in a rush. He answered any question I asked and seemed to have an answer for everything. The report was well done and easy to comprehend

I was referred to John Bertone by a trusted professional who was helping me best position my home to list it for sale. I reached John easily, and was able to get on his schedule quickly. John arrived promptly and explained what he was going to do. He invited me to follow-along. I trailed along for most of the inspection, taking notes, asking some questions. It was a great learning experience and John was helpful and patient with me! [Which I appreciated!] My property is an old one, with an older outbuilding that was likely a carriage house or such, long ago. Being old, there are some things that are different. Metal roof - in good condition! John showed me areas that needed attention, and was clear in this. John was thorough, detailed, and very helpful. The report arrived via email that same day! Jim from Searchlight Home Inspections was recommended by a friend when we mentioned we were looking for a home inspection on a house we wanted to buy, and he did not disappoint. He was easy to contact, punctual in his response, and was able to offer us multiple time slots so we could find one that fit our schedule. After setting up a time for the inspection, Jim got there early and was unpacked and ready to roll by the time we arrived. He verbally walked us through the inspection from the beginning, and had the easy-to-talk-to air of a professional who knew his trade from years of experience. The inspection itself was very thorough and Jim provided no-b******* answers whenever I had a question or concern about something. I was emailed the the complete Inspection Report the following morning. The report Jim put together following the inspection covered everything we discussed and more. It was straightforward and easy to understand, with photos and references attached and available online for easy access. His price was very reasonable, and less than what I had been told to expect for a property of this size. Overall, the whole process was friendly, timely, and professional. They found the foundation to be sound with no repairs needed. Foundation Specialists were in a position to take advantage of our lack of knowledge but had the integrity not to. I would definitely hire them again.
The technicians were friendly and nice. They had to come back twice and they had no problems coming back the second time. However, the solution didn't work and we’re still getting water in basement.
I used this inspector on the recommendation of our real estate agent and I am disappointed with my choice. There were a few warning signs I should have heeded before contracting with him: no recent reviews on Angie?s List/Google, and he had committed to sending some recent vintage sample reports for me to review ahead of the appointment but he never followed through. When I arrived a few minutes early for the appointed inspection time, I was surprised to find that the inspector had come much earlier than that and had supposedly already completed the inspection of key house areas like the roof, chimney and exterior. He had started without me even though I wanted to be present throughout the inspection. I wanted to at least do the exterior walk-around with the inspector and have the opportunity to ask questions but because he started so early I was denied that chance. Also, I will now always wonder how thorough the exterior inspection really was. This inspector charges near the top of the range of prices I have been quoted. In my view, his level of quality is average in most areas and sub-par in others. He concentrates on electrical; on the flip side, he performed only a cursory inspection of the heating/cooling system. While testing the heat during our recent inspection, I did not see him making any effort to actually check the furnace operation. It was only when I walked down to the basement myself to check the furnace that he came down to look. He then only gave a quick glance through the furnace sight glass. There are other examples of how his inspection runs on the cursory side. The home we are purchasing was retrofitted with recessed ceiling lighting and I asked him whether the heat generated from the installed lighting could be a problem. He replied that he would be checking the wiring and the bulb receptacles but he never did, and I forgot about it until after the inspection was over. We also asked him about the purpose of some wiring junction boxes in the basement and he said he didn?t know and that we would have to ask the seller about their purpose. It?s the thoroughness, attention to detail, and follow-through that seems to be lacking. We also had him perform radon testing and in my view this inspector lacks the necessary expertise to thoroughly and competently test and report the average radon levels in the house. He knows little more than how to turn the tester on and print out the results. He was not able to answer my questions regarding why the reported result differed from the average of the hourly readings he provided, which calls the result into question. In fact, he got defensive with me when I questioned it and assumed I was trying to get him to change the result, when actually I want to understand how the reported result could be supported by the data (as an engineer, that is my natural response). I would expect from a professional that he could explain the data; my position is plainly that the reported result must be supported by the hour-by-hour data. If not, I expect him to fix it, or, alternatively, if it were supported by the data, the result would stand. I do not believe that this inspector understands the concepts of statistics and data integrity. I am disappointed that he lacked fundamental knowledge in the subject of radon testing, that he could not square his test results with the data, and that he simply referred me to the test unit?s manufacturer for my questions. The manufacturer would only refer me to its website FAQ?s (which did not address the questions). The home inspector would go no further in getting the requested answers to my questions. What I did find out from the manufacturer?s website is that this inspector uses a unit with a fairly low accuracy capability (+/- 10%, whereas other specialists use +/- 5% or better testers) which can make a material difference. In our case, the difference in the average result could be the difference between being under vs. being over the EPA guideline level. Not having a competent radon test technician carry out the test with the right equipment was potentially a very costly mistake for us. Overall, in summary, for the price charged, the lack of follow-through on some promises/commitments, and the questionable knowledge of and lack of expertise in operation of the radon test equipment and results interpretation, I would recommend going elsewhere and finding a different home inspector. I know I will in the future. Buyer beware

I met Harold at the home we had under contract. We initially focused our attention to the foundations of the additions the existing owner added onto the home several years ago. Harold discovered that the foundations were constructed from treated lumber and not concrete. Since this was a non-starter for us in terms of purchasing the home, we concluded what would have been a 4+ hour inspection in less than an hour. Harold discounted his fee accordingly. Harold was extremely knowledgeable, and we will certainly hire him again
The FSM Team did a great job. Our crawl space was sealed, a support beam added and sump pump installed. The team continually communicates as the project is being done so we know what was going on. They would also ask for our input if there were different options available to consider.
Went very well, arrived on time and cleaned out crawl space, put down liners, installed insulation and left on time a spotless crawl space. Definitely would hire again!
